Everything in Hope Donnigan's life is going according to her plan, with the exception of her love life, she knows Mr. Right is out there somewhere, but he has yet to make his way to her doorstep. Her mom thinks it's about time she get serious about looking for love, and is fully prepared to line-up some suitors for her, but those men don't hold a candle to the one she has her eye on. Problem is he doesn't know she is alive.... or does he?

The moment J.T. Webster met Hope he fell hard for her, but at the time he wasn't in the market for love, and he isn't so sure he'd ever be her type anyhow. But then she surprises him one day, when she asks him to help her deter her mother from setting her up with some rich, businessman, so he obliges, and helps her out. And before long, what starts as a fake relationship, quickly becomes something a lot more serious, and a lot more fun!!

In this newest offering from Ms. Harte, her dazzling characters shine brightly, and their beautifully crafted love affair does not disappoint!! I thoroughly enjoyed being a long for the ride on this one, the story was engaging, steamy, and so easy to get swept up in... I love these families so much, they always make me feel right at home! If you have a thing for bad boys, then this one might just be right up your alley, the moment J.T. wanders onto the page he is certain to steal your heart and leave your knees weak! Highly recommend!!

I requested an advanced copy of this title from NetGalley, and voluntarily read and reviewed.

J.T. Webster is a sweet, tough giant. He loves his family, loves his friends, and is loyal to both. Women? Well, his sister called him a man-whore at one point in the series, but J.T. disagrees. Hope is intrigued because J.T. is "God's gift to womankind." And he is a perfect "gotcha" in the on-going war between Hope and her mother. She told her mother that her boyfriend has baby mamas everywhere, a prison record, and tattoos. Being on friendly terms with J.T., she asks him to pretend to all of the above.

This delightful book fits seamlessly into the "ecosystem" of the McCauley's and Donnigan's. Harte builds the characterization of J.T. and Hope, fleshes out the subplot of a stalker, and writes with characteristic humor. This is another story to reread again and again, just like the other books in the series.

This is the first book that I read of this series and I really enjoyed reading it. It is a funny story with family drama, full of hot steamy action between the sheets, stalking, and love. Hope wants the mother of her back so she lies to her that she has a bad boy boyfriend. So she first starts fake dating with J.T. But soon emotions grow on both sides, become deeper and there is another problem a stalker. I liked both Hope and J.T. they are both well developed and likable. Because of the past, they are afraid to really accept feelings toward each other. Will they leave the past behind? Lovely funny read.
I volunteered to review an ARC of this book for Netgelly

I absolutely love the Donnigan family and I’ve been waiting for Hope’s story. Hope and her mother don’t see eye to eye . Linda Donnigan is always on Hope’s case over something, job, clothes and even her boy friends. Hope is takin a break from dating, but her mother doesn’t know this. Hope solicits help from JT to have “fake” relationship to get back at her mother. JT has been attracted to Hope for a while, but has been warned off by his sister, so he was shocked when Hope asks JT for help with a “fake” relationship. The problem is that this “fake” relationship is leading to a real one. JT and Hope are having a hard time separating their feelings, especially when Hope’s safety is in jeopardy. The Only Thing was a great story full of fun, romance and a little suspense. Hope and JT’s chemistry is scorching hot. I definitely was not disappointed by their story!

A combination of funny and sexy with a little suspense thrown in. I really enjoyed JT and Hope's story. This an entertaining addition to the series that can also be read as a stand alone.

Hope doesn't beat around the bush, "...you and I are friends who find ourselves attracted to each other. There’s no point denying it. I think you’re sexy as hell, and you have a hard-on anytime we’re alone together. Unless you’re always thinking about something else.” J.T. is not bashful, “gotta say I’m feeling pretty inspired now.” He stepped out of his clothes, keeping on only his boxer briefs. “Now you.” The man has no filter, “I’m trying, but I can’t not react, seeing you naked on top of me. You have any idea how many times I’ve jacked off to this image?” I liked this book, I fell in love with J.T.

I am a big fan of Marie Harte. Oh Boy, she did not disappoint with this book. Loads of banter between all the different characters and loads of sex. This was my first book in the series and I thoroughly enjoyed it. JT and Hope were so cute and loveable together. Her mum was an absolute snob though. But hey, you can't always have the perfect family. Bring on the next one.
I received this ARC from Netgalley in exchange for an honest review that is all my own.

Marie Hart is a patron favorite at my library. Great characters, wonderful series. You can read out of order, but you'll want to read them all.

