I received an ARC from Netgalley in exchange for an honest review.
I’ve read the two books that precede this one (each is standalone) Shacking Up and Hooking Up, and we meet the characters of Hooking Up in this book. I loved both the previous books, and there’s still a lot to like in this current one.
Pierce is a man trying to move on his life, trying to get out from under his family. Rian is a woman who has escaped from her shameful past in some ways, but in others, it continues to drag her down. They fall in love, despite themselves. As we watch the characters grow we laugh, are sad, and moved by them. We want them to win despite the odds. This is a good love story.
That said, the thing I didn’t like quite so much is that I felt I needed to know more about real-estate transactions and the business than I did. I had to stop and reflect at some points around actions that the characters were taking and their emotional reactions to them. I found that just a bit distracting from the overall plot in all honesty because it took me out of the story and into thinking about real estate.
It's relatively minor but it bumps the score down a bit more me. Still, it's not a showstopper and it could just be me, but there it is.

I wont say too much until this book is released, but wow. I have loved the pucked books for years and i am anxious for Darren's book. This new set of books that are stand alones yet connecting are everything I have come to expect from this author. The writing is nicely paced and witty and the characters are portrayed as believable and more importantly for me likeable.

This was such a sweet, sexy and funny read! I loved how Pierce and Rian met! The supermarket scene had me chuckling! Pierce was determined right from the start and although Rian came across a little prickly as to giving him a chance, she was charmed just like the reader was by him. I love Helena Hunting, she has a little something special when writing romantic comedy, always laugh out loud, heartfelt and heartwarming ! I’m hoping we get Pierce and Rians siblings, Marley and Lawsons book/books at some point.

Generally, the book was okay. I thought the conflict between the hero and heroine could have been a bit more developed, but the author certainly knows how to write steamy scenes. Would I pick up another book by this author? Probably.

I Flipping Love You, by Helena Hunting is a contemporary romance story, and the third book in the Shacking Up series.
Pierce Whitfield is a lawyer currently on break and working for his brother on construction projects in the Hamptons, where Rian Sutter is living with her twin sister. Rian is focused on buying and selling houses, as she tries to save enough money to buy a memorable beachfront property with her sister.
Rian first meets Pierce as he angrily confronts her in a grocery store, declaring that she damaged his vehicle. Soon, it's uncovered that her twin sister is actually the poor driver and cause for the car's damage. Overall, it's a highly entertaining situation. Eventually, this mix-up and a few other occurrences lead to Pierce and Rian pursuing a romantic relationship.
I Flipping Love You is geared towards those who enjoy reading modern romances.

Since then, they’ve been working hard in the real estate business, and on track to save up enough money to buy a house they can flip themselves. That is until a hot a-h*le who’s determined to date her and buy all the prime beachfront properties derails her plans.
Pierce Whitfield never wanted to be a lawyer and after the epic botch up and problems he caused his father’s doll company, he welcomed the escape his brother provided by doing manual labor on some homes in the Hamptons. Especially after meeting the attractive and feisty Rian. Sparks fly between them, and when they start bidding on the same properties the competition turns those turns those sparks into a full on fire. But can they find a middle ground when it comes to the flips?
I Flipping Love You oozes with fun and sizzling romance, populated with delightful and entertaining characters. I feel in love with Pierce and Rian with an “i.” Rian is a smart, hardworking woman looking to stand on her own regardless of her father’s crimes and fortunate upbringing. Pierce, fortune notwithstanding, is just as hardworking albeit somewhat cocky.
Pierce and Rian’s meet cute was unconventional, and even though they had each other’s numbers, they kept bumping into each other, turning up the heat with each encounter. It wasn’t all just sexy times and flipping houses though, Pierce and Rian made an effort to build their relationship even though it seemed bleak at times. All relationships have their ups and downs and it was their drama free maturity when faced with problems that I loved the most.
I Flipping Love You provides heavy doses of fun banter, and an deliciously sweet romance. It’s a lighthearted read with a wonderful characters that’s sure to bring loads of smiles and laughs. A great addition to the series. Told from both points of view with a happy ending.

I Flipping Love You was my first Helna Hunting book and it won't be my last. Even though it's part of a series I fell seemlessly into the world and loved the characters. The setting, real estate and home flipping was interesting and one that felt refreshing. Peirce and Rian were likeable and flawed and their chemistry was spectacular. I'm looking forward to the next books in the series since there are some characters I'd like to see have their own HEA.

