This is one of those cases where if the author's sense of humor and sexytimes works for you, you'll love the book. If you're not in the right mood and/or can't ignore the immensely privileged background of the main characters, you'll struggle a bit. I found parts of the book really enjoyable and funny. I also really resented the fact that both characters came from privilege, even if one of them had terrible parents who abandoned her and her twin at age 17 with $10,000 and nothing else. In my head, I'm thinking $10,000 is a lot of money and a lot more than most people with terrible parents get? Then again, how do you write a book about house-flipping if the characters don't have the capital to buy houses. (You don't.)

This book gets major props for consistent, responsible condom use and for sexy sex. It gets points off for use of the term "lust button" as a euphemism for clitoris. I hated the first in this series (DNF) and this one was such an improvement. The hero is not an alpha jerk and I genuinely liked both of the main characters. Overall, I rated it 3 stars, but it's at 4.22 on Goodreads, so I think Helena Hunting is an autobuy for a lot of readers.

I Flipping Love You by Helena Hunting is the third book in the Shacking Up and the first by this author I’ve ever read. I’ll be honest. I hate writing reviews when it is a book that I didn’t love, but also didn’t hate. I have lukewarm feelings about this book, the characters, and even the plot.

Rian Sutter is a twin, the responsible one if you ask her. She’s the level-headed, looks at the numbers first girl. And she doesn’t do one-night stands, ever. Rian is the typical girl you find in modern, contemporary romance. Very two-dimensional, not a lot of characteristics. Literally I could be describing any character in a romance right now, and that is sad to me.

Pierce, “the fixer upper” as the blurb describes, is the love interest. Again I could describe him in a few sentences and he fit into any romance novel. Just change the name and job description 🙄 Pierce is a lawyer on summer break after screwing up a big case. Now he is flipping houses with his brother and renting them in the Hamptons. He comes off as the alpha male, but is a big puppy inside. He’s caring and loyal, and puts the girls needs first.

The plot of this book isn’t all that exciting either. Rian and her twin are trying to raise enough money in their real estate business to begin flipping houses and eventually buy the home that they grew up in. The big mystery of the book is why they aren’t in the house. Pierce and Rian butt heads constantly, this is definitely enemy-to-lovers trope. Though I think the enemies is one-sided as Rian can’t stand him and Pierce can’t get her out of his head. This story bored me. It’s one I’ve read a million times with nothing new to add. However I did enjoy the beach setting.

I want to note that I started reading this as an audible book and switched back to my eARC copy halfway through. I liked Rose Dioro who narrated Rian’s perspective. She gave an otherwise boring character life. Jacob Morgan on the otherhand bored me to tears. He was very monotone and I couldn’t continue to listen to him as Pierce. Plus there was something that made me feel dirty listening to a man read a sex scene *shudders* Don’t worry, it’s just the prude in me coming out 😉

Overall I Flipping Love You was just okay. It wasn’t terrible. In fact it is very well written. It just wasn’t original. This book is perfect for anyone that enjoys Helena Hunting’s books and as a good beach read.

I think this book is probably the most “swoony” I’ve been with Helena Hunting’s characters. This was so sweet and funny and and Rian (like with a “y” but with an “i”) was just my kind of quirky and the perfect amount of introverted with a strong backbone when it comes to her and her sister and their realtor business.

I'm surprised by how much I enjoyed this book. It is the third book in a series but can be read as a standalone. I love the characters, I think they are great. Even secondary characters are fun. The chemistry between Ryan and Pierce is palpable and I like how things progress between them. I Flipping Love You is a nice romance with charming characters, witty dialogues and right amount of steam. It is my first from the author and I will definitely check out some of her other works.

This was a completely fun and enjoyable read that I really could not get enough of from the very first page. I did not want to put this story down and could not get enough of these characters. This is a definite must read that I recommend.

