Absolutely loved this story. Couldn't put it down.
Set in one of my favourite places, Cornwall.
A few twist and turns and some unexpected outcomes.
I was so sad when the story finished.
I will definitely be looking out for more from this author.

Yet again Kim Nash has written another absolutely wonderful book that I devoured in a couple of days. This is the first book in a brand new series and like her previous books it’s based in the beautiful county of Cornwall and this time in the gorgeous setting of Sandpiper Shores . After Jo Jenkins is left a cottage by the sea she decides to up sticks and start a new life, after all there is nothing stopping her . The cottage needs a lot of work done but with the help of new friends and maybe some romance Jo hopes she will soon have the place transformed. It’s not all plain sailing for Jo Jenkins as she has to contend with a very annoying ex husband and there’s a secret that could change Jo’s life but will she discover what it is ?
I can honestly say that I had all the feels for this book. The great characters , the fabulous descriptions of Sandpiper Shores. I could almost smell the sea air as I read this book on my kindle. The characters were all very well written and I can see them all developing even more as the series progresses . I almost must mention the fabulous cover which I loved. I can’t wait to read book two to find out more about the residents of Sandpiper Shores. ⭐️⭐️⭐️⭐️⭐️

I want to transport myself to Jo's world. Seriously, 8 saw so many parallels to you life, I felt every emotion and pain this heroine was going through. I liked this book, it was fairly realistic, with some drama thrown in,but was fast paced enough. The romance was cute, but I wish the misunderstanding was sorted out m7ch earlier. It dragged on a bit.
Great read for a summer afternoon.

This book made me think a lot, which I take as a good sign. More than a romance, I feel it was a book about overcoming and finding your way when you feel like you've lost everything. It's about finding friendships that are completely worth it, and, yes, finding love again. That's what happened to Jo Jenkins, our main character. She's divorced, and her daughters are grown and living their own lives. She feels she has no path to follow anymore.
I really liked her journey and how she met Emma and Michelle, who played an essential role in making her feel good again. I also liked Seamus, who is a real gentleman (although I would have liked to see a little more chemistry between them). The little mystery surrounding the house and the pictures made the story good, too. I found the whole story cute, and I think I read it at the right time. It was easy and light, and yes, it brought a tear or two to my eye.
Now, I'll just say that Jo's ex-husband and daughters need a good smacking, not just literally, but for everything they put poor Jo through, because for daughters like that, you don't need enemies.

This was such a cute story about life after divorce. The cottage setting was absolutely perfect and had me looking at websites to move house!
The family characters were a real let down - I would have preferred her daughters to be more supportive of Jo.
Overall, a cute romance, with the most perfect setting.

Jo is divorced and her best friend or should I say her ex best friend is the one who took her husband. But things take a turn for the better for Jo when she discovers she’s inherited a cottage by the sea from her ex husband’s great aunt. So she’s off to start a new life…..
Oh I absolutely loved getting to know Jo and her new friends in Sandpiper Shore. I really enjoyed Jo’s character development from beginning to end and I’d love to even read more about Jo and her adventures.
‘The Cornish Cottage by the Sea’ is a heartwarming read full of beautiful moments and stunning settings that will keep you captivated from the very first page.
I can’t wait to read more of Kim’s backlist stories and any future ones she writes too 🥰🩷
Thank you to Boldwood for an advanced copy of this book via NetGalley.

I knew this would be a book that I would enjoy, just by the picture on the cover. A nice, light read which ticked all the right boxes for me.

When Jo decides to move to Cornwall, she is taking a big leap into the unknown. With a fresh start, she has to adjust to her new surroundings and see if she is able to transform the Cottage and its outbuildings into something which can sustain her in her new life. As she forces herself to come out of her comfort zone, she makes some lasting new friendships and inspires others to do the same.
With the stunning setting of the Cornish coast, this is a warm and uplifting read, perfect for the coming summer months. There is also a mystery to solve which may have a deep effect on the lives of several in the story. It will make you want to escape to Cornwall with Jo as she sorts out her priorities and comes to realise what is important in her life.
In short, friendships and romance make for a new beginning.

When Jo Jenkins inherits a cottage by the sea in Cornwall, she begins to realize that this is her chance to make a new life for herself. Her husband is now an ex after ending their marriage, her two daughters are grown up and making their own way with successful careers. The cottage holds treasured memories of happier times and Jo is determined to make the most of this opportunity. A feel good romance about love and overcoming loneliness.

