Featuring ~ dual 3rd person POV (ugh!), single mom, cheating ex-husband, absentee father
NOT enemies to lovers as it states in the blurb ~ not sure why it says that at all, did I take a snooze while I was reading?

Oh the joys of living in a community with a HOA.

Amelia is trying to start over with her 2 children after her divorce. She moves into a neighborhood and right off the bat she has an enemy in Carla, (they don't get together so that's not the enemy part). Carla has a problem with the gnome in their front yard ~ the gnome that she promised her kids she'd display as a way to ease into their new life. Now Amelia has a fight on her hands ~ can she convince the HOA to change the by-laws?

HOA president, Kyle, is easy on the eyes and trying to keep the peace in the hood. He was never interested in being around children, but can't help but befriend Amelia, Jacob and Chloe. An attraction is there, but can they make this work?

Overall, I wasn't wowed, but I did like that Amelia was such a great mom. There were some really heartfelt moments between them and she said all the right things.
I didn't really care for any of the characters, Amelia's friends and her next door neighbor were okay, but Carla was just awful.

I was fortunate enough to receive a kindle copy and the audiobook to review. I started out listening to it, then switched to my kindle, then back again and ultimately I preferred the kindle, so that's how I tackled most of it.

Narrated by Eva Wilhelm for 8 hours and 34 minutes, easy to follow at 2x. I was not overly in love with her narration, she sounded robotic at times. I really wish there was a male narrator.

Recently divorced mother Amelia Marsh moves to Houston with her two kids. She quickly ends up with a disagreement with the HOA representative over a garden gnome. Amelia is determined to fight for what she believes is right. She begins an friendship with the attractive HOA President Kyle. Will she win the war?

I loved this book. With me being a mother myself, I found Amelia as very relatable. I really enjoyed her friendship with Kyle and how great he was with her children. I have to admit I was sad when the book was over because I wanted more.

What a fun book!

I love the small town vibes and the characters in this book. They speak on a relatable level with a strong female lead taking us through this book!

I'm so here for how great a character Amelia is. She's a newly-single mother whose only goal in life is her kids' happiness and she is doing a brilliant job at it. I loved reading about kids of divorce being so well adjusted because their mom is there for them. Sure, there are some hard parts, but Amelia and her support system are there for everything they need. I also really liked that Goodwin wrote a strong heroine who admits she needs help after realizing that she doesn't have to hold everything in to be strong. It's a great message to go along with the fun of the gnome wars and Amelia's battle with the horrible management company representative.
And I can't forget the fact that the love interest, Kyle, is a fantastic human being that's way too good to be real, but the fantasy is strong and his interactions with Amelia are as romantic as those with the kids are adorable.
I do have to say that the enemies-to-lovers trope that is advertised pretty much everywhere with this one is a lie. Aside from one minor detail that never really affects their interactions, Amelia and Kyle are never enemies. It doesn't take away from how great they are together or how much you'll love reading their interactions, but it's important to point out that it did not contain what was advertised.

With Neighbors Like This was such a fun book! I loved the small town feel! The characters were written nicely and were very relatable. I really enjoyed this one.

This was a cute light-hearted read that I ended up enjoying way more than I thought I would upon starting it. Amelia was such an amazing mom and it was easy to root for her as a character. By the end, I couldn't wait to see Carla put into her place.

If you're going end to this solely for the romance aspect, you may be disappointed. I would say that overall this book is more about family, especially the relationship between a single mom and her kids. It also features some strong female friendships. Romance wise, it's a slow burn and very PG.

There were a few cringy lines and bits of dialogue throughout, but if you're looking for something fun and light-hearted to read, I'd recommend this.

Amelia Marsh is a newly divorced mother of two, who has returned back to her home town to start over. With a fresh start she is looking for peace and happiness, but she is caught off guard by the HOA Management team who cite her for the gnome in her front yard. Refusing to break her children's hearts and the promise she made to them she starts the fight of her life. During this time she begins to lean on and forge a friendship with the HOA president, Kyle, but is she ready to move on from her ex-husband?

