What a great story. Author Annie Rains is a wonderful writer who tells such beautiful stories. Her stories always pull at the heart & have humour run through them. Her characters are always strong of will & sometimes stubborn to a fault, but always loving, gentle & caring. Josie & Tuck are no different & when their chemistry explodes it brings a new outlook on life for each of them. The past had been hard for both of them & they’re about to find out that the futures they thought were in front of them have taken a sharp curve. For Tuck finding out his 11 yr old patient is his daughter is life altering & Josie’s career that’s brought her here is about to change. This story is a tale of love & loss, grief over past mistakes & how the small town of Sweetwater Springs changes the life of another visitor. I enjoyed the beautifully descriptive scenes of sunsets, horseback rides, town dances & festivals & small town life. Definitely recommend this book if you’re looking for something with heart & soul. Another hit for Annie Rains! I love the cover of this book and the story is delightful. The characters are well developed with an interesting twist to the story and makes the point that we cannot judge people by our first impressions or their looks. I hope there are more stories to come from the lovely little town of Sweetwater Springs!

Springtime at Hope Cottage is the second book in the Sweetwater Springs series. I can't put these books down. Annie Rains has perfected the art of the sweet romance novel, one of my favorite genres. I got through this book in less than 48 hours. I couldn't put it down. These romance novels set in small towns always suck me in and I wish I was living there hanging out with it's residents. I loved getting to know Josie and Tuck and getting to revisit Mitch and Kaitlyn from the first book in the series. I enjoyed watching Tuck and Josie get to know one another and learning more about Sweetwater Springs. I also enjoyed the bonus story at the end about Tuck's sister. It definitely left me wanting more. If you love sweet contemporary romance novels, you will definitely want to read Springtime at Hope Springs (as well as Christmas on Mistletoe Lane). I will be anxiously awaiting the release of the third book!

My second trip to Sweetwater Springs was just as wonderful as the first! Annie has really proven herself as an amazing romance writer capable of crafting characters you love and can't wait to learn more about.
My favorite thing about this second book is how it further built on the relationships that were created and expanded the characters that you just started learning about in the first book.
I love Annie's writing and recommend her books to all my book loving friends. I can't wait for the third Sweetwater Springs installment coming this fall!!

Josie is as editor for a magazine in NYC. She's visiting her best friend in SweetWater Springs. Tucker is a physical therapist. He's trying to move on from the loss of his wife. When Josie is injured while walking a trail behind the B and B she's staying at Tucker comes to the rescue. Josie's injury requires physical therapy and Tucker offers to help. While the sparks are flying can they make it work. Is Tucker ready to move on? Will Josie take a chance with her heart? I loved this book. The characters are realistic and lovable. I can't wait for the next book in the series.

Hardworking career driven Josie Kellum travels back to stay with her best friend for a short get away. An unforeseen accident back home causes Josie to extend her stay in Sweetwater Springs.
Tucker Locklear is a resident of Sweetwater Springs who is a well known physical therapist. When Josie Kellum ends up a patient at Hope Cottage, Tuck knows he is in for more then a quick rehab.
Author Annie Rains does an amazing job at pulling the readers into her stories. I truly felt like I was watching a movie play out before my eyes with the vivid details. I fell in love with both Tuck and Josie from the start!

ok can I please go to sweetwater springs?!?! I love this series. I fell in love with Josie in the first book Christmas on mistletoe Lane and was so happy she was getting her own story! And Tucker oh Tucker...I know have a new book boyfriend! This series is a must read and I can’t wait for the next one!!!

5 - "I'm so glad I didn't miss this..." Stars!

We return to Sweetwater Springs for the second book in the series; Springtime at Hope Cottage. Town physical therapist; Tucker Locklear and city girl; Josie Kellum find their happily ever after together in this installment, and they are quite the opposites at first introduction.

He was ready to put himself out there in the dating world again but he didn’t want to set himself up for another heartbreak…

Which is exactly what Tuck expects to happen when his feelings for Josie start to change, two years on from his wife’s death Tuck is looking to move on, but not with someone whose time in town comes with an expiry date, even if that date is extended by a nasty fall and then a fire in her New York block of apartments.

"The more I try to resist you… the more I want you."

