This is the first book I’ve read by author A. J. Pine. The story starts out a bit slow, but near the end, it gathers speed. Unfortunately, the middle is just there. Nothing remarkable.

When Delaney’s car breaks down Sam, one of the owners at the guest ranch she is there to investigate, offers her free lodging. Since she is low on funds, she accepts but insists on helping out around the ranch so that she can earn her keep.

Though Sam and Delaney immediately feel an attraction, Sam feebly attempts to ignore his feelings. Partly, because he’s busy trying to start up a dude ranch, but mostly since his father has early-onset dementia. Sam doesn’t want to burden anyone with the possibility that he might also develop dementia.

The town is celebrating and many of the local businesses are closed for the week, so Delaney will be without her vehicle for several days. Also, there will be no way for her to check on any legal transactions that might have happened regarding the sale of the property Sam now owns. The government offices are closed also.

We now have the setting for Sam and Delaney to get to know each other a little and even for her to get acquainted with Sam’s dad. A man who is in the local care facility.

The western romance is straight forward with no surprises or twists. But Pine does offer a pleasant enough read.

What Concerned Me
Almost immediately I was scratching my head over the fact that Sam and Delaney were trying to figure out land and money concerns. It was premature and needed to be an issue for Delaney’s ex-husband.

Also, call me old fashioned, but both Cole and Delaney were virtual strangers and within hours of meeting both decide they are hot enough to skinny dip. And romance is off to a start, even though they’ve both made it clear that it will be only one week long.

I’ve come to the conclusion that is best to choose the author who writes the type of romances you like to read. It wasn’t the actual sex scenes in this book that bothered me as much as their willingness to hop in the sack throughout the week. I felt the character development and getting to know each other was at a complete minimum.


What I Liked Best
The writing is done well and I’m sure this as a series many romance readers will like.

In this first story of the Meadow Valley Ranch series, we are introduced to the three owners of the ranch, brothers Sam and Ben and their friend Colt. A ranch that is struggling and one Sam is trying to keep in the black even though they bought it for a steal. Something that he’ll discover was too good to be true.
Much to Sam’s surprise , Delaney Harper comes to town to claim her ownership of the ranch. A ranch her ex sold without her consent.
Though there is an attraction between them, they are at opposite ends of the spectrum.
As the plot develops we suspect Delaney’s ex was abusive and know that Sam and Ben’s father is dealing with dementia. Two very real issues many face , making this story more believable.
Of the two main characters, Sam is the winner and truly the one that for me, made the story more engaging. He was hardworking, a gentleman and as the author described him “chivalrous”.
An entertaining story that though for me wasn’t a must read, it still was good for an afternoon of leisure.

Loved this great start to a new series. Sam & Delaney were awesome to watch move closer & closer together. Their relationship doesn’t start out well but chemistry changes all that. They were.like a powder keg ready to explode with the sexual tension between them. I loved how Delaney could soothe Sam one minute but then rile him the next. The humour running through this book brought about a tension release as we learn of the reason Delaney is there & also why Sam is seriously reluctant to start anything with Delaney. This heartbreaking story is a definite recommend to read.

A.J. Pine has a very interesting, emotional story in her book, My One and Only Cowboy. This book is the first in the author's Meadow Valley series. She writes about how a family suffers in dealing with early-onset Alzheimer's disease. This is a genetic disorder so the two sons have to deal with the possibility of developing the disease. Oldest son Sam Callahan is dealing with it by not getting involved in any romantic relationships. But that changes when Delaney Harper comes to town. I enjoyed reading about how they each dealt with their emotional baggage and foung their HEA.

This is the first time I have read a story by this author and I will definitely be reading more. This story has humor, romance, sexy Alpha males, and real human problems and emotions. I would definitely recommend this book.

I received an advanced copy of this book from NetGalley in exchange for an honest review.

I requested this book because I have read others by this author. This story has Delaney coming back to to get a copy of the original deed to the land that Sam and his brother & friend currently own. Unfortunately, the town of Meadow Valley is shut down for the week due to the festival, so Delaney spends her days getting reacquainted with the small town that she once loved and spending quality time with Sam. Of course it all works out in the end, because all books should have a Happily Ever After.

Pick up a copy and read this one for yourself!

This was a fairly long story but there was so much going on it didn't drag at all. The book covers some heavier subject matter, although there are light and fluffy moments - the book as a whole is not. I enjoyed the build-up even though the whole book took place largely in one week, you really felt like you got to know the characters. My one complaint is how the author kept interchanging bee and wasp throughout the book. Ignoring that, it was a really great story

The Callahan brothers went deeply into debt buying an old ranch to use as a guest ranch. They remodeled and were just seeing some return on their funds when Cole came across Delaney Harper in his study, waiting for him. He was shocked when she informed him that the sale was not legal and she wanted her half of the property.
Both wanted answers, but the courthouse was closed for the week. After her car broke down leaving, he invited her to stay in a cabin until they could resolve the problem. Not content to freeload, she offered to help and surprised him by working hard.
The more they interacted, the more their attraction to each other grew. She helped ease his burdens, one which was help with his dad. Things went well, thing went wrong, until a disagreement had them at odds.
When her ex-husband showed up, their shaky relationship gave him the opportunity to get her alone to try to talk her into dropping her plans of proving she had not sold the ranch.
Cole comes to the rescue just barely in time.
This western romance has intrigue, humor, a hard working family and a sensual touch.

