I Flipping Love You is the third book in the Shacking Up series of contemporary romances by Helena Hunting. I have read the first book in the series, but somehow missed the second. You do not need to read the books in order or as a series to fully enjoy the reads. 

Rian Sutter grew up with the finer things in life. Spending summers in The Hamptons was a normal occurrence for her until her parents took everything years ago. Now Rian and her sister are getting their life, and finances, back on track through real estate. Not only do they buy and sell houses to the rich and famous, but they finally have the capital to flip their very own beachfront property. But then she catches the attention of a sexy stranger who comes with his own set of complications.  Pierce Whitfield doesn’t normally demo kitchens, install dry wall, or tear apart a beautiful woman’s dreams. He’s just a down-on-his-luck lawyer who needed a break from the city and agreed to help his brother work on a few homes in the Hamptons. When he first meets Rian, the attraction is undeniable. But when they start competing for the same pieces of prime real estate, the early sparks turn into full-blown fireworks. 

I Flipping Love You is a book that started off great. I loved the confrontation the starts the entire story, and loved Rian's personality and wit. Pierce spoke to me a little less than Rian, but his determination and self awareness kept me on board. I was a little disappointed with how quickly Rian when from banter and refusal to having sex on the beach, but just because it would not have been my choice it does not mean it could not happen. The complications with our characters arguing over real estate and business were well handled, at least until neither Rian or Pierce were actually paying any attention to it- and then it because suddenly important again. Getting caught up is normal, not expecting the other half to be just as oblivious bothered me a little. I do not know why, but this little things added up and just left me enjoying the story less than I expected, I still liked the characters, but I was not engaged with their story or left wanting more when I turned the last page. It was still enjoyable, and plenty steamy, but it just did not hold up to what I expected or hoped for. 

I Flipping Love You is a book that fans oft he author and series will definitely want to read. However, if you have not read Hunting's work before, do not start here because it is a good book, but not her best.

The chemistry between Pierce and Rian is hot, but there are a few too many coincidences to bring them together. and for a story about flipping houses, I expected more. Yes there are some passing real estate mentions, but I expected more. I was happy to see them both put aside their pasts and look at a future together.

Well, I did end up reading the book, after the recommendations and I actually quite liked it. Pierce and Rian were a great couple, even when I was not always on board with the humor of the author. It is a nice beach read which leaves you with a warm feeling. Maybe I will pick up another book from this author after all!

I actually forgot that this book was on my list, because had some other obligations.  I requested it because of the title, a tongue in cheek remark.... got it!

Of course Helena Hunting put it out of the park!!! Love the way she gets her characters to have the perfect balance of Love/Hate. The things she puts in monologue is just side splitting good fun. Having this book take place in the Hamptons made me want to go back to the beach, I could smell the salty air. 5 STARS for sure!!

This book has humor, a sassy, pull yourself up by your bootstraps heroine, and a successful, albeit slightly disgraced, hero with a big heart.  This story caught me from the beginning and didn't let go.  I was routing for Rian Sutter from the opening pages, in life as much as in love.  The banter between she and Pierce Whitfield was fabulous fun.  This is the first book of Helena Hunting's I have read but will not be the last.  This book was a treat.

I LOVE Helena Hunting's books. The are always light, fun, and hilarious. Add in some steam and sexy MC's and it's a perfect set up. They always leave me in a good mood.

This book did not disappoint.

Pierce is Amalie's brother. She was the MC in the previous book. This can totally be read as a stand alone. Amalie just made a brief cameo, and you wouldn't be lost, but the other books are awesome so I recommend reading them first just for that alone.

I love Rian and Pierce together. They were both a bit uptight at first (in a humorous way) and it was a treat to see them start to loosen up. Both their siblings were the complete opposite of uptight which led to some pretty funny moments. I enjoyed watching them fall for each other. I felt the connection and the heat. Although Rian's mistrust was understandable she held onto it a bit long which was slightly annoying. But really they were both very likeable characters,

A great book. The pace was swift and the laughs abundant. Can't wait for the next book in the series.

First I will like to thank Helena Hunting for giving me the opportunity of reading and arc of this book and I assure you my review is honest and spoiler free.

Ok, so this books was both super heartfelt and super funny which you can always count on with a book by Helena Hinting.

The premise of the book was great, these two people meet at a grocery store sortnof by accident and the magic starts to happen, a little slower than usual and some took more time to realize it but yes, magic happens.

Rian has a past that still has some weighton her and is trying to get back at least to have the thing that means the most to her back in her life and her and her sister have been moving towards that goal all their adult life, on the other hand Pierce is no stranger to hard work but after a little mixup at his current job he starts thinking that maybe that is not what he is meant to do with his life.

These two give us so magnificent sexy moments but also they give us raw and real conversations about the past, the future and realizing that ultimately when the right person come along you have to know how to let them in.

** spoiler alert ** Love 💘 Helena's writing style, flirty, dirty and fun. She changes the stereotype of twins, whereas the oldest is the conscientiousness, adventurous, extraversion, and agreebleness just to name a few. Rain & Mallory have had a difficult time for the last ten years when their parents screwed and stolen money took off and left them to fend for themselves until they needed more money. Leaving the twins to clean up their mess and start over to live a good clean life. That is until approach in a grocery store mistaken for her sister accused of hitting a car and leaving the scene of an accident. Good times, good times

Helena Hunting has done it again!! I Flipping Love You had me from page one and has held on to my heart even days later. Much like the breakfast cereal it now has had me craving, it is the perfect balance of sugar and spice, with lots of Ms. Hunting’s trademark humor. Add in the beachy setting and you have the perfect book to kick off your summer reading!!!