Nice slow burn with this one, both of them are commitment shy for their own reasons. But the more they get to know each other, the more those reasons seem to become less important, Tuck still dealing with his wife’s passing takes up a bit of page space, but I think because the relationship between him and Josie started out slow too, the pacing of everything felt right. There are a few surprise twists in their tale as well, and we get to catch up with the residents of Sweetwater as things move along.

"Home… I’ve found home."

I love small town contemporary romance, Annie is delivering that in spades with this series, the tropes may be tried and true but the stories they are being matched with are an absolute delight to read.

Tuck’s sister; Halona and his BF Alex are up next with; Snowfall on Cedar Trail due later this year, all I can say is I can’t wait for more!

Annie Rains gives us another winner in Springtime at Hope Cottage due out in early March, 2019.
Josie Kellum is on the way from New York City to visit her best friend, Kaitlyn Russo in North Carolina. Kaitlyn inherited a bed and breakfast, fell in love, and married in the first of the Sweetwater Springs series. Josie arrives to find that Kaitlyn cannot pick her up from the airport, in her place she sends her husband, Mitch’s best friend Tuck Locklear. An awkward meeting brings an even more uncomfortable 45 minute ride back to Sweetwater Bed and Breakfast.
Josie spends a week at the inn when her landlady calls to inform her that a fire damaged part of her apartment and it would take a month to repair. Kaitlyn had no rooms available so Mitch arranged for her to rent a room above Tuck’s garage. Neither party looked forward to her move but Josie knew it was the only opening in Sweetwater. Tuck realized his friends need his help so they moved her into the apartment. It was then that Josie saw what a beautiful place in the country that Tuck owned.
She had fallen while walking in the woods behind the inn and was placed in the care of Tuck, as her physical therapist. She was doing well and gained more respect for the very good looking Tuck. When she moved into the apartment saw how caring and respectful Tuck was for his patients as he used areas by Hope Cottage for patient therapy. The story develops into a very interesting comradery and love story of Tuck and Josie I found the descriptions of the people and countryside engaging. I read the book with winter all around me and it brought spring and the beauty of North Carolina’s wildlife and flowers into my mind. I found it pleasant just to imagine such a place. Ms. Rains is a wonderful storyteller. I look forward to her next book and will probably re-read Springtime at Hope Cottage once again.
I encourage those looking for a great read to pick up Annie Rains books. I think you are sure to enjoy.

I have really enjoyed this book. The themes were right on par with a little something extra thrown in. Rebirth / renewal can be a wonderful thing. This was as much fun as the first book.

I truly enjoyed reading this book!
It is an engaging & heartfelt story.
Josie, a journalist, living in New York,
is finally visiting her best friend, Kaitlyn,
in Sweetwater Springs.
Tuck, is a Physical Therapist. He is a
widower. He has thrown himself into
his work, the pass two years.
Tuck, is doing Kaitlyn a favor,
by picking up Josie, at the airport.
And to say they did not hit it off,
is an understatement. Tuck, thinks
Josie is a self-absorbed, spoiled city gal.
Josie, doesn't think much of Tuck.
It's hard not to deny their immediate connection. But a fling is the last thing, Josie, wants. And Tuck, is still guarding his heart.
While exploring the trails by the B & B,
Josie is injured. Fortunately, she is acquainted with a physical therapist.
With their strong attraction for each
other, it makes it hard for Josie & Tuck.
She needs to extend to trip, but the
B & B is full. With the help of friends,
Josie found a place to stay.
As Josie & Tuck, spent time together,
they found they liked who they were
becoming. The story is set in a quiant small town, with wonderful characters,
that make it the perfect read.
I loved everything about the story!
It will steal your heart from the very
first pages to the last!!

I’ll be perfectly honest – I just don’t understand why Annie Rains isn’t on everyone’s book shelf. Her characters are always complex and layered, her stories have a core of sweetness and kindness that we all could use, and their connections are palpable – you want to visit the places she’s created, make friends with the people and sit in the café to people watch. Springtime at Hope Cottage is no exception. From first coming to Sweetwater Springs where we met Kaitlyn intent on making the little B&B in the North Carolina mountains a viable business, and with her finding love with the half-owner Mitch, a resident, the magic in this little town was tangible. Now as Josie has returned for a little break, it’s been lonely in New York without Kaitlyn and with changes at the top for the magazine she works for, work isn’t all that hot either. And for someone who exists for her job, burying away her own fears of not being enough and fears of being too close to someone who could break her heart, she’s more in need of the magic of the place than anyone else.

