The latest book in Helena Hunting’s Shacking Up series, I Flipping Love You, is a light hearted, fun, and sexy read; one that will make readers want to get into the ‘flipping’ business because the amount of sexual tension and passionate rivalry that stems from a little competition for prime real estate is definitely something most of us wouldn’t mind experiencing.

But it’s not all fun and games for Rian Sutter and Pierce Whitfield because this real estate flipping rivalry may constantly place them in each other’s paths, but Pierce is going to need to do more than be his charismatic and a bit jerkish self because not only is Rian stubborn to a fault, but her past has drastically shaped her present, making her extremely cautious in a way that the walls she fixes have nothing on the ones she’s built around herself as protection.

I love romance stories that involve siblings; it’s always so interesting to see how different the heroines and heroes can be from their respective sisters or brothers, and in the case of Rian and Pierce’s siblings, she couldn’t be any more different than her twin sister and Pierce doesn’t seem anything like his brother either. But while Rian and Pierce seem polar opposite of their sibling, the one that fascinates me the most is Rian and her twin. They both endured the same hopeless situation but yet, Rian is the defensive and touchy one while her sister seems to be as easy going and playful as they come, which is also why I now desperately need a story about Rian’s twin sister and Pierce’s brother!

The title’s play on words speaks to Rian and her sister’s profession as well as Pierce’s brother’s career and what Pierce finds himself helping with when he is forced to take a vacation and heads to the Hamptons. But what I also love about the title is how it illustrates Rian and Pierce’s relationship because as much as Rian’s attracted to Pierce, she would be more apt to say ‘I Flipping Hate You’ or ‘I Flipping Can’t Stand You’ every time Pierce’s steals a property out from under her. It actually takes quite a while before Rian would even say out loud ‘I Flipping Like You,’ which only adds to the push and pull between these two characters and Pierce’s need to unruffled Rian’s feathers with his charm and smooth moves.

I adore Helena Hunting’s playful and comedic side, and the characters she creates that showcase her wit and her ability to diversify her writing style to fit her vision of the story line. Hunting has created some of my most favorite heroes and heroines, and while Rian isn’t at the top of my list because it did take a bit for me to warm up to her, the whole cast of characters in I Flipping Love You make it a fantastic and unique romantic comedy.

This is a great book; this is the third book in the Shacking Up series written by Helena Hunting.This is a great book with a wonderful story and well developed characters. This book will keep you reading long into the night. If you are looking for a great book, then you need to read this book. I am looking forward to reading the next book by this great author. Wonderfully fun and sexy romance with the perfect blend of drama. Rian and Marley, twins, have pulled themselves up, relying on only each other after their world was torn away by their parents. I love their grit and determination to not give up. Rian meets Pierce in an unusual way that is full of surprises for both of them. Pierce is surprising. His family is very successful and he is doing what is expected of him but he’s not happy. A summer in the Hamptons with his brother allows him to flip houses which does make him happy. When Pierce confronted Rian, he had no idea what he was in for. I love Rian’s honest reactions which usually ends up with her having the worst luck but it’s oh, so funny to read and very relatable. She is so hesitant to accept Pierce’s invitation for dinner, she truly makes him work for it which is a joy to experience as a reader. I loved taking this journey and experiencing all the ups and downs that Rian and Pierce faced along the way. I voluntarily read an ARC of this book and this is my honest review.

With June right around the corner, look no further for the perfect summer read! This was my first read by Helena Hunting but it will not be my last. I enjoyed so much about this book and it left me with a giant smile on my face.

Pierce and Rian’s first encounter, in a grocery store no less, had me laughing out loud and smiling right from the start. Rian tried so hard to resist Pierce’s unrelenting charm but luckily, he wouldn’t give up. He knew what he wanted and went for it. After learning about Rian’s past, it made a bit more sense as to why she was so leary about dating someone like Pierce.

Their chemistry is undeniable and sparked off the pages. Pierce’s determination to get her to see how beautiful and perfect she is was so much fun to watch. There was a little bit of push and pull between the two and their connection is deeper than it physical attraction. I loved watching them maneuver through all their feelings towards a happy ever after.

I can’t wait to go back and read the other books in this series and meet Pierce’s sister and get to read all about her story. I loved her in this book and wish we could have seen her a little bit more. I also loved the other supporting characters, Rian’s twin sister and some of the others around their neighborhood.

