I absolutely loved this book and couldn’t stop reading it. Loved how Callie came to get old hometown when she inherited her Uncle’s home. Turns out one of her neighbors, Tanner had always had a crush on her. He does try to keep his distance. Loved their chemistry and how close they became. But what’s with her ex? He cheated but seems to think they should still be engaged. Why does it seems her parents are pushing him on her? Loved staying on edge and feeling their emotions. Loved their happy ever after. I voluntarily read an advanced readers copy and I highly recommend this book.

I enjoyed every minute of Tanner and Callie's story! The characters were great, the animals were adorable, and I loved their found family. I hope that Kam, Dirk and Lang all get their own stories! I can't wait to see whose story is next.

Callie catches her Fiancée in the act of cheating him her. She walked away and isn’t looking back. Her estranged uncle leaves her his house when he died. She and her cousin decide to check out the property. While wondering through the property she wanders into the neighboring property of Tanner. Tanner has always thought Callie was the one. He had designs on her inherited property. He try’s to chase her off. She is not going anywhere. She determined to stand on her own. Despite her mom trying to convince her to go back to the cheating finance. A great new romance from Lori Foster. One one the best books I’ve read this year! I couldn’t put it down!

I was thrilled to get started on Lori's newest series.

I LOVED the characters in this one. The main characters, Callie's family, Tanner's made family, the crazy neighbors, the ex-fiancé, where all wonderful. Callie was the rich girl in a small town and Tanner was from the wrong side of town. That didn't stop him from noticing her. When her uncle passes away and leaves her his home she returns home.

I struggled with this one. I have loved Lori's writing and stories for 20+ years. I went in assuming this would be more of a romantic suspense and it was more of a slow second chance romance. There wasn't much to it aside from character development and I assume falling in love.

DNF at 83% I wasn't looking forward to continuing to read so I stopped.

Thank you NetGalley for the ARC of this book in exchange for my honest review.

Callie is a strong woman who is determined to take control of her life. Tanner tries to keep Callie at arms length because of crush he had in high school on Callie that she wasn't aware of. I enjoyed reading this book. I loved the characters in this book and all the feeling and emotions that you go thru actually reading it. Such amazing romance between 2 people from opposite sides of town.

Good slow-burn, small-town romance. Callie grew up in Hoker, the small town's "princess" daughter of the town's wealthiest family. She wasn't snobby or mean, just a bit unconscious of the people outside her circle. Callie left for college and didn't return until she inherited her uncle's farm. By then, she was looking for a new start. Her business had failed, and she discovered her fiancé cheated on her. She hopes to reinvigorate her video blog with luck and hard work and get new followers. The only hitch in her plan is that she knows nothing about farming!

Tanner grew up in Hoker and never left. He works the tree farm next to Callie's property and remembers her as the out-of-reach girl he crushed on in high school. The last thing he expected was to find her wandering through the woods between their properties.

I enjoyed watching Callie and Tanner's relationship develop. I laughed at their first encounter as she and her cousin Glory got lost in the woods and ended up on Tanner's property. He isn't happy about the trespassers and purposely attempts to scare them away using his chainsaw. I loved seeing Callie stand up to him and refuse to be intimidated. Tanner isn't happy to learn about Callie's plans for her farm, as he had his own plans for the property. He starts out believing, or hoping, that she will get bored with the work needed and give up. But the longer she stays, the more he admires her determination and resilience.

I loved Callie's determination. She refuses to give up even though she is in way over her head. She knows nothing about farming or taking care of the animals. She's scared of the chickens and the other wildlife. Callie is independent and wants to stand on her own two feet, but eventually realizes that accepting help doesn't mean she's weak.

The more time Callie and Tanner spend together, the closer they grow. Callie is in no rush for another relationship, but she can't deny the feelings that Tanner stirs in her. Tanner spends a lot of time fighting and denying his feelings. Past trauma makes him reluctant to trust or risk his heart, but Callie finds her way past his walls. One of my favorite things about Tanner is how he sees and understands her. There is a terrific scene where her ex-fiancé shows up, trying to win her back. She confronts him with all the ways he failed her, while in the background, Tanner comes out with all the correct answers. He also turns protective when Callie's parents and ex begin to pressure her, and odd things happen around her house. The ending was intense, as Callie's problems with her ex came to a head in an unexpected confrontation. I loved the twists and surprises that came out of it.

