Over the last year, we've enjoyed the latest series of stand alone novels by Helena Hunting. They always offer such a nice balance of humor and swoony romance and, of course, I Flipping Love You continues along those lines. This novel features the brothers of Amalie, and particularly Pierce and his fierce love interest, Rian. Without going into it too much (because so much of what I want to say is so very spoilery), I'll say that Pierce and Rian weren't exactly what I thought they would be and that's a good thing. I read the synopsis and kinda had this one idea of how things might go and while some of the trope-y things I thought were there, some things were a nice surprise. I really enjoyed Rian and Pierce and their personalities and the way they meshed. And, of course, I enjoyed the funny banter, the warm fuzzy feelings Pierce gave me, and the sweet ending. 


This novel has me longing for cookies fresh out of the oven and the beach--two things that should be attainable for me in the very near future. 


If you're looking for a swoony romcom, or a light beach read, look no further.

Wow! I can’t really put into words the way I feel after reading this book. I know Helena has an amazing ability to write heroes that I will fall for—no matter what. Honestly, she hasn’t written a man I haven’t wanted to drop to my knees for. 

OH, is that too much? EH. You’ll be okay. But let’s get to Pierce and Rian (with an i).

You may remember Pierce from Hooking Up. He’s mentioned briefly since he’s Anarachy Amie’s brother. You know the lawyer brother? The one you kinda wanted to know more about, but you weren’t focused on that because you were too focused on Sexy Lexy? 

Yeah, that Pierce. And OMG. Pierce. I don’t even have the mental capacity after that wild ride. He’s sweet, kind, caring, generous (in bed and out), and just amazing. As soon as I finished this, I messaged my best book girlfriend and RAVED about Pierce. I crazily explained how I just couldn’t handle how perfect this book was. The writing, the characters, the story. All of it is perfect. The back and forth, the push and pull, the lust and love. It’s. All. Perfect. 

Absolutely Flipping Perfect. 

Where do I go from here? Because I'm going to need more from this Shacking Up world and I'm gonna need it in a way that only Helena Hunting can deliver.

I started smiling the minute I read the first few pages of I Flipping Love You. Pierce Whitfield and Rian Sutter meet under unusual circumstances. Their banter and back and forth is hilarious. Their time together sexy and sweet. Pierce is not only hot but he’s persistent and understanding- unwavering in his determination. Rian is sweet, smart and sassy, slightly reserved in giving into the building feelings. Great flow and  comical encounters add to this sexy romcom. Definitely a fun and enjoyable read.

This is book 2 in a series and I never read book 1. The first book is about the hero Pierce's, sister Lex and this is his story. The story starts in a super market when Rian gets accosted by him and he discovers she is the good twin. Prior to the supermarket he had met her twin sister. So this story starts out fun and it stays fun throughout the whole story.

Rian has a tragic past and so she dates nerds and boring guys and Pierce is so NOT boring, so when he tries to date her, she tries to fight it hard, until fate won't let her and so the fun begins.

This new chick lit story hits the mark with a wonderful story featuring a lifelong dream. Living in the Hamptons, buying houses, updating and flipping them. Who wouldn’t love that scenario?

It all seems so wonderful until we meet the guys down the beach. 

Helena Hunting crafts a delightful story about two sisters that are definitely different personalities. Along with two brothers that are also completely different personalities. Funny enough they are attracted to each other but this story focuses just on our swoon-worthy Pierce and the uptight Rian 

He is determined to crack her icy exterior and slowly, but surely, she warms up to him. Then all bets are off. Sexy scenes and sweat inducing hookups make this a hot ass read that will completely suck you in. I have to cheer Pierce on as he tries his hardest to win her over. He slowly works on her but she is hiding things too. 

I really liked Pierce's character but she was a bit harder for me to warm up to. Complete opposite from her sister, she was uptight and did not let people in. He, on the other hand, was fun, humorous, and just had a great personality. 

A fun change of pace with a great theme running through it, I Flipping Love You has everything we look for in a contemporary romance. It does not disappoint.

You won’t regret reading this book. 
I was expecting to be reading a made up story based upon one of the TV shows.  I wasn’t excited with this idea. 
Turns out it was not like that at all. So much better.. 
loved the build up in the plot, loved the way the characters backgrounds were portrayed, loved how it all came together for a fantastic story. 
I was always excited to get back to reading this book. 
I hope you enjoy this book as much as I did. It is worth every bit of the five stars!

No Bookmark Needed. 