From the moment Rian Sutter and Pierce Whitfield met, I was all heart eyes. There’s lot of push and pull between these two, along with chemistry for days. Add to that their banter and it is better than any Hollywood movie you have ever seen.

Rian Sutter is prickly. I adored her from the get-go, but she may not necessarily be everyone’s cup of tea. Her strength, perseverance and downright brilliance is what made me want to know her better. There were moments where I wanted to reach through the page and give her a big hug or a pat on the back just to fortify her. In the end, her strength is in opening her heart to a person who sees and appreciates all of things that make Rian, wonderfully Rian.

Pierce Whitfield is a sneaky thief.  He is going to steal your heart and you will end up letting him keep it. Pierce isn’t perfect, but he is darn close. I think what I loved most was his pure adoration of Rian even at her most vexing. It was in those moments that I Flipping Love You enchanted me even more.

This book is also about family and the very strength of a bond between the sisters Sutter. Circumstances required Rian and Marley to maximize their every resource to ensure not only their success, but their survival. They shared success and failure, but most of all a love that was the very definition of unconditional. (PS – I am hoping that someday we might get Marley’s story)    

Did I mention that I am not over this book? While I Flipping Love You is a fabulous book for beach and pool reading, I think it is a story that will call to you any time of the year. Make it yours!!!

This was one of those books that I eagerly awaited. I love this author - she does a great job job of fleshing our her characters, they’re quirky, but real. 
There is a great meet cute in the beginning but Rian, our heroine, really holds her own in an awkward situation. Pierce, on the other hand is, well, a bit of a dou—-y a-hole. He just seems so stereotypically NYC money man that it’s hard to imagine him having any redeeming qualities worthy of a spirited, loyal, smart and determined girl like Rian.
But because this is Helena Hunting, the book weaves it’s magic and Pierce is revealed to be a good guy. There were some over the top moments I could have done without, involving a bathing suit and an old lady, but all in all I’d recommend this book. It’s not my favorite HH, but it’s a solid , sweet and well written investment into a summer read.

Funny until the very end..
It is perfect for summer read...

Rian is really good with numbers and while she was price checking the cereal boxes in the grocery store, she noticed a handsome stranger checking her out. She couldn’t believe she is being checked out by a gorgeous men in fantastic suit.  What she didn’t know was that he wasn’t checking her out, he was just trying to make sure he found the right person who ran into him in the same parking lot and took off.  
When Rian was confronted by Pierce, he realizes she is not the one who committed hit and run.  But he couldn’t let Rian go without knowing about her so he decided to settle on a price for his repair.  It was perfect opportunity for Pierce to text her and he was more interested in her than getting the money from her.  
Rian hates to owe anyone anything.  So she decided to pay quickly as possible and move on.  She has enough on her plate to deal with.  Rian and her twin sister are real estate agents in Hamptons.  They are really working hard so they could start flipping houses for bigger profit. Plus Rian set her eyes on a particular mansion that brings her happy memories.  
Pierce was a patent lawyer for his father’s company and he screwed up one of his father’s patent and he needed a short vacation away from his fiasco.  While  taking some time off, he was working with his younger brother in Hamptons.  His brother started buying properties in Hamptons and renting or flipping them.  Pierce loved working with his hands and he was enjoying his time in Hamptons.  
When he had to meet her to get the check, she was negotiating the final price of the repair, he knew he wanted to date her.  He was relentless on pursuing her for a date and he made sure he run into her as much as he can while he was in Hamptons.  
Rian loves numbers and when her sister signed up for dating service, she only dated who had high probability with her.  When she ran into Pierce when she was on a date with her potential match, sparks were flying between them but she didn’t date typical handsome player types and she believed he was that type.  
After date gone wrong with her potential match, she keeps running into Pierce and attraction was undeniable for both.  Both don’t do summer flings but they couldn’t resist the pull... They both have enough dramas on their own and they didn’t need another drama on top. So they give into their lust...   
When Pierce brother introduces his realtor and they happen to be Rian and her sister.. Now things will be more complicated.. They have to work together and walk the fine line between work and fling.. They have to balance everything... 

I really did enjoy reading this one.. It was very fun until the end.  Rian and Pierce were perfect for each other.  They constantly argue and their banters were hilarious.   I didn’t read the previous one but this can be stand alone and I will definitely check out the series.

What a fantastic, cute and super entertaining book. I loved Pierce and Rian, their story and everything about the relationship. I seriously love this series and want more of this couple!

This book was everything that I have come to expect with this author who I adore! Humor, Sexiness and likable character's make a story leaving you wanting for more! I adored Rian and Pierce!! 4stars!!!

I was so excited to read this book! And I was not disappointed! Shacking Up and Hooking UP are to die for books and are must reads! I Flipping Love You is exactly the same! I loved the characters, even the Pierce's brother (that must have been adopted)! Starting out the best way, and as it always is, getting accused of something your twin did, Rian and Pierce's first introduction is perfect. It's the "meet cute" of the story. and then as fate (or the writer) would have it, they continually run into each other since they are living/working the same area. Even the same job type, as in flipping houses. I couldn't put this book down from start to finish.

Helena Hunting is one of two go-to comedic romance authors that I KNOW I will love. I really think everything she writes is gold.

I wasn't at all worried I'd enjoy this. I trust Helena. And this one has one of the most adorable meet-cute moments ever. As is the case with any romance worth it's salt, Pierce pursues Rian relentlessly. Even as she tries to avoid him and a relationship at all costs. I won't lie, at times, this trope can be overwhelming and abrasive. But when done well, I celebrate it. Like in this story.

This was a win. From their chemistry to the story's pacing, I enjoyed every single thing.