If you’re a fan of sweet, funny, light-hearted stories with just enough steam, don’t wait! Grab a nice cold drink, your favorite spot by the pool and dive into this cute romantic comedy!

While I enjoyed this book, the laugh level was surprisingly low for me. I know that not funny enough is a really weird complaint about a romance, but Helena Hunting generally writes what I consider incredibly funny books so I had too high of exceptions I suppose.

Rian and Pierce are both likable and well written characters. They really did seemed to fit as a couple and I felt like they belonged together by the end of the book.

The secondary characters were also well written and it was fun to see characters from earlier in the series again. I am also looking forward to seeing a couple of the secondary characters find love in future books.

I would recommend this book to anyone who enjoys contemporary romance.

Helena's books are unique. She can wrap angst, comedy, love and her character always have the perfect chemistry. From page one, you're rooting for them. With a prose that keeps you flipping pages, Mrs. Hunting built another winning novel that kept me glued to my seat.

No one tells a story quite like Helena Hunting.

From the moment you meet Rian you fall in love with everything about her. She's sassy, opinionated, independent, unfiltered - everything we've come to expect from a Hunting female lead.

And then there's Pierce. Sexy and sinfully delicious, I swear you don't want to love him in the beginning. He comes off as kind of a jerk. But trust me, when his true nature comes out and his undeniable charm turns on, you'll find him just as irresistible as Rian does.

This book was so good! Full of fun and quirky characters, lots of witty banter, steamy and sweet moments, and lots of feels, this book keeps you hooked from page one with no desire for it to end. Not only are Rian and Pierce fantastic, but Marley and Lawson are added icing to the cupcake.

This is a definite must read for and Helen Hunting fan!

I FLIPPING LOVE YOU WAS ABSOLUTE ROMANTIC COMEDY PERFECTION! It was a unique, sexy, hilarious, and highly entertaining standalone romantic comedy in the Shacking Up series, and I absolutely loved it with all of my heart. The storyline and characters were phenomenal, and I adored Helena Hunting's writing style and amazing sense of humor. She completely blew me away with Pierce and Rian's story, and I can't wait to read more of her books!

Pierce and Rian were amazing, and I loved them so freaking much. I loved their personalities and chemistry together, and how their relationship progressed throughout. I loved reading the book from both Pierce and Rian's POV, and all of their banter and interactions with each other. Pierce and Rian had their pros and cons, but I felt an instant connection with them, and was addicted to them and their story from start to finish.

I Flipping Love You took me by surprise. It started off with a bang and had me hooked from beginning to end. Helena Hunting's sense of humor was awesome, and I lost count of how many times I laughed out loud. I would have loved a little more depth and detail in certain areas, particularly between Pierce and Rian. I was hoping for the same amount of sexy times as in Hooking Up, but it wasn't quite what I expected in that department. I Flipping Love You was still a fascinating and entertaining read, and I loved it so much. The conclusion to Pierce and Rian's story was absolutely perfect, and so much better than I could have hoped for.

I Flipping Love You was a sexy, funny, and unforgettable standalone romantic comedy masterpiece, and I would HIGHLY recommend it and the entire Shacking Up series! Helena Hunting did an excellent job with this book, and I was so flipping happy with the outcome to Pierce and Rian's story. All of Helena Hunting's books that I've read so far have been amazing, and I can't wait to devour more!

Another really delightful read from Ms. Hunting!
From Rian and Pierce’s first encounter I was hooked. I got a real kick out of the way they met, a case of mistaken identity. But can it really be considered “mistaken” when you’re confused for your twin??? Whatever the case may be, that initial meeting set the tone for what was to come...an entertaining, fun, and completely charming love story.

Rian and Pierce may have started off on the wrong foot. And okay, that wrong foot may have continued as they found themselves in competition with each other, but there was no denying the attraction that sparked the moment they met. But try as they might, competitors or not, there came a point when they couldn’t fight their feelings any longer...can you say combustible?!?

I really enjoyed getting to know Pierce and Rian, and their siblings. I loved the flirty banter and the back and forth. I liked that there was more depth to both characters than you’d expect. Pierce is a great guy- so kind and caring, smart and determined, but not afraid to have some fun. Rian is strong and independent, and a bit stubborn. She’s trying to make the best life for her and her sister. The only thing she’s in the market for is the next house they can flip. Until Pierce comes along and then houses aren't the only thing getting flipped.