Loved it....I smiled and laughed through this whole book, so if you need a charming and funny book this here fixer upper will make your day.
Rian Sutter (pronounced Ryan) is a numbers girl where her sister Marley is the out going one. As a dual team in the real estate business they sell houses in hopes that one day they can buy and flip their own.
Pierce is a patent lawyer vacationing in the Hamptons with his brother Lawson. After a mess up with his fathers company with a personal patent he has been hiding in the Hamptons on a much needed break flipping and buying houses with his brother. One look at Rian and he's a goner.
This is a charming and sweet romance set in the Hamptons. Rian and Pierce have crazy chemistry even though Rian fights it due to her parents scheming people out of money in the past and fleeing the country. Sins of the father type deal. I enjoyed it so much, it made me laugh and cry. Five huge stars of entertainment!

Great beach read. Well written, great dialogue, fun characters, only a moderate amount of angst and it’s sexy without being raunchy. A fun, quality romance that’s humorous but not silly. I’ll be looking for more by Helen Hunting.

Rian and her twin Marley grew up in the shadow of their dad's financial schemes, and are trying to make their own way in the real estate market. Rian is the more sensitive one, Marley the more impulsive and fun loving. So when it is Rian who catches the eyes of Pierce, who thinks she is Marley, sparks fly. Add in Pierce's brother, Lawson, the playboy who wants to make a quick buck, and humor will happen.

No THAT was definitely an interesting way to start things off with Rian and Pierce, but it definitely hooked me and had me needing to see how everything played out for Rian and Pierce, and let me tell you there was a lot of feels going on with this one. From eye rolling to swooning to a few sniffles and some smexy and awkward moments, I Flipping Love You had everything I love in a romcom and more.
Rian, I loved this girl, I did, but damn did she carry a lot of baggage on her shoulders. Not that I could blame her. The rug was pulled out from underneath her and the fallout was harsh. But she’s a fighter and she definitely pulled herself up and put on her shit kickers. She’s sassy, snarky and has a tendency to react and speak before truly thinking things through, but her loyalty and her golden heart balanced things out...most of the time.
Pierce was a lot of fun, even if there were moments where I wanted to Gibbs smack him. Tall, dark, handsome, tenacious but definitely NOT silent, the man had all the hallmarks of good alpha AF with a sweet side that only served to make me love him, hard.
As I said, Rian and Pierce’s first...collision was definitely an interesting one, but it set the tone for their journey to the HEA and boy was it a ride. A lot of push and pull going on with a heavy dose of wariness that made things a little frustrating, but tended to be forgotten once the chemistry between them bubbled over. I loved their bantering and the flow they had, at least when the walls came down. The bumps in their road weren’t all that unexpected, but they definitely had their moments, but I loved how everything worked out for them in the end.
This was a fun read with a lot of heart and heat. The writing was engaging, the pacing was good and I enjoyed the dual 1st person POV. This one can be read as a standalone, but it will be more fun if you read the first two books as you will spend a little time with at least one of the couples. As for the supporting cast of characters, Lawson and Marley definitely added a lot of depth to the story and I’m crossing my toes that they get their own book, or books, in the future!

This was my first Helena Hunting book, and it was a sweet, cute read. It is the third in a series, but I haven’t read any of those, and I still felt like it was a standalone. I thought this would be an enemies to lovers book based on the description, but it wasn’t that.
They had a hilarious first meet in a grocery store. There wasn’t a major conflict in the book. The conflict was minor and resolved very quickly. I also have never read a book about flipping houses and real estate, so that was different and interesting.
It had a great beginning, and wonderful end, but the middle fell a little flat for me. I usually finish books really quickly, but this book I put down and then had trouble wanting to pick it back up. I think this had more to do with not loving the main characters. I found Pierce very pushy, always going after what he wants, almost entitled. Rian was very cagey. You understand why later in the book, but it was hard to get to know her character because she was so guarded.
I think I’m just in the minority on this book. I liked it, but didn’t love it. I still think a lot of other people would really enjoy this book. This was my first Helena Hunting read, but I will still go through her backlog since I did enjoy her writing.

4.5 Stars for I Flipping Love You which is book 3 in the Shacking Up Series and what can I say apart from I Flipping Loved It.......
A hit and run fender bender turns into a case of mistaken identity when Pierce accuses Rian of leaving the scene after scratching his car in a car park what he doesn’t realise is it was her twin sister who hit and ran. Rian and her sisters parents left them pretty much penny less and selling houses is not only a way of earning a living it’s a way to finance what they really love flipping houses and it just so happens Pierce and his brother have a house to sell as well as houses to buy but can they get past the hit and run incident. Pierce is a broody hot lawyer who also has a love for fixer uppers and the attraction between him and Rian is instant but the sisters have a secret and that secret effects Pierce and his brother, will the past come back to haunt them all......
Helena Hunting has once again given us a light hearted fun read, characters we flipping love, some real laugh out loud moments as well as some seriously holding our breath moments. The chemistry is sizzling and plot is believable so do yourself a favour and one click this brilliant read.