Loved this book. Nothing better than two people trying to be successful who are competitive and the opposite sex. Rian wants to let her family skeletons stay hidden, work hard and get back what was once her family's. Pierce is a lawyer helping his brother out who happens to get in Rian's way. Sparks fly, trouble is experienced and life is lived. Rian lets her guard down enough to trust Pierce, was it a good choice, does it end happily ever after. So many exciting things. Check this book out, easy fun read that shows your past doesn't have to define your future.

This was a sweet cute book. I really enjoyed both of the main characters!

Rian (love the spelling) is trying to get back on her feet. She tries to ignore the attraction to Pierce but it’s difficult.

Pierce is trying to figure out his life and where he wants it to go. He loves fixing up houses. But when he meets Rian and the chemistry starts flying can he finally have the life he wants?

This was my first read by Helena Hunting and I can’t wait to read more!

Charming, hilarious, and heartwarming! From a memorable first meeting between two interesting and lovable characters to a series of not-so unfortunate events that lead them to each other's paths, this book is a nice romantic comedy.

I look forward to reading more by this author!

3 1/2 stars* This is my first Helena Hunting book, and I'll definitely read more!

"You hit his car! He had every right to be an a-hole!" This is the kind of thing Rian has to deal with when it comes to her twin sister, Marley. Though, the said a-hole, aka Pierce, happens to be incredibly hot. After meeting Pierce this way, Rian would think he wouldn't want to have anything to do with her. Not the case. Apparently, he enjoys the challenge.

Pierce knows that he should be weary of having met Rian under these circumstance. But to be fair, it was her sister who hit and run his car. Rian keeps popping up at places he happens to be. So, he figures, it must be fate.

Rian and Pierce learn they have quite of bit in common. Though they definitely have difference histories and lifestyles, things seem to be coming together is so many ways.

This book is funny, hot and enjoyable to read. Quite a bit of predictability, but still a good book!

I Flipping Love You is book 3 in the Shacking Up series by Helena Hunting. Though it's the only installment I've read thus far, I didn't have any problems following along with the story, because each book in the series is a standalone. This one follows Rian Sutter and Pierce Whitfield, two individuals involved in the Hamptons' real estate market. 

This story begins with a hilarious supermarket incident that sucked me right in. It includes some stalking with the cover of can goods, an explosive confrontation between the main characters peppered with insults and chest oogling, a grocery cart to the nuts, a scratched Tesla, twin confusion, and one great big misunderstanding! If that's sounds crazy, that's because it is! Lol I couldn't look away from the book from that moment on. 

Rian and Pierce are perfection together! The sexual tension and banter between them were everything! They both have some baggage, but the way they work through it never left me feeling frustrated. I was rooting for them from the beginning, and I know you will be, too.  

Helena Hunting is comedy gold. I've read two of her books so far, and both times I found myself laughing out loud. Why it took me so long to try her work is beyond me, but I'm so glad that I finally saw the light. I hope to read many more of her books in 2019. There are a ton to catch up on, and I look forward to every minute of it! 

Steamy, witty, sweet, and captivating, I Flippling Love You is a fun, light, and fluffy read that I couldn't put down until it came to an end. It felt very much like a beach read, and I think it would be a great book to read on vacation during that time of year. Romantic comedy fans, this one's for you!

I tried so many times to start this book and it just didn't hold my interest. Im shelving it at this time but hope to pick it up again eventually. Maybe just a little too light and sweet for my personal taste.

Honestly, it's fine I'm just not that interested. I also don't see it really going anywhere more interesting based on what's been hinted at and I just don't love Pierce all that much. But it's really not bad. It's just me.

I FLIPPING LOVE YOU is book 3 in the Shacking Up series. There's a few interconnected characters but no worries about jumping right into this one, it's a standalone!

Rian Sutter and her twin sister, Marley, have lived the last ten years poor as paupers and relying solely on each other to pull themselves out of near poverty. They've worked hard as real estate agents and are on the verge of having enough capital to become house flippers. That is until Rian meets the crazy hot patent lawyer, Pierce Whitfield in the cereal aisle. He's taking a break from lawyering and is helping his brother flip houses in the Hamptons. When Pierce mistakes Rian as the woman who hit is car (a freakin' Tesla!) and then left the scene, sparks fly and soon Rian and Pierce are running into each other everywhere. Is this fate, are they meant to be together?