I Flipping Love You is a really funny, light-hearted read, a perfect beach read! Or, if you're like me and can't stand the beach, a perfect read while sitting inside with the a/c at full blast! Either way, this is a real winner of a book that will have you laughing out loud and swooning your heart out.

Crashing into Love and competition!!!

Helena Hunting will always get a great story. In her latest book you’ll see humor like always but you’ll also watch two scared people fumble through a beautiful love story. So being able to read this love story didn’t disappoint. The authors ability to have two separate individuals struggling in their everyday life and try to navigate someone else’s thoughts, needs and desires was intense and gives all the fills.

Authors Blurb: Rian Sutter doesn’t usually get hit on in the grocery store, but when she notices a sexy man in a suit checking her out, she thinks maybe it’s her lucky day. Either that or the suit has a thing for sweaty, yoga-pant wearing women with excellent price matching skills.
Turns out it’s neither.

Pierce Whitfield can’t believe his luck when he’s able to track down the woman who scratched up the paint job on his car at the scene of the crime. But when he confronts the hit and run hottie, he discovers there’s not just one, but two of them, and he’s been throwing accusations at the wrong twin.

As repair costs are negotiated, and the chemistry between them flares, Rian and Pierce find out they have more than mutual attraction in common. They’re both vying for the same pieces of prime real estate in The Hamptons and neither one plans to give up without a fight.

I really enjoyed this book and it kept me engrossed throughout. I really loved the characters and the way they interacted with each other. This is a fun, hot, romantic must read book and I would definitely recommend this book to anyone.

This book has everything I love in a book. Then you add that it's beautifully written and believable. It is easily a five star read. Written in dual POV my personal favorite this story flows so incredibly well that the next thing you know your 80% into the book and loving every second of it. The believable way the characters interact is perfect. Run, Hop, Jump or use your (1 click) finger to do whatever you have to do and get this amazing book. It'll break your heart, you'll want to scream with frustration and it'll let you discover that love just might conquer all. The chemistry is steamy and sweet and oh so romantic.

Every time I read a Helena Hunting book in the Shacking Up series, I think she couldn’t possibly top the last one but she always does! I absolutely ADORED Hooking Up and was excited to see another book set in the same world. And although this is interconnected, it can easily be read as a stand-alone (but if you haven't read Shacking Up or Hooking Up, go do it NOW!).

I’m a sucker for enemies to lovers and this one starts out with a bang (well, maybe more of a scrape). But despite Rian’s best intentions to stay far, far away from Pierce, they just keep running into each other, like it was fated. Rian thinks that Pierce is the absolutely wrong kind of guy for her (i.e. super-hot) and is bound and determined to NOT fall for him, but thankfully Pierce is persistent.

Honestly, Pierce might be my newest book boyfriend. He's super hot and is such a sweetheart (with some dirty-talking skills) and it was adorable how he kept after Rian to get her to go out with him {swoons}! Rian is a smart girl who has more than a little self-doubt based on her sad family history. I loved that she was a secret #nerdygirl and how that was something that Pierce found attractive.

I'm sitting here with my fingers crossed hoping that Hunting has more stories planned for us readers from the Shacking Up world!

I Flipping loved this book so much! This book is by far my favorite of the series. This fun read had me laughing and turning the pages as fast as I could.

Rain and Pierce met at the grocery store. Rain got the feeling someone was staring at her. Their encounter isn’t your normal grocery store experience. Rain has a twin sister had me laughing. I loved their characters and personalities. Pierce was a bit of a pill and really hard to like at first.

The chemistry between Rain and Pierce was undeniable. Everyone was who saw them around each other could tell. Rain is very stubborn and tried really hard to deny what was happening between her and Pierce. She was a little guarded and didn’t let people know the real her because of her past. The entire time I was hoping these two would end up together.

If your looking for a fun, light hearted, and sexy read this is the book for you. I absolutely loved this book!

I don't normally read the third book in a series without having read the first ones. But with KC having a personal loss, I jumped in to read <strong>I Flipping Love You. </strong> It was so fun and sexy and perfect for a summer read.  The romance bordered on unbelievable but it was still a great read.

