I found this was especially enjoyable as I was working around the house over the weekend! Right from the beginning meet-cute to the rut-roh we are going to be neighbors! these two were destined to either turn that chemistry into something great or sizzle right on out. Turns out they found some magic and made it work. Grace inherited her grandparents home and she is finally ready to move in just as she is finishing up design school. Working on a budget she is planning to rehab the home and make it her own, if she can get the grumpy neighbor, Noah, to stop trying to buy it from her. Noah is a real estate developer and wants Grace's house so he can tear it down and put in a pool. Seriously, they live on the water! Well, what starts off as a series of bets turns into so much more when a magazine editor gets involved and wants Grace as the interior decorator for Noah's home. Oh boy! This one was so good!

This was a wonderful book to read and an even better book to listen to. The narrators really brought this book to life and it was great to hear it read to me.

There’s a constant push and pull between Noah and Grace as they fight their growing feelings for each other that keep you coming back for more. This is a sweet and light romance that stands on its own but exists in the Ten Rules for Faking It world - because who doesn’t love an unexpected cameo?
Things I enjoyed
- the HGTV vibes from Noah the reno expert and Grace the up-and-coming designer
- any scene with Morty
- both main characters actually do a good job of speaking their minds and conveying their emotions
Other than that, there isn’t a whole lot that sets this book apart from the other contemporary romances out there. I wasn’t the biggest fan of the Disneyland ending, but I’m also not a huge Disneyland maniac like I know some people are.

Of course, I want to love every book I read, or else I wouldn't read them. I was drawn to the premise of this romance - an HGTV-esque plot with enemy neighbors to lovers? Sounds like my perfect book. Except it wasn't. The beginning of this book was fine enough, but the middle seriously dragged for the longest time and got to be overall pretty boring. When I look back on reading this book, I am able to point out all of the repetitive thoughts and dialogues that the characters had, and I am able to understand that I mostly didn't like it because of how dry the characters were. The whole magazine article plotline felt like it wasn't strong enough to be the main plot force driving the characters together.
I'm sad to give this a 2-star, but I read Sophie Sullivan's other book and am confident she can do better than this.

I feel like this should have been a book I really loved but somehow it just didn’t quite click for me. I didn’t believe the insta-love between the main characters. It was a fun story and I really enjoyed the HGTV reno vibes. The narration of the audiobook was great and I’m glad I ended up getting the audio version because I was struggling a little bit with the ebook. I know a lot of people will love this book so I encourage you to give it a try!

This one was sweet and fluffy. There were some fun, fairly well-developed characters and some interesting plot arcs/backstories. I kind of love that the parent-child dynamics didn’t magically resolve themselves at the end of the book; it made it all feel a bit more real, without taking away from the central relationship. I did feel like the characters were a bit lacking in diversity of different types, though; I would’ve loved to see a greater range of identities. Overall, though, this one followed a lot of the typical rom-com patterns, but it didn’t quite feel like a carbon copy of other stories. It was cute, lighthearted, and free from a lot of tension.

Noah has just moved to California after cutting ties with his father and his father’s real estate company in New York City. Noah wants nothing more than to buy Grace’s house so he can expand his new property and put in a pool. Grace is not interested in selling.
When Noah presents Grace with a once in a lifetime opportunity to redesign his entire house for a feature in a national magazine, she cannot say no. How to Love Your Neighbor follows the two of them as they navigate what this new business arrangement means for the dislike they have for each other.
Personally, I think I am over the enemies to lovers trope. I think that this book did handle it better than I had expected, especially toward the end, but I was BORED. I had to switch between audio and print to keep myself engaged in this story. I think it was definitely cute and fun. I appreciated all the side characters and how well described and included they were.
I did not particularly care for the narrator. The cadence with which she read bothered me. Additionally, she often seemed to be trying to read in a “suggestive” or “sexy” type voice. It made me uncomfortable. Not every line needed to be so sultry.

A solid romance that hits some of my favorite tropes: small town romance, forced proximity, friends to lovers. I felt a little disconnected from this book, maybe because I didn’t read the first book! Don’t get me wrong, this is a stand alone for sure, you don’t need to read the first book.
I love the HGTV aspect of this book, and Grace and Noah were super cute. I think that Noah was supposed to be a grump, but he didn’t come across that way to me.
This book was fluffy and fun and the perfect pick me up read.

HGTV meets enemies to lovers in this fun rom com. Noah and Grace are neighbors who got off on the wrong foot - he wants to buy her fixer upper of a house and she is not selling it. They end up teaming up on the redesign of his house and catching feelings in the process.
Sophie Sullivan is the QUEEN of the slow burn. Her first book had me screaming at the characters wanting them to realize they were perfect for each other and this book was no different. The chemistry between Noah and Grace was there from page one and I was dying for them to get it together. This romance is very low steam - so if you are looking for a slow burn with so much tension and little steam here you go!
I did appreciate how both MCs worked through their respective family issues and leaned on each other for support. It really added some depth to the story. My favorite part - Morty. Best side character ever.
I loved the audiobook even more than the physical in this case. The narration was awesome!