This book was light-hearted at times and explored deeper topics at other times. The cadence of the book moved quickly and from the first chapter I became invested in the characters and their storyline. The book has romance (PG), comedy and heartbreak. I would recommend this book to readers who enjoy closed door romances with a deeper plot.

This is supposed to be an enemies to loves sort of story, because the guy that she is slightly attracted to also happens to be head of the HOA board that is opposed to the MC having gnomes in her front yard.

And yet, and yet, they never really have a real conflict. They just talk about it.

And meanwhile her two kids are perfect, and everything is fine, other than her ex ran off with someone and left her.

Not enough hatred before the sizzle. But I did like the mean-girl, who was trying to get her in trouble with the HOA.

With neighbors like this follows an enemies to lovers trope with Amelia relocating with her kids and going in an all out war with HOA president.
The writing style was not my favorite and I did not enjoy how the kids were depicted in this story.

With Neighbours Like This is a romantic comedy about a newly-divorced single mom who moves into an HOA-controlled neighbourhood with her two young children. Fantastically well written and engaging characters, a slow-burn love story that is tantalising to read and a villain you absolutely love to hate! With Neighbours Like This is a really fun read and easy to get lost in, I was sad when it ended!

I'm generally a big fan of titles from this publisher, and I liked the idea of an HOA-themed enemies (or at least rivals) to lovers romance. Unfortunately, With Neighbors Like This was a total flop. The writing is laughably bad, the characters have virtually no personality, almost none of the dialogue sounds like something a real person would say, it's just badly written from start to finish. To top it all off, it isn't really enemies to lovers, as the male MC, Kyle, despite being HOA board president, isn't the anti-gnome problem - that's Carla, female MC Amelia's brand new nemesis, and you can tell Carla's the bad guy because she wears too much makeup (not like naturally radiant Amelia). So yeah, I have a few problems with this book. But mostly...the writing was just. really. bad.

💭This is part slow burn romance, part woman fiction story. Add in a dash of good old sarcasm and laugh out loud moments, and you are set for a great time reading it.

Being a newly divorced single mother, Amelia is trying to make a new life for her and her kids in a new neighbourhood.

As in any other parts of the world, there’s always that one person who won’t click with the new arrivals. But I think I’m in this case it was more about the rules of the HOA and not the guy himself.

Being a mother and reading how Amelia has to drive through her daily routine with her kids and everyone else, it was really interesting and felt realistic because she was reliable and the author has hit various marks in here.

It is still summer where I live and I think it is a great beach read for anyone who is seeking a good book.

Very interesting read. I’m a fan of this publisher and I was glad to be able to get a galley of this title. Unfortunately it did not work out quite well for me and it’s just a me problem. I would still recommend it to anyone looking for Contemporary Romance!

Amelia just wants what is best for her kids after a terrible separation from their father. They deserve it and the small town she picks to settle on seems like the ideal place. She just didn’t anticipate rubbing the HOA representative the wrong way. Her children painted her gnomes and wanted to display them in the yard. It just so happens that it goes against the rules and the rep is not budging one bit. Amelia and her kids have been through a lot and she refuses to abide by the rules on this one. She has to bring this up with the President.

Kyle is the HOA president and a sweet guy. He instantly likes Amelia and her kids but he doesn’t want to get in the feud between her and Carla over the gnomes. He also has a policy of not dating single moms after too many bad experiences. He can’t afford to get his feelings hurt. However, he can’t resist being around them.

I found the battle between Carla and Amelia most entertaining. It was better than the romance aspect of the book. It definitely is the enemy portion of the story because I felt like Amelia and Kyle were not enemies. They liked each other from the start but kept dancing around their feelings and desires. I didn’t enjoy the slow burn because it was not logical.

While I didn’t really care for the romance, I did love the small-town vibes. The community was great. Everyone was a little too perfect for me but I like the cheesiness. I wanted Carla to fall in line quicker, but she even makes for a great villain.

Overall, this is cute and lighthearted but nothing memorable.