Pierce was a much more likable person than Rian. He was more honest with himself and others.  He is almost too good to be true.  Rian, even with her twin sister, Marley is not very straightforward (as you can see in the quote below).  There are certainly good reasons for her holding back. For their age, their actions and reactions are not very mature at times.

The real estate market is fascinating and I enjoyed this aspect very much. It's always great to have a job like this where the people are out and about, doing things, not shut up in a cube at a desk.  With the summer season in the Hamptons, it sounded amazing.

I really enjoyed <strong>I Flipping Love You</strong> and must go look at the other stories in the <a href="https://www.goodreads.com/series/219748-shacking-up" target="_blank" rel="noopener"><em><strong>Shacking Up series</strong></em></a>.  It looks like book 2 is about Pierce's sister who is briefly in this book, but I can't quickly see the connections with the first book.  Maybe I will read in backward order!

Holy Crap Balls!

This book, just wow.

This books is everything I hoped it would be and then some. I’ve been waiting to read I Flipping Love You ever since Helena announced it was coming out.

You know those authors that captivate you from the very first book they write and you just HAVE to read EVERY single book from them or else you won’t be happy? Yeah, that author for me is Helena. Helena’s books are always captivating and mind blowing and very unexpected. I Flipping Love You is all of that, it’s fun, it’s quirky and Flipping amazing.

Rian and Pierce capture your heart from the get go and only make you fall in love with them more as their stories and backgrounds unravel. They both have had terrible times in their childhood and understand each other to a point and it’s amazing to see. Their story is so different to any of Helena’s other books and it’s quite refreshing.

I just have to say that Rian is an absolute hoot. She’s funny, awkward and embarrassing but also smart, talented and appreciates everything she has. She definitely rivals Violet (from her Pucked series) in the funny department for me. Pierce is handsome, strong and major talented. The way he’s described makes my damn mouth water at the thought of him. He’s caring, loving and adorable. Some of the things he gets up to are funny. When they’re both put together it’s a laugh for sure and let’s not forget the sex. To say their sexy time is hot would be an understatement, it’s SCORCHING the kind that makes you need to take your panties off and rub one out or the kind that has you jumping in the coldest shower of your life, just wow.

I’ve always loved watching shows about flipping houses so this book just hits the spot, I love the idea of buying something that’s broken down and fixing it into something beautiful again.

I’ll stop it here because I would really hate to give any spoilers away for this beauty, all I will say is this is a definite MUST read! You have no idea what you’re missing out on. I’m absolutely honoured to have been able to review this for this incredible author, I only wish I could rate this masterpiece higher than 5 stars.

Finding love and flipping houses!

Rian Sutter and her twin sister Marley are selling houses and flipping some of them to try to make enough money to buy the Mission Mansion that their parents sold when they fled the United States after scamming people and abandoning them as teenagers with only $10,000 to their names. Rian and her sister changed their last name so they could try to get away from the stigma that their parents caused.

Pierce Whitfield is on leave from his job as a patent lawyer after a screw-up that he did on the doll patent that his family’s fortune relies on. Pierce is working with his brother also flipping houses when he runs into Rian on a date with another guy that isn’t going so well. Their parents were the ones that blew the whistle on Rian and Marley’s parents which when Pierce finds out cause all sort of trouble and their connection to the people wanting to buy the mansion for a resort.

The story is funny and sweet at the same time but that makes it a good read.

Wow! I Flipping Love You is the third in this series but can be read as a stand alone. I loved everything about this book!

Pierce is the kind of hero I love! Charming, handsome, kind, sexy and all in when it comes to a relationship. He knows what he wants and goes after it. Rian had a lot of family issues so it was easy to see what was holding her back but I loved her independence and her bond with her sister. There are a lot of fun scenes here and great secondary characters!

I enjoyed this new story by Helena Hunting. Rian and Pierce are a sweet and likeable couple. There are cute and funny moments with more serious heartfelt exchanges. Family support and roots and expectations play important roles for the main characters. A very readable and enjoyable romance.