But, the B&B is busy and Kaitlyn is swamped with work and the uptick in business, particularly with the upcoming festival, and she can’t meet Josie at the airport, instead sending her husband’s friend Tucker to pick her up. From the start, Josie’s wound a bit tightly, and Tucker with his no-nonsense connections to the earth, nature and the town as well as his good looks and instant impression of Josie as a high maintenance princess leaves the conversation rather stilted and both with an unusual reaction to one another. He can’t forget about her, even as he is still mourning his wife and wanting to ‘honor’ her memory, and Josie finding him annoying and perhaps a bit too aware of her – like down to her innermost thoughts aware – and finds herself unsettled and anxious.

From here it is classic Raines – Tuck is native American, a Cherokee whose mother has been dedicated to teaching her children and her community about the traditions, foods and ways of time immemorial. Tuck uses nature and his own training to work his magic on those who need help regaining function. When Josie, unexpectedly finds herself in need of his skills after twisting her knee, the two find themselves working together, and doors start to open in their relationship. When her apartment building is damaged by fire and she’s got to find a new place to live – the relationship with Tuck seems to jump forward as she moves into his garage apartment. So different these two are, but Josie’s proximity shows Tuck the caring person beneath the city polish, and discovers that with his new client, she’s simply magical. Of course, there are secrets to uncover, but the heartstrings and connection between the two build, giving both a second chance at new possibilities, all with plenty of support and some big changes for everyone involved. Leaving me with a smile and plenty of interest in the third friend in Tuck’s group and his little sister and nephew, the sweetness o Sweetwater Springs, combined with the community, it’s people and a few nudges from the author make this series one that is a pure delight.

Annie Rains has once again captivated my full attention and heart in another one of her wonderful books! Tuck and Josie's story was so addictive that it was extremely hard to put down especially when I had to go to sleep or work. Springtime at Hope Cottage is a book that is so heartwarming the story will stay with you long after you finish reading it. I can't wait to read the next book in this fantastic series!

I truly enjoyed reading the first book in the Sweetwater Springs series (Christmas on Mistletoe Lane). I can honestly say this book did not disappoint. I was ready to continue getting to know the characters and the town. Really meeting Josie and Tuck and more people in the town was perfect. I will definitely to continue to recommend Annie Rains books to my customers.

Loved it! A wonderful love story. It not just a romance between two individuals. There are others to love: friends, family, and animals. A tear or two may have been shed. A definite page turner. I eagerly await the next one in this charming and delightful series.

I absolutely loved this second story in the Sweetwater Springs series. I enjoyed getting to learn a little about the Cherokee Indian culture throughout this book. I loved the dynamics between Tuck and Josie and Maddie. I can’t wait to read the next book in the series. This is my honest review of an ARC from netgalley.

This was a sweet, romantic addition to the Sweetwater Springs series! The first book captured my heart and made me fall in love with the town and the people. This book did the same thing (although the first book is still my favorite!). I loved the inclusion of Cherokee culture, and it was great seeing all the diversity continued in the town. We saw a lot of that in the first book, and it just kept on going here. I liked meeting new characters and seeing old favorites as well.

The last thing Tuck Locklear wants is to get involved with a woman, having lost his wife two years ago, and he especially doesn't want to get involved with a city girl who is glued to her phone and only in town for a week. However, when Josie Kellum comes to visit, his willpower is greatly tested, as his patience and strength is tested. While he recognizes her as the last person he should kiss, that's all he seems to want to do. Josie is just in town visiting her friend, and she is not getting along well with the first inhabitant she meets, Tuck. But things happen for a reason, and when they are forced together every day of her visit, the sparks fly. Neither went looking for love but they just might find it in each other.