The secondary characters were terrific. Callie's cousin, Glory, is also her best friend and supporter. She seems a little flighty but finds her place by the end of the book. I'd love to see her, and Tanner's brother Kam get together. Kam is Tanner's brother-of-the-heart. Their love and support of each other are important to the story. Their teasing is fun to watch as they like giving each other a hard time, but don't try to mess with either of them. Addie is the older woman who raised Tanner and Kam. Her care, compassion, and practicality gave them the needed love and stability. I loved how she took to Callie and Glory, including them in her circle of love. She was also a big influence on Callie as she learned her way around her new life. Dirk and Lang were Callie's neighbors on the other side of her house. Their reputations are sketchy, but they turn out okay in the end. Liam and Nell are two teenagers who Tanner mentors. Their love and respect for him are apparent, and I loved how important they became to Callie.

4.5⭐️ This is a story of Callie (a rich girl) and Tanner (a boy from the wrong side of the tracks), but with a twist. The "princess" wants to prove her independence and renovate her farmhouse inheritance and take care of the animals herself. For the guy, she's the one who got away and he's hoping he'll finally get a chance with her. The book is filled with drama, a little mystery and humor, but also loving family ties. This is a small town romance that will definitely give you the warm and fuzzies.

From chapter one, I was hooked. The chainsaw scene and Tanner answering questions not directed at him were hilarious!

I didn't know this was the first book in a new series and am really looking forward to reading more of this series! I hope we get to see all of the secondary characters get their happily ever afters.

Thanks to the author, publisher, and NetGalley for an ARC of this book.

I loved Callie and Tanners story. I was so glad to feel her growth throughout the book. With some loving support she got to the other side. For Tanner his high school crush came to life for another chance at love. Great supporting characters too.

Overall a very cute small town read. I am a big fan of Lori Foster so knew I would not be disappointed. Easy read and fun plot line.

This book follows Callie and Tanner. Tanner is a small town guy with a bit of tragic past. He grew up in Hoker with an abusive father, abandoned by his mother but still was able to make something of himself. He knew Callie from when she briefly lived in Hoker with her well to do family in high school. She never even knew he existed back then but she definitely does now that she is back in Hoker. She inherited her Uncle's small house and land but she knows nothing about animals or dealing with upkeep of a house. Tanner just wants her gone but the pull he feels to her is undeniable and he ends up helping her more than shoving her away. Callie feels the pull from the get go but has no interest in avoiding it. She is all in. Tanner takes some more convincing for sure.

Overall a really great story and fun to watch the two main characters deal with their emotions. Great humor and still has a little bit of drama that adds to the appeal.

Callie moves back to Kentucky when she inherits her uncle's farm. It is just what she needs as a reboot for her life. The only problem is she has no idea how to run a farm and she is scared of chickens and doesn't know how to run a tractor. Good thing Tanner is close by and steps up to help. After all, he had a crush on her back in high school, even if she didn't know who he was. What I love about this author is she pulls on all the strings and the keeps the story real...and adds in animals. Even when things start to go wrong and there is a mystery involved, it keeps us guessing who is involved. Great start to this new series.

Callie was the one that got a way for Tanner except Callie didn't know who he was so not really getting away when you watched from afar and never made a approach. Now Callie is back to claim the property her uncle left her and start over and find herself. Tanner tells her over and over he doesn't think she will stay. Callie is determined to do just that. Stay. I enjoyed the story well enough but many places lagged for me and were repetitive. Tanner telling showing he's interested but then disappearing and then blaming her. He's the one telling her he wants her to sell to him. His internal struggle was over played in my opinion and at times i kind of hoped she'd tell him to just leave her alone. When he was sweet he was great but then he'd run away. Callie had a lot to deal with and a wishy washy man was exhausting sometimes. It's ok but I'm not sure it's a reread in my future.