Noah is a real estate developer who is trying to make a name for himself and get out from under his father's shadow. Acquiring Grace's property would allow him to build something truly phenomenal and put his name on the map. Although they start off a little rocky, it soon becomes clear that working with Grace rather than against her might be the best way for him to accomplish his goals.
How to Love Your Neighbor was very cute! If you've always dreamt of renovating a home, you'll really enjoy this one! I loved Grace as a character. She's very self-sufficient, and although her mother is a horror, Grace has found her own family and friends who love and support her. (We all know I love found family!) Noah was a little boring. Very handsome, very rich, very closed off. He gets better throughout the story, but Grace is really the star of this one. I loved the side characters, and there were plenty of cute moments in this book! Pick it up if you love a grumpy and sunshine, enemies to lovers sort of tale!

First off- this cover! So appealing- it captivated me right away! I love the crossing out of “hate”- it set the mood right away.
Grace and Noah are new next door neighbors. They come from very different backgrounds. They seem to have instant chemistry but of course resist each other. Until they just can’t any longer. They begin working together but both question the others intentions.
The narrator was a pleasure to listen to!
This book has everything a romance could want- a meet cute, enemies to lovers, charming friends, challenging families, and proximity. It was sweet and simple. Pick this up for a light, happy read. It did fall a little flat for me. It was predictable which is typical for a romance but maybe too easy. I would’ve liked a little more struggle to get them together. I love when the characters relationship really builds up. I actually really enjoyed the last bit of the book because there was a little drama and passion. I’d give it 3.5 stars!

Loved this little romance so much! I’m not a huge romance reader but the themes of found family and inter generational trauma really made this one so much different. I listened to the audio and found myself unable to stop until it was done! Loved this!

This hate to love romance seems like an HGTV show that’d I’d love. This story follows Grace after she inherits a house from her grandparents, at the time Grace was living with Morty an elderly man who thinks he still a teenager ( He’s just a grumpy old lovable man). Grace is working multiple jobs to pay for design school and renovations to the house. Grace finally decides it’s time to move in when she meets her neighbor a hot surfer real estate developer. Only hitch is he wants her house and he does not give up easily. The story follows Grace and Noah get to know each other and finally fall in love. Grace also get the job as the interior decorator for Noah’s home which is being featured for many articles in a home magazine.
I really enjoyed the characters in this book Morty just made me smile and I really liked Grace and Noah. The plot that follows the magazine articles really felt like something you would see on HGTV which I really liked. I listened to the audiobook and really enjoyed the narration it was really easy to follow and was entertaining. The only issue I had was the conflict felt a little to easily resolved but still really enjoyed this story. This is the first book I have read by this author but look forward to reading more . I also want to thank Netgalley and St Martin Press for the opportunity to read this book for an honest review.

When Grace inherited a beach house she never thought she’d be going toe to toe with her next door neighbor Noah who is a real estate developer and is trying to buy her house. Unfortunately Grace is still a student with a small bank account and Noah is starting to playing dirty.
This was my first book by Sophie Sullivan and this sunshine meets grump story didn’t disappoint. If you are a fan of HGTV home renovations and family drama then this one's for you! I will admit this story was a little bit too slow for my liking but Grace and Noah's banter had me laughing out loud.

Sophie's Sullivan's How to Love Your Neighbor is an enemies-to-lovers contemporary romance. Grace has inherited a cottage near the beach from her grandparents. Noah, her nextdoor neighbor, wants desperately to buy said cottage. Grace is completely unwilling to sell. Noah will stop at nothing to get Grace to sell her house.
The novel is cute, but not particularly memorable. A quick easy read. Not the best romance I have read, and not the worst. This one is not particularly steamy for those who prefer romance light on the steam. Overall I would say this one was an improvement over Sullivan's last novel.
I was given the advanced copy of the audiobook, and the narrator was ok. Voice was tolerable, but had to play on 1.25-1.5 speed otherwise the narration would be entirely too long.

How to Love Your Neighbor has a premise that I was super excited for, enemies-to-lovers and throw in some home renovations? Sold. This closed-door romance is one that can be read alone.
Unfortunately, this book fell a little flat for me. I think I expected more tension or more longing. The relationship felt like it progressed quickly and it felt weird that Noah was Grace's boss. It's a fine story, but it isn't one that made me want to keep reading.
I enjoyed the narrators and I think that if I hadn't switched to audio for this one about 20% in, I wouldn't have been able to finish it.

Let me start by saying that I loved the first book in this series because of the great anxiety representation and I have read it twice.
This book however was a disappointment. I absolutely could not stand Noah and I think that a Grace deserved better.

What a great narrator! I think this is the first book I have listened by her. She had just the right balance of character to her voice, but not overacting. I read most of the book in print, but finished it in audio and glad that I experienced it in both ways.
Grace Travis is finally ready to move into the home that her grandparents left her and to start building a life on her own. She was recently living and helping an older gentleman in the neighborhood and she is ready. From the beginning, her neighbor, Noah Jansen, has expressed interest in buying her home to expand his own home/yard. From the beginning, they start off on the wrong foot, but can they work together to help each other out?
Enemies to lovers isn't my favorite of the genres within romance and while this one wasn't too far into the horrible enemies territory, it got a little catty and I was glad when they started working together. Because of their animosity it took me a long time to connect with the characters and care about the journey they were going to go on. And for me, that is the moral of a story of a romance book, so I didn't love this one as much as I love some of the other romance books that I read in 2021.
The characters themselves were great and the plot was good. I liked that they ended up working together and the project led them to fall in love and that felt super natural.

This started off really great and fun! I love the enemies to lovers vibe.
The house fixer upper thing was fine but after a while it kind of lost my interest. Especially after the main characters "got together". The story just felt too long.