I'll admit that it's been awhile since I've read author Helena Hunting (obviously, I've missed the first two books in this series, something I hope to rectify soon) and I'm so mad at myself because I'd completely forgotten how quickly and perfectly she can draw you into a story! From the very beginning, I was smiling and snickering at the antics of Rian and Pierce. Well, mostly Rian, she was endearingly clumsy and I was immediately charmed by her personality. She was smart, loyal, sweet and almost shy at times, a virtual shark at others. Rian was struggling with the burden of her past, it definitely weighed her self esteem down but she was no pushover either. And Pierce, oh my goodness, I adored him! He saw all of the great qualities in Rian right away and he really fought hard to get Rian to see them too. I was rooting for Pierce from day one, he was just an extremely dreamy character.

When all was said and done, this book had some easy drama, had characters that grew in confidence and conviction, had moments that were SWEXY (sweet + sexy) and had a ton of fun in it! Told from dual POVs with a happy ever after. I voluntarily read and reviewed this book.

Every time I read a new book from Helena Hunting I fall more in love with her writing. Rian and Pierce's story is no exception. I Flipping Love You is a fun read that will leave you wanting more.

4.5 - 5 I flipping love Helena Hunting and her latest book I Flipping Love You. This book is everything you expect from a Helena book. I Flipping Love You is light on drama and heavy on romantic comedy. Another perfect mix of sweet and heat. Check out the other books in the Shaking Up series of standalones. I'm still laughing days after reading this one.

This book was great! Rian is great at numbers and full of Sass. She has been hurt in her past and she gaurded about her feelings as a result. Her twin sister and her are real estate agents in the Hamptons. Marley is the people person and Rian is the business person. Together they are a team, until one day at the grocery store Rian is confronted by Pierce, a patent lawyer from New York, who believes Rian hit his car and drove off. Rian is adamant she has no idea what he is talking about. Turns out it was Marley who hit his car, but Pierce only wants to deal with Rian.

This book is full of chemistry and Sass.

I Flipping Love You is the third book in a series by Helena Hunting. But it can be read as a stand alone.

Rian Sutter doesn’t usually get hit on in the grocery store, but when she notices a sexy man in a suit checking her out, she thinks maybe it’s her lucky day. Either that or the suit has a thing for sweaty, yoga-pant wearing women with excellent price matching skills.
Pierce Whitfield can’t believe his luck when he’s able to track down the woman who scratched up the paint job on his car at the scene of the crime. But when he confronts the hit and run hottie, he discovers there’s not just one, but two of them, and he’s been throwing accusations at the wrong twin.
As repair costs are negotiated, and the chemistry between them flares, Rian and Pierce find out they have more than mutual attraction in common. They’re both vying for the same pieces of prime real estate in The Hamptons and neither one plans to give up without a fight.

The author is one of my favorites for rom com. She has a way of making the characters so real while making me laugh out loud throughout the entire book. This is a quick enjoyable read.

Another hit from this author. She does rom-com so amazingly that I can’t help but want to read all the books she releases. With a strong heroine, amazing chemistry between the characters, great secondary characters and a plot that was additive I loved every second of this story.

I have only read the Shacking Up series by Helena Hunting, but let me tell you, I FLIPPING LOVE YOU has to be my most favorite of them all, there are three in the series, however this one can be read as a stand alone as only the characters cross over (however I do recommend reading the first two books in the series as they are well worth the read).


This book was just so good, it had lots of swoony moments and lots of laugh out loud moments, there were parts of this book that had me in stitches or thinking OMG did that really just happen. I FLIPPING LOVE YOU is Rian and Pierce story, and the way they meet at the start of the book is just to funny its hard to read without laughing, and the relationship they have will make your heart melt.


This author has a way of writing the words that will suck you in and make you feel like you are part of the pages along with the characters, and her amazing story telling makes it easy for her to fast becoming one of my favorite authors.


I would give this book 4/5 houses