With Neighbors Like This by Tracy Goodwin gives the reader all the feels from laughter to tears. Being a single mom is hard, but being a single mom combating bullies on multiple levels, a checked-out ex who leaves his children distraught, and juggling big emotions in little kids is almost more than this mom can handle. Overall this book was a fantastic read!

I got this e-book arc from NetGalley and the publisher, Sourcebooks Casablanca. The premise is great-newly single mom Amelia and her two kids move in order to get a fresh start. She immediately gets cross-wise with the neighborhood covenant enforcer, Carla, and meets Kyle, the cute president of the HOA. Carla keeps harassing her. Kyle makes her life more bearable, especially as her ex-husband’s jerkiness knows no limits. It’s very chaste in the budding romance department. Amelia’s kids play a major role, not just one-dimensional side characters, which I liked. The problem-the writing isn’t great, especially the dialogue, which is a little awkward and unrealistic. Hopefully some of this was cleaned up before final publishing, so I’m willing to give the benefit of the doubt in that regard. Some parts of the book were weaker in this area than others. I appreciate the chance to read this galley.

Between this adorable cover and the blurb I was really excited to get my hands on With Neighbors like This. Though it delivered on many fronts, I have to admit it fell short for me - in some aspects at least.

Newly divorced Amelia moves to a new home with her two kids. Residential development has its own Homeowners Association (HA), as well as a management company that ensures association rules and regulations are followed by all residents. Amelia is ready for a fresh start living closer to her two best friends. Little did she know that placing a gnome her children made her in her front yard will bring on the wrath of management company's rep Carla. Determined to fight this battle for her kids, Amelia decides to take on Homeowners Association and management company. So what if the president of HA, Kyle, seems really nice and has "abs that go for miles". Will Amelia's determination waver in light of flirty banter she keeps engaging in with Kyle? Or will Gnomegate drive the two apart?

Things I loved:
- enemies to lovers trope
- that the male lead Kyle was absolutely dreamy
- supportive and healthy female friendships
- that a gnome plays a significant role
- lots of cute rom com moments
- Amelia being so dedicated to her kids

Things that could've been better
- dialogue felt awkward at times (for me personally this brings me out of my reading dreamy zone and reminds me that I am reading)
- entire paragraphs of dialogue felt unnecessarily restated/repeated at times
- wish Amelia's ex and Carla were a little more two dimensional

I know for many readers these are not necessarily reading deal-breakers. Overall a cute and light read that will appeal to many fans of the genre. Definitely a feel good story that will have you cheering for Amelia and her gnome, and probably swoon over Kyle.

Amelia’s ex-husband is a complete jerk with a capital A, if you know what I mean! How could he possibly leave his children!? I mean I get a divorce but you divorce your spouse, not your children.🤬

Got to love Homeowners Associations and their rules.

I absolutely loved this book!!!!!!!!!!!

Amelia is a freaking rockstar!

I can actually see everything in this read happening in real life, like wait a minute…did all of these really happen?

I felt like I was Amelia’s BF and I was sitting front and center cheering her on.

I saw another reader refer to this book as a "mom-com" and I couldn't agree more. Ultimately, it's a story of love, friendship, and going against the HOA in her Texas town, but the most important relationship Amelia Marsh has in With Neighbors Like This is with her kids, Jacob and Chloe.

Amelia Marsh is a single mom, who's ex-husband has decided he doesn't have time for the children from his first marriage. She moves to a new neighborhood, and her painted gnome (a gift from her Jacob and Chloe) immediately catches the ire of the HOA rules and the development's management representative. A budding friendship and will-they-or-won't-they relationship starts to develop between Amelia and the HOA president, Kyle. Kyle has had past relationships that have burned him, too, so they both have lots of past hurts to get past as they find their way to each other.

I adored the story and thought Tracy Goodwin did an excellent job of highlighting the juggling that existed for Amelia and her family as they navigated a new normal together in their new town, school, and neighborhood. There is a dual POV (Kyle is the second!) and I always love books with two perspectives! With Neighbors Like This made me smile, cheer, and swoon a little throughout. I definitely recommend it to others who love mom-centered books with a side of romance and snark.