I couldn't put this book down.  I picked it up before bed thinking I would knock out a few chapters. Next thing I know, It 3:30AM I just finished it and couldn't wipe the smile off my face. This book just grabbed me and I was lost in it.    It made me laugh out loud, bite my nails, and of course, it made me cry (happy tears of course).  The characters are well written and they are relatable, which I love.  Rian is a fiery spirit who comes off as smart, self sufficient and a bit "prickly".  Pierce loves the fight in her and he is relentless, he knows what he wants and he's not giving up.  I really enjoyed that it tied in Amie and Lex from Hooking Up (you don't have to read the other stories first, this is a standalone) but I loved revisiting them and seeing what they were up to.  The ending of this book was so well done.  I didn't spend an hour after reading it asking questions or wishing something was done differently like I find myself doing after so many books.  Although I didn't want the story to end, I was completely satisfied with the entire story.  I give this book all of the stars..  It deserves it.  Looking forward to reading it again..

After her parents lost their family fortune Rian Sutter found herself going from living a posh lifestyle to one a little closer to penny pinching, it was a big adjustment, but her and her twin sister have found a way to make it work. They have found their niche in the real estate world and are slowly climbing out of the hole their parents' financial demise put them in, and have actually taken an interest in flipping homes. Their first potential flip is a beautiful beachfront home that could really put their business on the map and put a decent amount of profit in their pockets... but then they find out that there's a sexy lawyer trying to steal their beachfront property out from under them! Rian isn't about to let Pierce steal their house without a good fight, she has worked her tail off for this opportunity and she intends to to keep it. But as soon as the battle begins she soon learns that isn't all Pierce wants from her...

Between the pages of I Flipping Love You you will meet some amazing characters that will take you on an unforgettable literary journey; a journey that is riddled with heartfelt drama, witty banter, toe-curling romance, and lots of  passionate and angsty battles that keep things hot! This wonderfully crafted story was so much fun to devour, these characters had me laughing and swooning throughout, and gave me a serious case of the feels! I hate to admit this but this is my first novel from Ms. Hunting, and after finishing it I am really kicking myself for waiting so long, her writing was top notch, the story line was very creative, it's truly a can't miss read!! I highly recommend this one, it's romance at it's best!!

I flipping loved this book!   I admit I wanted to read this because of the title.
I wasn't disappointed  this book has everything including the Happy Ending.
I loved the chemistry between  Rain and Pierce.  I didn't want to put the book down I wanted to see what was going to happen next.

I Flipping Love You is an adorable, sexy read. I love HGTV so I was excited to read a rom-com involving flipping houses. 
I adored Rian and Pierce and the dynamic between them. There was minimal drama with amazing chemistry. The best part was despite the instant attraction between the two, there was no insta-love. In fact, Pierce didn't make a very good first impression - although it was thanks to a case of mistaken identity which is quickly cleared up. 
Shortly after their first meeting, they begin running into each other everywhere and it's not long before they give in to their attraction. The relationship that develops from there is wonderful. Rian and Pierce both have hang-ups but they manage work through them and don't let it affect their relationship - I can not tell you how refreshing that was to read!

Cute contemporary romance - a good summer read. Characters were fun and had good backstory. I'm not into the house flipping shows, so I learned a thing or two on that topic. The leads got together quickly, and the conflict that drove the story was somewhat light. I wish the story had more emotional depth, but it was easy to get into and I did like it. Helena Hunting has mellowed her writing in this series, much easier to take (not as ridiculously absurd as some of her other series). 3.5 stars.

I did not realise this was part of a series when I started reading - but that didn't seem to matter this was a great read!

This was a sweet and easy read, with entertaining characters (who were mature and fun - not often it happens with both the leads!), the highlight however was the initial meet-cute for Rian and Pierce.

I Flipping Love You is my first book by Helena Hunting, but it won’t be my last.  I thoroughly enjoyed this book.

If you are looking for a fun, full of laughter, sweet and sexy romance that would be perfect for the beach, then you should this book.  

This is the third book in her Shacking Up Series but can be read as a complete standalone.  I haven’t read any of the other books in this series and I don’t feel like I was missing anything.  We do see some of the previous characters from the second book.  But I don’t feel you have to read that book before this one to completely enjoy this story.

I thought this storyline was entertaining and something unique to me.  I have never read a story that revolves around flipping properties.  I thought the pace and flow of this story worked well.  This story was told in Dual POV.

