I flipping loved this book!!! It has everything! The characters are awesome! I love when an "h" is feisty and Rian was definitely that! And Pierce is so sweet and swoony! It has a great storyline that grabbed me from page one and excellent writing! It has humor (I love the banter between these two), the chemistry sizzled and it was sweet and sexy! Highly, highly recommend! Looking forward to the next book in this series!

OMG! The opening scene in this book was perfect! I couldn't stop laughing! Rian Sutter is in the grocery store and notices the hot, cocky, suit checking her out, except when he finally comes up to her, it's not what she was expecting. Pierce Whitfield believes he has found the hot chick who hit his Tesla car and drove off and has decided to confront her. Imagine his surprise when he realizes that she is a twin, and it was not her that hit his car, but her sister Marley. Instantly, Pierce is attracted to Rian but she is leery of cocky men because of things in her past. Pierce continues to pursue Rian and she finally gives in. What starts out as a summer fling, quickly turns into something neither of them ever dreamed of.

As Rian and Pierce spend more time together, they realize they actually have a lot in common. They both are looking for property to flip in The Hamptons. As things are really heating up between them, of course secrets from their pasts try to ruin it. It takes a lot of lot of blind faith in each other for Rian and Pierce to find their happy ever after, and their epilogue was just perfect.

Overall I loved both of these characters and their story was just perfect! I highly recommend this story!

What a fun book! I was in the mood for an entertaining and steamy yet light-hearted read, and I Flipping Love You was just perfect. Rian and her twin Marley were a hoot, and from the opening grocery store scene I absolutely loved them. And Pierce - *fans face* - what a great H! He's so well-suited for Rian and their witty banter is fabulous. Although this is Book 3 in the Shacking Up Series, I have to admit I didn't even realize that until I was almost done- it reads *so well* as a standalone. I'm excited, though, to go back and read the first two books.

Ah! Hunting NEVER disappoints me! Pierce Whitfield and Rian Sutter love adventure was just that! An adventure that I never wanted to end! I laughed so much, smiled so much, and moaned...A LOT. The banter was epic and had me in stitches. The chemistry, oh my godddd!! I just loved these two so hard! I Flipping Love You is the PERFECT summer read!!!

This was such a charming and sweet & sexy romance! Rian and Pierce are both finding their way through difficult life issues. Their first meeting was hilariously awkward and it didn't get any less awkward the next couple of chance encounters. Their path's continued to intersect, sometimes as competitors, then as lovers as their attraction became undeniable. Rian is smart, headstrong, and caring. Pierce can at times come off as a bit of a jerk, but is so adorable the way he breaks down all Rian's walls. I really love Rian and Pierce, and I really love them together, they made a great team, and their chemistry was explosive! I loved this emotional, sweet and sext romance! I haven't read the previous books in this series and I loved Pierce's sister Amalie so much that I really need to read her story now!

this is such a great rom com by ms hunting, she always manages to make me enjoy and laugh with her books.
these characters had me memorized and attached to them and there story right from the start! I highly recommend this story to everyone knew and old to Ms hunting.

Pierce Whitfield initially comes off like an angry a-hole, but he had reason to be. But Rian Sutter is no push over and she dishes it right back to him...a trait that gets him riled up and puts him into pursuit mode.

Rian is prickly, guarded, independent, intelligent, and sassy. Collisions, unexpected meetings, embarrassing moments, and sexual tension follow them. Pierce is intense, but he is also charming, sexy, and persistent. They challenge and push each other and drive each other crazy. But they also make each other feel. Is it fate, kismet, or something else?

Their jobs and side interests bring them even more into each other's worlds. The more time they spend together, the more things heat up and start to get messy. She's got secrets. He might as well. Are the connections coincidence or does one of them have hidden motives?

This was a flirty, fiery, sexy, opposites-attract, rom-com. It is a stand-alone story although Pierce's sister is Amalie from Hooking Up. There was plenty of banter, humor, sexy times, and just a bit of angst. I liked the dynamics of these two, and that they both had some fears or issues they needed to deal with for themselves. I enjoyed the setting of the Hamptons and the beach, and the idea of buying and flipping properties.

I would be interested in getting more with her twin, Marley, or his brother, Landon, who are featured in this story.

What a fun and super sexy read! These characters will have you laughing out loud. Their chemistry was great. I felt like a cheerleader cheering for them. This is a standalone and having not read the others I was not lost one bit. It was my first Helena book and it won’t be my last! I loved her writing style.

What a cute, light, summer read. Caught in the middle of taking risks to revamp house all with their eyes on the Mission Mansion, Rian and her sister get tangled up with the Whitfields. Set in the Hamptons, Hunting does a marvelous job keeping it fun, sexy and yet heart-warming. I received this book from Netgalley in exchange for a honest review.

I haven’t quite loved the Shacking Up series – until now. I Flipping Love You is definitely my favorite of the series, and the perfect rom-com read for the summer. It’s set in the Hamptons, with a sweet yet hilarious romance I thoroughly enjoyed reading. This book is HGTV meets romance, and Helena Hunting does an incredible job at incorporating the flipping houses aspect with the love story.

I Flipping Love You has one of the best meet-cutes I’ve ever read – mainly because it’s not cute, but hilarious. A gorgeous man in a suit has been checking out Rian at the grocery store, but it turns out he’s been keeping an eye out on her because he thinks she did a scratch-and-run with his car. Fortunately, it wasn’t Rian who scratched his car. Unfortunately, it was her twin sister. What starts off as an already heated relationship sizzles even more as Rian and Pierce handle car troubles and coincidentally reunite in the Hamptons.

