This is my first Helena Hunting novel, and I loved every bit of it! Pierce is on a proverbial time out. Since he missed a crucial detail at work, he's spending the summer under the radar in the Hamptons. The sad part is, he'd rather be doing these renos and becoming a landlord than ever go back to his day job. Rian and her sister need the commissions from their real estate sales. Even more, they need the money they would make on a good flip. Even though Pierce and Rian share chemistry, they may have goals at odds with each other. Can Rian trust Pierce with her heart and her dreams or is he just waiting to betray her?

I loved this one and would happily revisit these characters... So much so that I need to go back and read the other titles in the Shacking Up series. Since I didn't even know it was book #3 when I started, it's worth mentioning that it works wonderfully as a standalone.

Simply delightful! It’s been a minute since I’ve read this author and this was the perfect book to dive back in with. Full of all the humor I’ve come to expect from Ms. Hunting, I also got a story full of wit and sass, a to die for hero and a meet-cute to beat all meet-cutes. I Flipping Love You reminded me why I love this author and I am going back to read the others in this standalone series ASAP.

This is actually my first Helena Hunting book. And I’m a moron for not noticing that it was book three in a series. Aw well. I still enjoyed it and didn’t feel as though I missed anything.

The banter was cute and fun to witness. I like seeing couples like this. And the sexy times were even more fun. I am glad I made a mistake and read this one first. I look forward to more of her books.

I loved this book! This is my first book by Helen Hunting, but it definitely will not be my last. Although the book is written in first person as the point of view, I loved her writing style. Really great dialogue with lots of funny quips and tons of sarcasm (can you tell, I love this style). I read 3/4 of the book in one sitting and couldn't wait to finish it. That is a good sign!
The chemistry between Pierce and Rian was there right from the get-go. They were wonderful together and you got to know them each throughout their relationship - from beginning stages to boyfriend/girflriend to something more. Pierce was both sweet and hot and Rian was also a strong female heroine with a voice of her own. I loved "I Flipping Love You" - what a perfect name for this book!

This book is a must read! True Helena fashion I fell in love with the characters Rian & Pierce, yes that's Ryan with an I! These two and their banter back and forth had me laughing! Their struggles in life and coming together were felt deep down inside my bones!
You don't want to miss out on this one, I won't give anything away here because as I always say with the good books they are best experienced and discovered while reading along! 5+++++ stars for this one!! Loved it!

I just finished this amazing, fantastic, ridiculously entertaining book. Needless to say I loved it. I loved how prickly Rian was when she met Pierce, and how intrigued he was with her. I enjoyed this story so much I just consumed it so fast. I didn't want it to end. Never read anything by this author before, but am I glad I took a chance. Written so well you just get pulled right into the story. This has to be a definite read for anyone looking for a lighthearted romance story, oh and the ending is perfect!
I re dived a copy of this book from NetGalley and St. Martin's Press.

I was so excited to be invited to participate in this blog tour by St. Martin's Press! I'd never read anything by Helena Hunting -- and yes, this is book three in a series -- but I think this was a good place to start. Before I get into my review, I just want to put it out there that you don't need to read the first two books in the series to understand what's going on here.

I had a lot of fun reading this book. Rian was such a spitfire, never afraid to speak her mind or put Pierce in his place. She could be really sassy when she wanted to be and I loved how focused she was on her goal of getting her life back by flipping houses. I also loved Pierce, who was a total gentleman and absolutely adorable. He deserves everything he wants in life and more! I loved that he was a rich lawyer who could get pretty cocky, but he never turned into a gross alpha male stereotype.

I also loved the setting! I know I'll never be able to afford to vacation in the Hamptons, let alone live there full-time, but reading about the beaches and the restaurants and everything really made me want to see what all the fuss is about! I liked that even though all of the characters acknowledged that there was a lot of money in the area, nobody really came across as snooty or materialistic.

I suppose now I should mention the couple things that kept me from rating this book higher: the pacing and the big conflict. When it comes to the pacing, all I can really say is that it's slow. The sexy scenes are pretty sexy, the conflicts can be pretty dramatic, but overall, it always seemed like it took awhile for things to actually happen. I know that a lot of people really go for this style of storytelling, but I'd rather see things happen. As for the big conflict, I saw it coming but thought that Rian was way off-base with how upset she got. I feel like I can't really say more than that without spoiling it!