In this book we follow Rian (Ryan with an i) and Pierce.  Rian and her twin sister Marley are looking to flip some houses in the Hamptons Area in hopes to gain enough capitol to maybe purchase the Mission Mansion.  Which was in their family until their parents betrayed them in the worst way and it had to be sold.  Pierce is a Patent Lawyer in Manhattan, working with his father.  When he makes a major mistake on a patent and causes problems for his father’s company, he is sent to the Hamptons to live with his brother for awhile until things are worked out.  Little did he know that a mistake, a hit and run and a new venture would change his life forever.  I loved how these two meet.  Talk about a funny and awkward situation.  This story had me laughing out loud.

I loved the banter and connection between all of the characters.  It was a great dynamic.  I am kind of hoping Marley will get a book in the future.

So if you are looking for a fun, entertaining, little drama romantic comedy, then this is a book you will want to read.  Like I said this is perfect for a lazy day at the beach!!!!

This is a fun and sexy romantic comedy in the Shacking Up universe. It's an enemies to lovers story that will have you laughing and swooning at the same time. Though characters in previous books do appear, I Flipping Love You can be read as a stand alone.

Pierce and Rian had incredible chemistry from the start and I loved their witty banter. Things may start off with some instalust, but as the story progresses, I liked that their relationship began to evolve into something more substantial. Don't worry though, there are still plenty of sexy times to keep you swooning! ;)

Both Pierce and Rian are doing their best to avoid their pasts (and some of the present), and though there are a few missteps along the way, I'm glad there wasn't any unnecessary drama or angst. What starts as a summer fling, ends up being more complicated when feelings get involved and past histories are revealed. Will Pierce and Rian be able to get beyond this to find their happily every after?

I loved the cast of characters in this book, as well as seeing old favorites like Lex and Amalie from Hooking Up again. I especially enjoyed Ms. Barber, who had me laughing so hard at her reaction to Pierce in his lime green banana hammock! No one writes a rom com like Helena Hunting! ;) The epilogue was absolutely adorable and brought the story full circle. Fans of Helena Hunting definitely don't want to miss this one!

I Flipping Love you is the third book in the Shaking Up series and is a standalone You can read each book on it’s own, but I recommend reading the first two because they have cross connecting characters. AND they are so good!

Rian and her twin sister live in the Hampton's. They currently work in real estate, but they want to flip houses and work up to be able to get their dream home Mission Mansion. But that is a far away dream. Slowly working their way out of debt from their past, the girls are on track to getting their dream until they are confronted by a man in a grocery store. Mr. Pierce Whitfield.

Pierce is the brother of Amalie(from book 1 and book 2). He is a patent lawyer for the family company, who has been forced to take the summer off after a damaging mistake. He decides to go to the Hampton's to stay with his brother and help renovate some houses. Pierce loves working with his hands so he is excited to get into the thick of things, its what he has always wanted to do. Pierce was a fantastic character. I adored him. He comes across as cocky and arrogant, but he is far from it. When he meets Rian he is immediately drawn to her

Rian was a great character. She was very stubborn and doesn't back down from a "fight". Rian also has a secret past that she doesn't want anyone finding out about. It could destroy her and her sisters livelihood and they have worked hard to get back on top. When Rian and Pierce continually bump into each other, there are so many sparks, but she isn't interested in a relationship especially with a rich know it all. Or has she labeled Pierce wrong?

The chemistry between Rian and Pierce is noticeable right from the start. They so belong together and their first meeting was funny. The sparks fly between these two and they are adorable. But of course its not all fun and games there is some angst between them. Trust isn't just given and with secrets between them it could all blow up in their faces. Will the secrets threaten them apart? Will their romance fizzle out after the summer dies down?

I Flipping Love You was a fun ROMCOM. You will find your self laughing out loud at the banter and embarrassing moments between these two. What a great summer beach read! Helena keep coming with this series. The characters are fun, developed and the story lines are entertaining! I highly recommend this!

*3.5 Stars!* 

After DNF-ing Shacking Up, I had no intentions of continuing the series. But then I read the synopsis for I Flipping Love You and was suckered back in because I love romances that revolve around real estate so I had to pick this book up. I Flipping Love You is hate-to-love romance that follows our two main characters, Rian Sutter and Pierce Whitfield. The two meet when Pierce mistakes Rian for her twin sister, who had hit his car a week ago and left before he could get her information. Rian wants to pay for the damages and be on her way, but Pierce isn’t ready to let Rian go just yet because he knows there’s chemistry between them and he’s curious to see where things can go.