This was an enjoyable read for me. Not particularly memorable but a solid book.
Riann for me, rubbed me the wrong way. I wasn’t particularly taken with her character, especially at the end.
Pierce was a breath of fresh air. I loved the way he came across initially and how he developed as the book wore on.
At times I felt the Book had a tendency to info dump, and there was definitely a whole lot of passive voice, which usually I don’t mind, but here it stood out a fair bit for me.
If you like Helena’s writing style and humour, you’ll like this book. If you’re looking for a book to zone out in, this is for you. It’s a solid read.

Accustomed to her hockey books which are wildly funny, this is a tamer version of this author’s wacky humor. But what the book lacks in funny, it reclaims in emotion. This book is equally funny and emotional and it was a fantastic read.
Twins Rian and Marley Sutter are working as realtors in The Hamptons. Their dream is to flip houses and make a living out of it, and ultimately purchase the Mission House where they used to live with their grandmother when they were little. Their father, a realtor turned criminal, sold the house and fled the country when he was uncovered. He left the twins to their luck when they were merely eighteen years old. They lost everything but they fought their way out of the debt and the scandal and are making ends meet.
Enter hottie Pierce Whitfield, who barges on Rian in a grocery store where she’s buying her beloved Cinnamon crunch cereal. He accused her of tapping his car and she denied it, then they hear an “oh, shit” and turn to see her twin in plain flight. Eventually they settle Pierce’s claim, Marley gets a scold from Rian and Pierce starts stalking Rian, asking for a date. Incredibly, although the twins look alike, Rian is the one Pierce is attracted to, and he really wants to pursue something with her.
As with most twins, Rian is the serious one and Marley is the flighty one. Marley is all for Rian having a fling with Pierce, but Rian knows to keep men at arms length due to their past history. Rian is increasingly attracted to Pierce, but she is slightly paranoid and afraid of being rejected once Pierce finds out who her father is. The plot gets convoluted because the twins and Pierce and his brother Lawson are working in the same area and going for the same houses. The girls are realtors but want to start flipping houses; and Pierce and his brother buy and flip houses. Rian and Pierce make a deal to separate the personal from the professional and things get hot and smexy between them.
This story has a great pace, a lot of funny and a lot of heart. Initially Marley seemed flaky but then we learn that she’s just a party girl and she tends to enjoy life more. Rian has misgivings and trust issues and these feelings stand in the way to share more of herself with Pierce. Pierce has daddy issues, he’s attached to his inheritance, but he doesn’t like his work which is attached to his trust. He’s evolving but he’s a work in process. The plot gets convoluted, gets tangled, gets funny and we get to read a very entertaining story with bits of great humor and some other bits of heartfelt scenes.

This was cute! It was a little different than other books I have read by Helena Hunting, but I did enjoy it! I will continue to read her books!

I was giggling from the moment I started reading. Pierce was definitely an alpha, but sweet and determined. Rian was smart and sassy. And boy, there was plenty of steam! But beyond being a great rom com, the characters had depth, and the story was interesting. This pulled me out of my book slump!

This was quintessential Helena Hunting! I adored Pierce and Rian, they were just the best! This was a great kick off to summer read and really was enjoyable.
Rian Sutter and her (fraternal) twin Marley are wonderful together and really play well off of one another. Rian is smart and witty, and that is what I love in my heroine. She stands up for herself and is not afraid to tell people like it is. I also really felt for her and her sister learning about their past and how their family let them down and abandoned them. No one should go through that, yet they kept kicking butt.
Pierce is great! So witty and sarcastic at times... You can't help but want to hang off of him and then lick him down. He really did seem well rounded and like he had his head on straight, wanting to leave patent law and flip houses full time and do what he loves? Heck yes!
I loved watching Pierce breakthrough Rian's walls and getting her to fall for him was wonderful. Loved this story.

I enjoyed this book so much! Pierce and Rian meet—and keep running into each other—through a series of unlikely coincidences. I didn't mind suspending belief for this book, because all the other elements came together so well. Pierce is perfect: strong, but not overbearing. Rian is quite imperfect, but the reason for her angst is understandable given her backstory. The pacing of their relationship and the overall story is just right. I found myself caring for these characters and now I want want to go back and read the other books in this series.