Overall, I enjoyed this book and I think I'll add the second book in the series, which features Pierce's sister, Amalie, to my TBR. I loved her character and would love to learn more about her and her fiance.

Helena Hunting is always a go-to for a fun romantic story full of sass and humor.
This one is no different.

Rian is the once rich girl from the Hamptons who had her life fall apart, and with her sister, had to rebuild her entire identity and form a new life. She has some major secrets that she's hiding, and her current mission of buying/selling houses is going to help her regain a bit of her past.

Pierce is also from a wealthy family, except he doesn't want to be part of the family dynasty. He'd rather be in work boots that suits, and he and his brother enjoy fixing up homes for sale, but for very different reasons.

All is fun in love and real estate, until the two collide.

This was a really fun read! I've enjoyed the other two books in the "Shacking Up" series and this was a welcome read!

Good gravy, Rian and Pierce were cute. From their first snark-filled encounter in the cereal aisle to their sexy-fast romance on the beach (complete with dryer sex and sand fleas, man!) to their deepening relationship as things progressed, I liked them.

I always have a soft spot for snark, sass, and sarcasm. Let's face it, Rian and Pierce excel at all three.

Pierce is also a hearty believer in cuddling. He cuddles. A lot.

While Pierce is a self-avowed cuddler, Rian is prickly. She often speaks without filtering and she's pretty darn suspicious. Also, she's a master at pushing people away when things start to get heavy. Which Pierce is NOT cool with. But then, he calls her on it and is good at making her face what's bothering her. Eventually. Things like that take time and perseverance and Pierce gives her both.

This is the first book I've rad in this series and I dug it. Fast-talking, filterless ladies make me smile. The men who slip under their prickly exteriors make me smile even more.

All in all, I had a good time with this one and that's what it's all about.

I Flipping Love You by Helena Hunting is tied to the world of her Shacking Up and Hooking Up books but can be read as a stand-alone. At the age of 18 Rian Sutter and her sister Marley had their lives upended when the fraudulent empire built by their father came crashing down and their parents fled leaving the twins to deal with the fallout. Needless to say Rian has trust issues. Pierce Whitfield is taking a break from his high flying life as a lawyer in Manhattan to spend the summer buying properties with his brother in the Hamptons to renovate and rent out or flip. They meet when Pierce mistakes Rian for her sister while trying to track down the woman who scraped his car and drove off. Sparks fly and continue to fly as they keep meeting unexpectedly. Seriously funny story! Fate was definitely working to create their relationship! Loved the character interaction and loved that the ladies were flipping houses too. A different take on that Billionaire businessman hero! Loved how strong the heroine was!! Rian went from riches to rags to Standing on her own 2 feet! Can't wait to read more from Helen!

My first time reading this author ‘s work. I fell in love with a great story of two sisters attempting to get their life together, after their father swindled friends, coworkers, & investors in real estate deals. Pierce Whitfield was a lawyer for his father’s firm but did not enjoy his work. He & his brother started investing in real estate & flipping houses in the Hamptons. Pierce & Rian have an altercation in a grocery story & karma keeps happening to them. This is a fun read & lessons learned in the process. Great book & writing! Loved it!

I enjoyed this novel far more than I expected to from the cheesy cover. I'd never read this author before and was impressed. Helena Hunting actually made me laugh, which rarely happens especially in a romance novel. The erotic scenes were steamy and I wanted to read them over and over again. The chemistry between Rian and Pierce was off the charts. Thank you Netgalley, I'll definitely look for more books by this author!

5 Flipping Stars

I loved this, classic Helena Hunting, I was cracking up right at the beginning. I Flipping Love You is tied with favorite, Shacking Up.

Pierce and Rian were smoking hot! They had no problems in chemistry portion or finding locations for quickies, only just breaking down Rian's walls.

"We’re having a sleepover. We’re going to do this all night, and I’m going to cuddle you like a motherfucker after finishing sexing every last orgasm out of you.” ~~~Pierce

Side characters had me rolling!!!! Marley and Lawson really added to the humor in this one.