"you look like you're good at breaking hearts and bed frames"

Pierce Whitfield can rock a custom Tom Ford suit, jeans and a t-shirt, or a lime green Speedo with equal success so you can bet Rian doesn't stand a chance at resisting his assets or his charm! Their first meeting doesn't exactly go smoothly as an angry Pierce confronts a confused Rian in the middle of the grocery store about hitting his car then taking off without leaving a note. She has no idea what he is talking about, and her opinion of rich entitled hotties is fairly low overall so he is already digging himself a hole. When her twin sister Marley is revealed to be the culprit behind the hit and run on his parked car, he is surprised but recovers quickly. Sassy beautiful women who aren't afraid to stand up to him are definitely a turn on, and this one is pushing all his buttons in all the right ways so he decides to press his luck and push for a more civilized conversation over drinks. Of course Rian takes offense to what she perceives as an offer to trade sex for repayment of the damage to his Tesla and that hole just got a little deeper!

Rian found out long ago that good looking guys with money spell nothing but trouble, and she doesn't need any more trouble in her life. Ten years ago, her parents left her and Marley in a world of trouble and debt just as they turned 18, and Rian has been working her butt off to build a better life for both of them while putting as much distance between them and her parents' criminal past as possible. They are finally on the verge of recognizing their dream to start flipping properties on their own, and Marley's poor decision is about to put a dent in their checkbook, but Rian is determined to settle up and move on.

Karma and Fate have different plans though because every time she turns around Pierce is there again and no, he is not a stalker! Rian cannot deny the attraction is far from one sided, and eventually he wears her down until she lowers her defenses and gives into temptation- then holy shizz let the hotness commence! Pierce is the complete package of good looks and good heart, but Rian has been burned too many times before to truly let him in. Even as he makes it more and more clear that he is not looking for just a summer fling, she continues to keep her secrets rather than opening up to him and it is guaranteed to bite her in the butt. As Marley notes, Rian would rather self-sabotage anything good that happens to her than actually take a chance on opening her heart and potentially having it crushed again. Of course Pierce has his own issues to contend with, but in the grand scheme of things, his issues are barely a blip on the radar compared to hers.

Of course I Flipping Love You would not be a Helena Hunting story if it wasn't filled with moments that had me howling in laughter as well as the steamy sexy times! Rian could be the queen of awkward moments as her mouth tends to run before the mental filter kicks in, and I just could not stop laughing along the way. She is not afraid to voice her opinion or hold her ground though, and that fighting spirit is exactly what allowed her to survive and thrive after her parents' betrayal. I loved seeing a bit more of Amalie and Lex, and overall this story was a whole lot of fun!

I Flipping Love You is the love story of Rian "with an i" and Pierce. Their Meet Cute is very indicative of this author's humorous style. I adore the characters. Pierce is an awesome book boyfriend in a fun romance. Helena did not let me down with this one. I will recommend this title. Thanks to St Martins Press for an ARC of this title via NetGalley.

I Flipping Love You has every element of a classic Helena Hunting story: a fun and feisty female lead, a sexy and sinful man, lots of laugh-out-loud moments, and plenty of steamy scenes too.

Rian and Pierce meet in a rather amusing way, when he mistakes her for her sister at the grocery store. He's immediately attracted to her, and starts a pursuit, but Rian doesn't fall for his charms immediately like most other women do. Instead, she makes him work for it, which made the story even more fun to read.

Rian has some secrets, which makes her hesitant to get into a relationship. She's pretty steadfast about avoiding the commitment piece, and that only serves to fuel the fire beneath Pierce. There is an insane amount of chemistry between these two, from the minute they first encounter one another at the store. That chemistry only gets more fiery as the book goes on. These two were like magnets circling around one another.

I loved, loved, loved the plot of this one! I felt like I was reading and watching something on HGTV at the same time, lol. Helena did an amazing job with the characters, yet again, and I walked away from this book wishing I could submerge myself in the world she created and befriend these guys. Each of them is relatable in his/her own way. There weren't any over-the-top storylines tossed in, and all the dramatic situations that played out and hurdles characters had to overcome felt like they belonged in the story, which I appreciated.

My favorite part of this book was the humor. 9 times out of 10 I know when I pick up a book by Helena, I'm going to be laughing my butt off, and that's what happened at certain points in I Flipping Love You.

If you like a book that will give you a good old fashioned giggle-snort, while also tugging at your heartstrings (and maybe in a few places make you wanna tear your hair out), this is the one for you! It's a great story to add to your summer reads list.