Where do I even begin...lets start at WOW, just WOW. I literally could not put this one down - so well written, so beautifully executed. The chemistry between JT and Hope was off the chain. I can't recall the last time I enjoyed a good book where the characters are just so uniquely them and still have chemistry that was burning up - I'm burning up just thinking about it!!

Miss Harte - thank you for a beautiful story that made my whole week. Can't wait for the next !!

Loved Hope and JT's story. From previous books we got glimpses of how Hope's mother treats her and I'm glad to see that Hope started to take more of a stand, even though it was a bit unconventional. Loved that it was interracial but not brought up every five seconds. JT was absolutely to die for. He wasn't perfect, but had the qualities that you're looking for. I wish we could have seen a little more of his tattoo business (and see Hope get one).

JT and Hope really are a good match for each other and I enjoyed being in both their heads as they worked through their attraction. The stalker subplot didn't take away from the story but added to it quite nicely, and I am pleased that it wasn't obvious who it was from the get go.

Can't wait to read more from Marie Harte.

I love this family!!! In this Donegan series this the third book, but it can be read as a standalone. We finally get Faith's book, and we have been waiting to find out who will she end up and if they will be able to survive her crazy ass family. She has a wacked, overbearing mother, but you love love her brother’s. You will enjoy her love interest J.T. who guess what is connected to her family the McCauley's by marriage. I won't say more my friends but grab a copy and Enjoy!

I never would have guessed it, if the stalker wasn't revealed in the end. I love all of the characters in Marie Harte's books, and that a lot of them were in, The Real Thing.

Great read I feel like I devoured the words off the pages. I’ve been reading this series for a while so this was a nice progression for me. If I did have any complaints or areas I would like improved it would be the ending stalker scene. But I won’t give any of that away.

Good read! This book is about JT and Hope, Jt was a tattoo artist kinda from the wrong side of the tracks Hope was a sweet yet still had some backbone to her! It was a good read the twist in the book was really different and I'm not really sure I liked it? It was just out of left field? But it was an OK read I think I would like to go and read prior books to this one to get more of a feel for everyone. Thank you netgalley and the publishers for sharing this book with me!!

The Only thing is the story of the only Donnigan girl Hope, and JT Webster. JT was first introduced in the McCauley brothers series, being the older brother of Del, and all I can say is finally! I've waited to hear his story for years, and I was not disappointed ! Hope and JT have undeniable chemistry, but with their families so intertwined, neither one is willing to act on it. Until--Hope and her mom have a contentious relationship, so to get her mom off her matchmaking quest, Hope makes up a pretend boyfriend who seemingly is the antithesis of what her mother thinks acceptable in a man.
Enlisting JT to help her, it doesn't take long before the lines between pretend and real get blurred.
I absolutely loved this book. It's always a scary thing to me to read a story you've been waiting so long to hear. Will it let me down? Will it not work? Will I hate it? The answer on all counts is an unequivocal no! It was very much worth the wait. Read this one now!

So glad to be back in this world (ecosystem). It was funny, it was sexy, and it was heartwarming. I loved seeing a different side to JT. Marie Harte is a must-read for me and it was so fun to revisit characters from previous books. This is a great addition to the series!

I’ve been anticipating J.T.’s book since the McCauley Brothers books came out so I had some really high expectations for him. I’m pleased to say that Marie Harte stays true to his character and definitely delivers a scorching read for my favorite Webster family member. Although J.T. makes an appearance in the other books, I don’t necessarily think you need to read them in order to enjoy this book. However, reading the others will definitely richen the reading experience.

I wonder who Harte was going to pair J.T. with. He’s an incredible character and he needs an incredible heroine. Hope Donnigan fits that bill. I liked her character but actually it took me a while to warm up to her character. She’s complex and because of her family, she is kind of forced to make decisions for herself. This fake dating thing is probably not my favorite trope used in novels so that was probably the only thing that wasn’t my favorite thing about this book. However, I did enjoy the chemistry between Hope and J.T. I’m happy to note that the wait was worth it and I was pleased by J.T.’s happily ever after by the end.

I love romances like this where the friendship turns into a fake romance then becomes a lot more. JT is a tattoo artist and so hot that women come on to him all the time. Hope is tired of her mother constantly berating her about her terrible boyfriends and decides to get JT to fake her out. Both are commitment wary but like each other more and more as time goes on. Sweet hot romance!

So much fun! I just love how the author brings together all her series:).
J.T. and Hope are perfect for each other and their "ecosystem". There were so many laugh out loud moments, so many great scenes that showcased all the characters.
Another delightful and engaging read that leaves me hungry for more!