It took me quite a long time to warm up to Tuck. I mean, the man rarely had a nice thing to say or think about her for the majority of the first half of the book, and he was a jerk to her in front of other people for no reason. I didn't really see anything attractive about him except his looks...at first. But then as he softens and begins to see beyond Josie's "city girl" exterior, he wisened up and saw her for the wonderful, generous person she was. I loved her interaction with Tuck's patient, Maddie, and thought she handled the bumps in the road very well with both of them. Josie was easy to like, and I especially liked how she stood up for herself many time throughout the book. She was a strong woman, and she didn't let her attraction to Tuck get in the way of her self confidence.

Sweetwater Springs is still deeply embedded in my reader heart, and I look forward to seeing where the series goes next! Not sure who will be the next bachelor/bachelorette, but it's sure to be another swoonworthy romance.

Interesting story revolving around a big city gal coming to small town to visit her best friend. Then she has minor accident and starts to fall in love. Of course there are complications that make for interesting story. You'll love how things progress.

Josie Kellum has a great job as an editor of a major New York magazine. She is pulled away from her job due to an injury sustained while she is visiting her friend in Sweetwater Springs. The doctor recommends a couple of sessions of physical therapy in order for the injury not to become more serious. Then, due to other circumstances, her stay is extended. But, oh, her therapist... Oh, so sexy!

Tucker Locklear hasn't so much looked at another woman since the death of his wife. Why is it that his newest patient, albeit temporary. Josie Kellum affects him? This is on a deep level from the moment they met. He is really glad she was planning to leave soon. Also, his policy is not to date patients. However, when he finds out she is staying longer than planned, Tucker begins to worry. Will he be able to hide his attraction to the stunning Josie? Also, how can he think about another woman. He still hurts from losing his wife. What if he loved and lost again? He just cannot take the chance.

This was a wonderful and effective story. The romance between Tucker and Josie was very touching. It was true to form with Tucker resisting a chance at love due to what he went through with losing his wife. Also, Josie's life was in the big city, not in a small town. Even if the people - and a chance at love - were compelling.

There was another character in Springtime at Hope Cottage that bears mentioning. That is young Maddie, a physical therapy patient of Tucker's. I found this portion of the story quite engrossing. Annie Rains has done a fine job of weaving a romance with another story that blended in quite well. The conflicts in this story balanced with a very pleasant ending. I really enjoyed this book and Annie Rains works.

This is part of the Sweetwater Springs series. The first of this series is Christmas as Mistletoe Lane. My review follows. The next book in the series, Meet Me at Sweetwater Springs, is due for release in August.

Springtime at Hope Cottage is a sweet romance that fills your heart with hope and leaves you smiling right until the very end.

Springtime at Hope Cottage follows the story of Josie and Tucker. Josie is all about business and doesn't know how to disconnect from the world. She's always on the go. So, when a trip to Sweetwater Springs ends up with her injuring her knee, Josie will finally be forced to take a moment and catch her breath. Being injured isn't so bad if she gets to spend her time with Tucker, the town's good looking physical therapist. Tucker intrigues Josie in many ways, but she's not ready for love....or is she??? It's been two years since Tucker's wife passed and he's finally starting to live again. He's great at his job and his new home gives him what he needs; hope. So, while he can't deny the pull he feels towards his new patient, Josie, he's not quite ready to jump into the dating world. His heart is still battered, but Sweetwater Springs has a way of sneaking up on you and maybe just maybe it will be able to mend Tucker's broken heart. There's only one way to find out...

In a world of craziness, Springtime at Hope Cottage was just the story I was looking for. It was incredibly well written and captivating. The characters were real and easy to relate to. I loved seeing the friendships that Josie had and seeing that there was more to this girl than what meets the eye. I loved the slow build of the relationship between Tucker and Josie. While their chemistry was great, their hearts were guarded. I loved seeing the two of them get to know one another, build trust and explore the feelings they had for one another. Their romance was sweet and swoon-worthy.

Springtime at Hope Cottage is a terrific second chance romance. It's light on the drama. Light on the angst. But, filled with lots of heart. The characters both have painful pasts and have to learn to move past them. In the end, this is the kind of romance that just makes you feel good and in the end, leaves you with a smile on your face. I enjoyed everything about this book from beginning to end and look forward to getting my hands on the next book in this sweet series.