“She was Dorothy and they were the Tin Man and Scarecrow, the three of them on the way to Oz for a heart, a brain , and a home.” First, let me say this was the most poignant analogy! It is everything the story is about. Delaney needs a home, Sam needs love. And Sam’s father’s journey with Alzheimer’s all combine to make an enlightening romance!

My One and Only Cowboy by A J Pine was about Sam. Sam is very busy trying to balance taking care of his father and trying to keep his new place afloat. Delaney Harper appears and adds fire to his life out of nowhere and lays claim on the ranch.

Delaney is broke after her ex took her money and ten sold the ranch out from from under here without her consent. She's come to Meadow Valley to stake her claim on what belonged to her...or part of her's.
I loved Sam's character, he is a great guy and takes care of Delaney. The chemistry is hot and sexy, and a love story like no other.

I loved this book, I took it on vacation and was perfect to read on the beach.

AJ Pine is a new author for me and I was honored to receive an ARC for her new book. Sam, his brother and his best friend have started up a guest ranch after their father was diagnosed with early onset Alzheimer’s. He’s sure he’ll never be a candidate for happily ever after just in case he carries the gene. then along comes Delaney who has her own axe to grind with him and just about every other man. Its a sweet story that is the perfect read for a cozy fire during the winter. Its easy to relate to all the characters and the emotions that both Bring them joy and abject fear. Its a love story that makes the reader happy with none of the angst associated with so many books of this genre. I’ll certainly read more of this author.

Lets just say oh my word. Another one for the records. I loved the book so much so, it could be a movie. 🤞 A.J. pine is unbelievablely talented, not short. I loved the characters and storyline. Especially some of the sayings in the book. Recommended so much. 5 stars for sure.

MY ONE AND ONLY by A. J. Pine a meadow valley ranch story is a small town romance between the most unlikely pair in town! A. J. Pine is one of my favorite authors and never lets me down!

When Sam and Delaney meet they are on opposite sides of an issue that will greatly affect both of their lives. Sam is working from sun up to down and then some to make his ranch succeed and Delaney wants a piece of it. Her ex-husband forged her signature and sold their land out from under her and she has come back to town to get what is hers. A broken-down car and a town all but shut down for a local festival force the two of them to spend time together.. Secrets are shared, attraction grows and grows, and suddenly what they both think they want out of the future doesn't seem so simple.

This was an easy book to get lost in with strong and relatable characters, an vivid setting, and a relationship that takes an instant attraction and develops it into deeper feelings that you can feel on the page. I am already looking forward to book two in this series.

So I already knew I would like Sam Callahan from the Crossroads Ranch series and YEAP I did!

Sam is in charge of his ranch and pulled in a dozen directions at once. He is trying to keep the new place afloat, and is struggling. On top of that, Sam is taking care of his father who lives at a care facility suffering dementia. On top of all that, the feisty Delaney Harper appears out of nowhere and lays claim on the ranch.

Delaney is broke and her dreams are ruined after her sleaze bag of an ex took her money for an animal rescue and ten sold the ranch out from from under here without her consent. She's come to Meadow Valley to stake her claim.

Sam and Delaney are on opposite ends of an issue they must face head on. Sam is a great guy and takes care of Delaney despite her desire to take his ranch. The chemistry between the two threaten Delaney's plan and she just wants what is rightfully hers without ruining Sam.

I enjoyed the start to this new series and look forward to more.

****My One and Only Cowboy is a sweet romance about two people who meet under the worst of circumstances. Sam, his brother and their partner have invested all their money into a guest ranch that they hope will be profitable enough for the brothers to care for their dad who has dementia. The arrival of Delaney, with her story about her ex forging her name on the sale documents was a blow Sam couldn’t have predicted. Delaney and her ex originally had purchased the property so she could open an animal rescue. She just wants her half of the property back, but because the entire town has closed down for a fall festival and her car has broken down, she is forced to spend a week as Sam’s guest. The author has written a slightly angsty but cleverly plotted story about the development of a relationship that shouldn’t have a chance but certainly seems to be inevitable as Sam and Delaney get to know each other. The path to a HEA is never guaranteed, however, and there are secrets and obstacles to be overcome. The journey makes for an enjoyable read. I voluntarily reviewed an advance copy of this book from NetGalley.