I Flipping Love You started off on a good note and I was immediately invested in Rian and Pierce’s story. I loved how these two would randomly run in to each other and just start bickering like an old married couple. Pierce would always find a way to push Rian’s button so she could hit him with some smart ass remark and I was so entertained. All the back and forth worked great for a great build-up when it came to the romance. I couldn’t wait to see what would happen when these two finally got together. I really liked both of our main characters which is surprising because that rarely happens when I read Hunting’s books. Rian is a total math nerd and I love it! She’s a girl who always has a plan and Pierce comes along and ends up shaking things up and she has to learn how to let her guard down. Like Rian, I too had Pierce pegged as an asshole but he’s actually a sweetheart. He has his own shit to figure out as he wants to change careers but he also doesn’t want to let his father down so while trying to win Rian over, Pierce has to find the courage to either make that change or stay at a job where he is not happy.

While I enjoyed the first half of this book, the second half was a bit of a let down. Rian and Pierce just spent most of their time hooking up and while I’m all for steamy moments, I wish that there had been more of a conflict. I wanted some real estate drama, ya know? There was a minor bump in the road towards the end, but the situation was easily resolved and I was just left wanting more. Despite my slight disappointment, I Flipping Love You was still an enjoyable read and definitely worth checking out.

When I first started reading I Flipping Love You, I didn't realize it was the third book in the Shacking Up series. I was pleasantly surprised when I realized it was connected to a series I adored. All of these books can be read separately as standalones, but they're even more fun read together. 

I Flipping Love You was a very entertaining read. Rian and Pierce don't start out on the right foot with each other, and it leads to hilarious banter. There's obvious attraction and chemistry that builds as the story goes on. Rian and Pierce's physical relationship is easy, while their emotional one is not. Pierce is all in, but Rian holds back. I loved how Pierce continually pushed Rian's comfort levels (in a good way). He won her over quickly and yet slowly. I liked the pace at which their relationship bloomed. It was incredibly fun to read.

I do have to admit I got a little annoyed with Rian at the climax of the story. I was frustrated that I didn't understand her motives completely. I thought she was being stupid, and dramatic for silly reasons. It wasn't until Rian came clean with Pierce that I got it, but I still didn't necessarily like how Rian had handled it. 

That little frustration didn't ruin the book, though. I guess it made for a pretty big ah-ha moment for me. Overall, I loved reading I Flipping Love You. I constantly found myself with a huge grin on my face while reading it. It's definitely a book I will recommend to someone looking for a great beach read this upcoming summer.

I'd actually say it's a mix of both.

Some mistaken identity, prejudging, and endless negotiations, are how our H and h, Pierce and Rian, first get to know one another.

I liked Pierce from the start and didn't quite understand Rian's harsh treatment of him at times.  I get that she's been burned before by the hot men who've come thru her life, but Pierce basically has to beg her to just have a drink with him.  Girl's got chill!

Rian puts up quite the fight against Pierce and then randomly just seems to say, "fuck it".  That transition was a bit abrupt to me and despite my desire for her to relax around Pierce, I thought she went cold to hot faster than I'd expect.  Although I would have liked to have more of a solid foundation between the two, that foundation is later build through their repeated run ins throughout town, along with their semi-working relationship.

As a loyal watcher of my house flipping shows, I enjoyed the backstory on this book, as each main character is looking for a fresh start after a rocky and controversial past.  The fact that they share an interest in real estate made me further question why Rian was held back in the first place.

The more time Rian and Pierce spent together, the more I liked them as a couple.  They had a fun vibe about them and just the amount of heat to steam things up.  So, I had to wonder why they kept the secrets they did for the time they did.  I personally couldn't see how either would be an issue, and that lack of communication created some unnecessary drama, in my opinion.  Thankfully, the author didn't take it to angst extremes.

Overall, this is light and fun story about two characters looking to reinvent themselves and find love in the most unexpected places.  Clean up on aisle 6!

I’ve read the other two books in this series, but didn’t realize it until I started. 

I really liked Rian and Pierce. They’re both truly good people, their chemistry is off the charts, and they have fantastic banter. I loved how much he appreciated how smart she was. Marley was a fun and supportive sister and I’m curious to see if she gets a book next. 

Plot wise it was fun. I enjoyed them working together on the houses and him sharing contacts and helping. And of course the gnomes. I could have gone with just a bit more conversation. It did seem that they always just fell into bed, but at least the conflict didn’t last too long and I loved the epilogue. 

Overall it was a fun read, even if it had a ton of weird word choices...