Rian and Pierce have a fairly drama-free relationship, and I loved the slow burn aspect of it. Pierce knows what he and Rian have is a once-in-a-lifetime thing, but Rian is hesitant and reluctant. In between Pierce fighting for the woman he’s falling for, we get lots of home renovation talk, hilarious one-liners, and the gorgeous setting of the Hamptons. This book honestly made me want to be relaxing by a pool, it has such a summer vibe. I highly recommend this one if you’re in the mood for something light-hearted and fun this summer.

I am a huge Helena fan and love everything she writes and this is no exception! From witty banter and hot as hell sexy times this story ticks all the romcom boxes.

Rian and Pierce are sure to keep you wanting more as they take you on their journey through the Hamptons real estate market.

Such a fun read!

Here we meet Rian and Pierce. They are both in the house business: he’s a lawyer that finds that flipping houses is way more fun than lawyering; and she’s a real estate agent with a dream to flipping houses in order to get her childhood house back.

These two were such a fun pair! She had quite the past and I could understand why she kept it hidden from Pierce, although I did find the overreacted at some point, not giving him much the chance to explain.

And he was just trying to find a way into the world. He didn’t come from money and he now had a comfortable life, but was it enough? He didn’t think so. I loved them together and it was fun how Pierce got her to relax and not worry about life all the time (I also loved that she was a numbers’ girl, that’s my drug too!).

There were some cute moments, some hot, some mild drama, and just the perfect blend to tell these two story. :-)

Funny and sexy, I flipping loved this one! Pierce and Rian’s story was full of witty banter and left me with a big smile on my face.

I loved the premise of the book. The opening was hilarious and it had many other funny moments, but, unfortunately for me, I just couldn't completely connect with the characters and, from the blurb, I expected more competition for houses and flips than I got.
It was definitely a case of not "my style" more than it being bad. I think I must be showing my age a bit as some of the behaviors and discussions didn't connect with me, and I found myself skimming some of the sexy scenes and banter.
If you are looking for a humorous, sexy romance, this is perfect for you!

i really enjoyed this one! Pierce and Rian were both great characters and i loved that it wasn't over the top unnecessarily angsty. the ending was adorable and i might have gotten a wee bit teary. i loved the side characters - and of course, seeing amie and lex again. this book was funny and sexy and i thoroughly enjoyed it.

Rian Sutter & her twin Marley Sutter are hardworking, sexy young newbie Estate Agents and are in head-on collision course with the Whitfiled brothers- Pierce & Lawson. Over busted cars, flipping houses, bumping pretties and Garden Gnome pranks. It's a light fun read with some wet-eyes moments. 
Seeing both these firecrackers in motion action is very arousing . Kinda like “Being in the same vicinity as the two of you is like . . . . . . like tripping on ecstasy while shooting opiates.” 
Explosions, and not of the skyward bound kinds!!
The chemistry is off the charts, the relationship is very compatible, and the story is Hilarious and page turning

Rian and her twin sister Marley lived a privileged childhood until they turned 18 and their world was turned upside down. They have picked themselves up and have made a career for themselves as real estate agents, but their real interest is in flipping houses.

Pierce is taking a summer break from his high stress career as a lawyer and plan to take some time to smell the roses and maybe flip a house or two with his brother while he is here.

Their relationship starts out with a bang when Pierce believes she was behind a hit and run accident to his car, but they soon determine that it was her twin that was the culprit. Pierce is intrigued and attracted to her feisty personality and no sooner do they get the accident resolved then they find they are vying for the same piece of property. Let the games begin!

I loved these two characters as Rian past has only made her stronger and Pierce is determined in everything he does and that includes winning his girl. The banter between them is humorous, their chemistry hot and their knack for challenging each other constantly makes for some fun interactions. This is a heartwarming and hot story that doesn’t disappoint. I voluntarily reviewed an Advance Reader Copy of this book.

I absolutely loved this story of enemies to lovers! The chemistry from these two was electric. But it was so much deeper than that. With Rian’s past and the connection that Pierce had to people from her past, it wove such a complex and endearing tale. This fun, beachy read had me grinning from ear to ear, and the added element of House Flipping and renovations made me feel like I was watching one of my favorite shows. Helena can do no wrong when it comes to romance. She always makes you feel like your in the story and makes her characters so relatable that you will always root for them!

4 "Flipping Happy" Stars!!!

I Flipping Love You gave me all those warm and fuzzy feelings. With the likes of enjoyable characters, this romcom brought the laughs and also the swoon. I've always been a fan of Helena's writing and this book proves just how true that is.

Rian with an "i" not a "y" was such a spitfire. She's a real estate agent/flipper. Living in the Hamptons with her sister, and trying to put a past that is not favorable behind her. She's doing what she loves and in her way she's trying to right some of the wrongs along the way.

Pierce is a patent lawyer in NYC. But an unfortunate situation has him spending his summer in the Hamptons. There, with his younger brother they buy and fix up properties on the beach. And Pierce finally feels like he's doing something he loves and making the most of it.

And oh how these two meet. Their first encounter paves the way on how Rian and Pierce would come to be. From the beginning its obvious of their instant connection. Though because of a misunderstanding and a few choice words takes a backseat at them being together. The chemistry is there, but someone's stubbornness gets in the way. You know it's a sign for them to be together when they keep running into each other at every turn. It's not if, but when they get together because it's inevitable.

Once again I'm left with a smile on my face after reading a Helena Hunting book. I Flipping Love You had me laughing and smiling so big. Swooning over a Hero that brought the charm and a heroine that gave just enough sass. Definitely recommend this romcom.

Loved this book. There was great interaction between the main characters and strong supporting charactoers as well. Hopefully we'll meet up with the siblings of H/h at a later date. Lots of humor and "real life" situations to enjoy.
