This books completely surprised me! While I loved roommates-to-lovers Sadie and Jack, it was Sadie's friends who captured my heart. Their text exchanges were so much fun and I wish I could be friends with all of them. Ballard's writing sucks you in and she covered some heavy topics in a respectful but not overly-dramatic way. And the banter! Just so good.

Thanks to Putnam and NetGalley for a copy to review.

Such a cute little book. I highly recommend if you are looking for your next romance read. I can’t wait to read more books from this author. It was just what I needed.

Overall, a good romantic comedy with two unexpecting people living together. One is kind of rough around the edges, and one can do no wrong in my eyes.

Loved this book very much!

Thank you to Netgalley and PRHAudio for the gifted copies.

I saw some conflicting reviews headed into this one, and I thought it was pretty delightful. Sadie swears a lot, and she’s kind of a mess, but she’s funny and I love her and her friends. Jack’s so stinkin’ thoughtful and the way they met had me laughing so hard.

I thought this was a perfect romcom for a spring/summer read, and you already know I love a close proximity romance!

Words cannot describe how good this was. Have you ever had a book hit you in the exact right place at the right time? This was it for me.

Premise: Sadie loses her job in finance due to some nepotism- and when drunk ends up on a roommmate app instead of a dating app where she meets Jack. Jack has a brownstone to split and Sadie moves in to cut costs and pursue her passion of floral design.

This was all kinds of delicious. Slow burn, friends to lovers romance and character development. I think the most refreshing thing about this book is that the characters both had to save themselves in order to be in their relationship and make it work- it was great because nobody was jumping and then expecting the other person to be the hero.

This also had an amazing side cast- I want to read all of the books about Gemma, Harley and Nick.

I listed triggers below. Nothing is explicitly seen but the below are mentioned.
TW: mental health, death of a family member, mental and emotional abuse

Thank you so much to NetGalley and Putnam for the opportunity to check this one out! I adored it!

This is a sweet story about starting over, making peace with your past, and embracing the beauty in life. The romance elements were very sweet and the friend group is serious friendship goals.

I saw LEASE ON LOVE everywhere in my Bookstagram feed so I thought I should bump it to the top of my TBR.

This is a slow-burn, forced proximity romance with a wonderfully quirky heroine and a cinnamon roll hero. Both Sadie and Jack are going through some shit and their relationship to each other is filled with super-sweet moments of healing that feel genuine and un-forced.

LEASE ON LOVE also has great side characters that have distinct personalities. You will fall in love with this group!

The central conflict in this book was a bit MEH for me. It doesn't feel like a big deal to me, but it explodes this couple. Then, after a quick convo it's resolved. I was waiting for something a bit more substantial to happen, honestly.

I will definitely read this new author's next book since LEASE ON LOVE was a great read with lovable, but flawed, characters and a perfectly wonderful HEA.

𝗥𝗔𝗧𝗜𝗡𝗚: ⭐️⭐️⭐️⭐️
𝗦𝗧𝗘𝗔𝗠 𝗟𝗘𝗩𝗘𝗟: Rated R / 1-4 descriptive sex scenes, may have harsh language.
𝗧𝗥𝗜𝗚𝗚𝗘𝗥𝗦: past death of parents, past emotional abuse
𝗙𝗘𝗘𝗟𝗦: 3/5 - You will definitely feel some feels.

This one was just ok for me. I enjoyed the exploration of the relationship between the two main characters while also finding their connection not quite believable. I did really enjoy the friend group and how supportive they were of each other. That was probably the strongest point of the book for me. While not a new favorite I still enjoyed my time reading this one.

Sophomoric and Offensive.

Coined as a rom-com, I'd say that Lease on Love missed the mark, at least for me.

As an educated, strong woman, I found this book to be highly immature and idiotic. The characters used swear words in almost every single sentence to describe their thoughts and feelings (about life and each other) and while researchers have found swearing to be a sign of intelligence if used in the proper context, I don't think this is what they meant. No conversation in this novel could be had without saying such things as "I'm sure as f&ck" and "F&ck man."

There are lots of reviewers that loved this novel and found it charming, witty, and funny, thus I'd simply say, this book was not for me and that perhaps this author is not my cuppa.

A buddy read with Kaceey.

Thanks to Penguin Group Putnam - G.P. Putnam's Sons for the arc.

Perhaps I just wasn’t the right reader for this book.
When I saw the premise it sounded so good. And I have been seeing positive reviews for it too.
But…
Oh my! This was not a good fit for me. The actions of Sadie our leading character just left me cold. She is not a likable character. And her language and that of her friends was just crass. I kept cringing as I read. My language isn’t exactly squeaky clean but this was just way too much!
I tend to avoid YA. And though this one wasn’t tagged as such ithe immaturity of the characters gave it that YA feel.
There are many positive reviews for this book. Just wasn’t my cup of tea.

