****My One and Only Cowboy is a sweet romance about two people who meet under the worst of circumstances. Sam, his brother and their partner have invested all their money into a guest ranch that they hope will be profitable enough for the brothers to care for their dad who has dementia. The arrival of Delaney, with her story about her ex forging her name on the sale documents was a blow Sam couldn’t have predicted. Delaney and her ex originally had purchased the property so she could open an animal rescue. She just wants her half of the property back, but because the entire town has closed down for a fall festival and her car has broken down, she is forced to spend a week as Sam’s guest. The author has written a slightly angsty but cleverly plotted story about the development of a relationship that shouldn’t have a chance but certainly seems to be inevitable as Sam and Delaney get to know each other. The path to a HEA is never guaranteed, however, and there are secrets and obstacles to be overcome. The journey makes for an enjoyable read. I voluntarily reviewed an advance copy of this book from NetGalley.

So I already knew I would like Sam Callahan from the Crossroads Ranch series and YEAP I did!

Sam is in charge of his ranch and pulled in a dozen directions at once. He is trying to keep the new place afloat, and is struggling. On top of that, Sam is taking care of his father who lives at a care facility suffering dementia. On top of all that, the feisty Delaney Harper appears out of nowhere and lays claim on the ranch.

Delaney is broke and her dreams are ruined after her sleaze bag of an ex took her money for an animal rescue and ten sold the ranch out from from under here without her consent. She's come to Meadow Valley to stake her claim.

Sam and Delaney are on opposite ends of an issue they must face head on. Sam is a great guy and takes care of Delaney despite her desire to take his ranch. The chemistry between the two threaten Delaney's plan and she just wants what is rightfully hers without ruining Sam.

I enjoyed the start to this new series and look forward to more.

AJ Pine is a new author for me and I was honored to receive an ARC for her new book. Sam, his brother and his best friend have started up a guest ranch after their father was diagnosed with early onset Alzheimer’s. He’s sure he’ll never be a candidate for happily ever after just in case he carries the gene. then along comes Delaney who has her own axe to grind with him and just about every other man. Its a sweet story that is the perfect read for a cozy fire during the winter. Its easy to relate to all the characters and the emotions that both Bring them joy and abject fear. Its a love story that makes the reader happy with none of the angst associated with so many books of this genre. I’ll certainly read more of this author.

The A.J. Pine cowboy romances I’ve read have been so much fun, and this one is no different. The reluctance to fall for each other, the sparks that fly, and the back stories really made the journey the lead characters are on so enjoyable to read about. Plus I love how the small town adds to the overall story. Poor Delaney just has the worst luck, or does she? She did meet Sam in the midst of the mess she’s in. It’s definitely worth reading to see. I’m looking forward to seeing where this series goes!

Highly entertaining, action packed, engaging romantic journey filled with exciting charters, witty banter, heart racing twists and emotionally thrilling turns.... was a excellent read. Really enjoyed this heartwarming journey!

A fun cowboy romance. Delaney has her land sold out from under her and goes to claim half. Sam bought the land honestly. They end up together pretty quickly. It's a fast paced read.
Looking forward to another one.

What a great start to this new series. Delaney and Sam sure do meet on a very as I circumstances and the situations that they find themselves in are written extremely well. I thoroughly enjoyed reading the book
