This is a cute fun read that includes one of my favorite tropes. I normally hate tropes because they seam unnatural and too clique, but I liked this haters to lovers dynamic in this book. Grace and Noah start off rocky when Grace moves in to her grandparents old house. Noah is the rich handsome neighbor who has had his heart set on owning the house next door (Grace's home) and tries his best to persuade Grace to let him buy it over market value. What I really appreciate about Grace is how strong and determined she is. She doesn't let this rich guy run her over, but she holds firm to her answer of NO.

Of course like we all might expect they bicker and do anything to get on each others nerves until they realize, maybe they don't dislike each other as much as they think. From the beginning they have inclinations toward likening each other, but try to keep it at bay because of their obvious challenges.

What surprised me is that this love hate battle isn't what makes up the whole book. While I think that the moment they switch from enemies to lovers was a little weird and forced, I think that overall you could see the slow softening of their hearts. One they do shift their thoughts of each other there is still a long more to come in this book. I found the story itself very interesting because, just like Grace, I love remodel shows like, flip or flop, and this book is a rom com version of those TV shows. I love the little battles they have as they remodel both of their homes (Grace being a student for interior design, and Noah having a business in real estate.)

There were a few overly clique things that I guess are expected in books like this, but I overall enjoyed reading it. It was fast and easy to fly through. I also am happy to find a book like this that is more focused on their emotional relationship rather than just the physical part. It was relatively clean, just a few curse words.

I read half of this book physically and half of it with the audio and I think the narrator captured almost what I pictured Grace sounding like. Some of the narration was a little off, but I overall had no problems with the audiobook. It was easy to follow a long with and it helped me picture Grace and her strong personality more.

Well... this was ADORABLE! HGTV fans... this romance is for YOU! If you like:

🏠 fun meet cute (hint: it involves DOGS)
🏠 HGTV shows / Interior Design
🏠 enemies to lovers romance
🏠 great supporting characters
🏠 Sunny ocean-side setting

This book was just so fun, and yet also, showcased great character growth in both our MCs, who are both struggling to overcome tough parent/child relationships. I admired Grace for her tenacity and drive - girlfriend was determined to make it on her own as an interior designer. I loved the fixer-upper aspect of this book too - so fun to have two neighbors basically competing on projects, but also working together and seeing that relationship grow into more. Grace was spunky and she really brought Noah (our hero) out of his shell. I feel like they complemented each other very well. To note, this a closed-door romance, and one that still managed to build up tension between the two MCs, which I always appreciate.

Dear Gracie and Noah - I just love you guys as individuals and a couple! Sophie Sullivan did such an amazing job of making this romance novel into such a fun reading/listening experience. I was lucky enough to have a physical copy and audiobook, and I just adored this book while both reading and listening. If you are someone who loves home renovation shows and cute meet love stories, you have to read this book. I feel like I am a "tougher" reviewer when it comes to romance because I need something fun yet unique. This book checked all the boxes! No critiques here.

Well-paced enemies to lovers rom com. If you read Sophie Sullivan's earlier 10 Rules for Faking it, you will run into some familiar characters. But, it is NOT necessary to have read that one before picking up this one. Very good chemistry between the main characters. Charming and enjoyable.

The narration is a bit slow. Would normally increase speed, but the sound is distorted on netgalley app when speed adjusted. Otherwise, the narrator is spot on.