Thank you to NetGalley and Penguin Group Putnam

This was a solid 3 star book. Nothing super spectacular or stand out, but cute and sweet. I enjoyed the friend group.

Lease on Love by Falon Ballard was brilliant! I thoroughly enjoyed this book and Sadie Jane! Sadie pulls off the ultimate millennial goal: after getting passed over for a promotion then let go she miraculously finds cheap rent and decides to pursue her passion: floral arranging. I loved seeing her live out her dream it was as relaxing as a Nancy Myers movie!

This was such a cute romance read. I loved how these characters both didn't realize how much they needed each other. And the way that these characters grew together. I also liked how this book had just the right amount to steam. It did take a while for the main characters to get together. But I liked how there friendship evolved into a relationship. If you are looking for a good romance book I would highly suggest this one.

This was a cute book! I enjoyed the friend group and the romance. Overall, it was more immature than I prefer and a had a bit of a Christian vibe to it which threw me off.

I LOVED this book. I laughed, I cried, I laughed some more and then I cried some more. It is a great romance story that can be treasured by all romance readers. It was the perfect romance story - the plot is well developed and so are the characters. The characters are likeable and believable but their flaws are still there too but they don't detract from how much you enjoy them. I would highly recommend this and it would be a great beach read.

Funny, uplifting and the perfect type of read for lovers of second-chance romance. I greatly enjoyed this one when I read it earlier in the year! I bought a physical copy when I did not download the Netgalley copy on time and am so glad I did! Love that I own the hardcopy of this wonderful story. Thank you, again!

Lease on Love seduced me with it's magnificent cover and promising premise, and I couldn't wait to devour the story.
In fact, I was so excited I asked my friend Amanda to read it with me, expecting we would have a blast.

To be fair, it is always good experience reading a book with my favourite reading buddy, but if I told you we liked the book, I would lie.
If I'm being honest, I think Amanda liked it little more than I did, but we both agree the book could have been better.

My main problem with the book are the characters. Sadie being just too selfish, self centred person who use people around her and doesn't give anything back, but the author keeps pushing on us (readers) how damaged she is from mental abuse and how good friend and giving person she actually is.
But not one time did Sadie show any of those things.
Yes, she had that little voice that tells her she isn't good enough, but the way she acts this whole book is all about her, her, her, and more than too many times she talks about herself being hot, awesome, great in bed act.
She has no problem using her friends for free labour, putting them into fire, pushing her all life and friends to someone else's house, and never, ever apologise when she is wrong. Oh, and she never even asks people how they are.
When she had a row with her boyfriend, all the messages she sent were about her, not once did she ask him how he was or what was he doing, and she even dares to get mad when she finds out about other's past that never included her.

On the other hand, Jack was so undeveloped it paints to think how much potential there was, but author decided to make him fairytale, unbelievable boyfriend without his own story whatsoever. Ok, by the end of the book we did find out where his money came from, but it felt like the author used last two chapters to make dull row between the two of them and also add the puzzle that was missing, but I wasn't impressed.

Slow burning romance was not good, it was pointless because it didn't have a strong reason for it. It missed the core of why they would wait so long, Jack being one who insisted on it.
His depression and him working on himself was the reason he used, but to be honest, his words were everything we got. He never changed his behaviour (except he became even more lame when he became official boyfriend, acting like Sadie's assistant who makes her bath while she isn't even home yet because God forbid if she'd have to wait a minute or do it herself), he was the same person at the end of the book that we met at the begging.

If the author chose to make him addict who was in a program and has to wait until he commits to someone, if she decided to put one of them in relationship with someone else, that would make sense why the wait.
Damn, even him hiding a micropenis would be a better reason!

As for the friends, they were okay, but it bothers me that one was black just so we can tick that representation from the list, and the other character had to find herself a girlfriend in the epilogue (just briefly mentioned there, I guess for the sake of representation) even though she never showed interest in girls or had any comments that would include lgbtq themes, so one more thick there.

I decided that my review is already too long, and since I don't have anything nice to say I will wrap it up here.
Judging by the rates, more people enjoyed the story than not, but I personally don't recommend it.

I ended up needing to DNF this one. I was actually super intrigued but there was SO many f-bombs in this book I found it hard to focus on anything else. Everything was F this and F that. And it doesn’t normally bother me but I couldn’t concentrate there was so many… but it did start off well! I wish I could’ve enjoyed it I guess it just wasn’t for me.