"You ask. You're fucking one of them. Shouldn't you know what's coming on the market? What'd you do, premature ejaculate or come in her eye or something?" ~~~Lawson

If you haven’t had the pleasure of reading a Helena Hunting novel, you need to stop what you are doing and download one STAT! And to think, I almost passed on reading Pucked because someone took issue with the gratuitous use of the word beaver and I worried that I would too. Not the case and since then, I’ve read everything I could get my hands on. Ms. Hunting’s books are such light, funny, easy reads and I enjoy them so much.

<i>I Flipping Love You</i> is book number three in the Shacking Up series. They are all stand alone but do yourself a favor and start with Shacking Up. You won’t be disappointed.

I managed to go into this book without reading any descriptions. All I knew is that this was about flipping (duh, the title) and that Amalie’s brother Pierce was one of the main characters. After Bane and Lex, I knew I was gonna fall in love with Pierce too.

Rian, who’s in real estate, and Pierce, a lawyer who’s side hustle is flipping houses with his younger brother, meet in the most awkward of situations. Despite the immediate fireworks, Rian shuts Pierce down because the cocky asshole is too tempting. After multiple run-ins, where Pierce grows on her like a barnacle, Rian submits and queue explosions.

Things are never as simple as we’d like and our lovebirds soon find themselves on competing ends of the flip market. Can business and pleasure remain separate when hearts are involved? Throw in the fact that Rian has some walls up a mile high to guard some mega secrets and you'll understand the obstacles these two face.

All in all, this was such a light-hearted read which I really needed. Glad I can count on Ms. Hunting to deliver!

It took me to read half of the book to realize that Amalie is THE Amalie from Hooking up. I know I know I'm a bit slow, but I figured it out on my own slow self.

I love this author and this series it has given me so much fun and happiness and this one wasn't different.

The banter between Rian and Pierce is just so much fun and it made me laugh so much! I just wonder how you pronounce Rian I always say it like RIan instead of Ryan. I just wondered that while reading.
The only thing that I had was that the end was so see through probably because it's something I wished and read previously in others. You can't make that better or different it was fantastic! I loved the epilogue it was so good! I want more!!

I loved Trip as well even though we didn't get to see a lot of him he still is adorable!

Loved it all!! I have pre-ordered my paperback already! I'm not so patiently waiting for it!

This author is new to me, I know she has quite a few books out but I like to read the series, once all the books are finished. Took a chance and very much enjoyed this one. Now I have Helena Hunting marked as watched.

Pierce is a lawyer, not a happy one, and is busy helping his brother with flipping houses. He was working for his father in patent law and made a small but big error, so he has some free time on his hands. He meets Rian in the grocery store thinking she hit his Tesla.

Rian is trying to reach goals she has set for herself after a scheme by her parents leave her and her sister in debt. She is well on her way when she is face to face with a hot angry guy saying she backed into his car.

These two end up bumping into each other in odd places, one while Rian was on a date. This book is very funny throughout and emotional at the end. I’d like to see Rian’s parents get the justice they deserved for what they did to their daughters, even though they are not seen or heard from.

I took away a star because of Rian putting her walls up and dismissing Pierce as he would just leave if he knew the truth.

I will definitely read this author again.

I Flipping Love You was an enjoyable romcom read from Helena Hunting. Rian is a real estate agent/flipper living in the Hampton’s with her sister, and trying to move on from a scandalous past that she didn’t choose. Pierce is a patent lawyer in NYC who is taking a somewhat forced break in the Hampton’s for the summer. Buying and fixing up rental properties along the beach and living with his younger brother. All it takes is a fender bender, a hit and run, and a case of mistaken identity to bring these two together.

What these two have can only be described as constant kismet. Even though one party is reluctant to admit it there is chemistry, attraction, and tension between them. Combined with the fact they can’t stop running into each other... how can they avoid the inevitable? I enjoyed Rian and Pierce’s relationship. While all the characters in this book can be over the top at times, it works for me because this is a romcom. I also felt like the angst/drama in this book was reasonable and handled well by the characters. The banter was pretty funny. The naughty bits were sweet and steamy. It’s just a fun, easy, and enjoyable read.

I really enjoyed Rían and Pierce’s story. It’s definitely a swoon worthy romance with a quirkiness to it.