What a wonderful story. Callie caught her fiance in the closet with another woman and broke up with him on the spot. She and her cousin, Glory went to the small town where her parents were from and her uncle had left her a house. It was very run down and she met Tanner who lived next door and wanted the property for himself. He scared her and then when they saw the condition of the house, he invited her to his house where he lived with his "brother" and Addie. Addie was a gem and took care of everyone. she was so sweet . There was some sweet romance, some drama with the neighbors and a fiance that wasn't taking no for an answer. Her parents were not happy, but came around. That was the biggest change in the story. Between Tanner and his family, the two guys on the other side of her house, her animals and the young people she met and helped, this was a very sweet story. It will be on my reread list

I got this book from NetGalley and am voluntarily leaving a review

Callie thought life would be better after she left Hoker, Kentucky but she was wrong. Life has dealt her some blows but being dumped by her fiance is the worst. When she learns that she has inherited her Uncles farm she looks at it as a way to start over. She knows nothing about farming but how hard could it be? Tanner has always had a huge crush on Callie now she is living next door to him. He tries to ignore her but he can tell she is definitely in over her head and he just can't ignore it. The two are for sure attracted to one another but will they let the feelings break free or will they both hide them like they aren't there. A wonderful romantic read.

Let Me Be The one is the first book in the Family Ties series. Callie has moved to the farm she inherited from her uncle looking to make a fresh start. Her next door neighbor, Tanner had the biggest crush on her in high school. She isn't part of his plan, but he finds he just can't ignore her. It's been a long and tiring month already, and this book was just what I needed to lift my spirits.

One of the themes that can often be found in Lori Foster's books is "found family". And that is the best part of this book. Tanner, Cam and Addie made such a wonderful found family with deep roots that transcended blood and settled in the heart. I loved Callie and Tanner. I loved how his high school crush changed into a mature respect and love. One of my favorite scenes that had me giggling was when Callie was talking to her ex about the honeymoon and other details and Tanner kept yelling the correct answers from the barn. I thought it was sweet and so adorable. I highly recommend this one. I hope Glory and Cam both get their own stories.

This was unfortunately a DNF for me around the 40% mark. I do think this was just a case of me not being the right reader for this book because there is nothing wrong with the book per se, I was just not connecting with the main characters/romance/plot etc. I couldn't connect with any of the dialogues or relationships. This book was initially a quick read - I sped through the first 25% easily and then it just fell off for me. I did soft dnf and attempt a second time but just couldn't get into it. I do think if you enjoy a small town romance and found family you might enjoy this!

This started out an absolute 5 star for me. The tension was amazing, it was a great opposites Attract/came from two different sides of town romance. I absolutely loved all the found family and all the side characters. As the book went on, though, it's like the book had all the ingredients for an amazing recipe but they just didn't come together correctly in the end. There was so much MISCOMMUNICATION TROPE in this book. And, yes, that's me yelling that to you because this book made me want to yell, scream, throw up with how angry it made me. The miscommunication between the two main characters ruined the entire book. It was basically just the FMC being an entitled brat and not wanting to communicate her feelings and talk to the MMC and him not wanting to talk to the FMC because his ego got in the way and it was so frustrating. But Liam, Nell, Addie, the dog, and Glory/Kam need their own books. The spice was also on point. In summary, the book was good, but not earth-shattering. It would have been much better without so much miscommunication.

Another good read from Ms. Foster!

I really enjoyed the first book in the new Family Ties series. Hoker, Kentucky seems like a lovely place to live with wonderful people. This book is mainly about Callie. Callie's uncle Reggie has died and left her his house. Callie goes to Hoker to fix up the house. I loved watching the relationships develop between Callie and Tanner and also other neighbors (Addie, Kam, Lang and Dirk) and other people in the town (Liam and Nell and others). Add in the drama with Callie's former fiance Sutter, Callie's parents and Callie's cousin (Glory). What's not to love?! This great book is available now so look for it at your favorite store.