With a cover like this, you know it’s gonna be a good story….. actually make that a great story 🥰
When Jo has a mysterious phone call saying she has been given a property down in Cornwall she is nothing but surprised as the property was owned by her Ex Husbands Aunt and they’d been divorced for quite a while.
Jo decides after a chat with her mum to honour the bequest and uproot her life and move to Cornwall and start her new life in a house she’d loved from the first time she set eyes on it. After arriving and realising it need a fair bit of work and modernisation after falling into disrepair due to the Aunts old age.
Worried that she won’t find or make friends easily and it’s going be a long hard journey to get the house back to a state of comfortable living in, she is slightly shocked after a conversation with an elderly male resident of the town how easily she is accepted by the village.
Maybe she will be happy living in the home she fell in love with all those years ago and maybe, just maybe, find love again

This is the fifth book I have read by this author. It is also the first book in Kim's brand new 'Sandpiper Shores' series. I have also read 'Hopeful Hearts At The Cornish Cove' (book 1 in her Cornish Cover series) and 'Finding Family At The Cornish Cove' (book 2 in her Cornish Cove series), 'Making memories At The Cornish Cove' (book 3 in her Cornish Cover series) and 'The Bookshop At The Cornish Cove' (book 4 in her Cornish Cove series). I would highly recommend reading them all!!
Yet another absolutely stunning page turner from the extremely talented Kim!! Well done Kim on an absolutely beautiful and perfect read!! This is the ideal beach read where you could sit there and turn around and just imagine the town coming to life around you. This book is extremely well written with beautiful descriptions that completely drew me in. The synopsis and the cover match the storyline perfectly!!
I absolutely fell in love with Kim's 'Cornish Cove' series so when I seen that she had this new series coming out I just HAD to read it!! However, I will now admit that I was a bit worried about how it would be possible to make another series that was just as good as Cornish Cove series as that was just amazing!! Well, I am extremely pleased to say that Kim had absolutely NO problem in creating a new series and new lives in this beauty that are just as gorgeous as those in the 'Cornish Cove'. If you have yet to read that series then after you have finished this beauty you can go back and read those while you are eagerly awaiting the next book in this series to come out which I really hope she is busy writing as I am typing as I needed it YESTERDAY!! This book is yet another absolute must read by the incredible Kim Nash. I mean I absolutely LOVE Cornwall so any books based in Cornwall always shoot straight to the top of my reading list and the fact that it is by Kim, well it is definitely a win, win before I even get into any more details!!! I would highly recommend that instead of wasting your time reading my review where I am going to attempt to tell you how amazing this book is even though it is impossible to put into words you go out and spend your time actually reading this incredible book!! In this absolutely stunning read Kim will transport her readers to the idyllic Sandpiper Shore in Cornwall where they will meet Jo Jenkins. Jo is the type of woman who has always put herself after everybody else but now that she is rid of her horrid ex husband Michael and her children are older it is time she put herself first for a chance. That is why when Jo discovers she has inherited a cottage by the sea in Cornwall she jumps at the chance to start a new life that she can call her own. Unfortunately the cottage isn't quite as she remembered it and has crumbled over time but Jo can see the potential and is determined to get it back to its former beauty. When she makes some new friends including Seamus who is a local handyman they are happy to help her turn the house into her home. However, it is not all plain sailing and there are problems at her daughters wedding, a hidden past, an absolute butt hole of an ex husband and secrets that are revealed. Will Jo be able to start a new life in Sandpiper Shore after all? I wont tell you more about the storyline as Kim has done an incredible job of telling you what you need to know in the synopsis and you will just have to grab a copy of this page turner to find out more. I can promise that you will not regret it and if you have never read any books by Kim before I can guarantee you will find yourself a new favourite author and series just like I have!! With an absolutely stunning storyline ram packed with humour, friendship, new beginnings, love, community, the beach, stunning settings, amazing characters, romance, secrets, family and so so much more what on Earth are you waiting for? The storyline itself completely swept me away. I absolutely adored the storyline and getting to know the lives of so many different people, seeing their relationships and friendships change and see how they react to secrets, heartache, changes, romance and everything else that goes on in this absolutely fantastic read!! I have only recently returned from a holiday in Cornwall where I fell in love with it and missed it before I read this book but OMG Kim has made me want to jump in the car and go straight back now!!! I am not returning to St Ives again now until April next year but with this beautiful series at least I am guaranteed to get my "Cornwall fix" in between!! Kim's stunning evocative writing skills ensures the readers are absolutely sucked into the stunning storyline with the atmosphere and characters coming to life all around them. I absolutely fell in love venturing back into Cornwall and Kim portrays life in a small town absolutely perfectly. I live in a small village myself and Kim really has captivated life in a small village absolutely spot on! I became so invested in this book that it actually felt like going on a holiday and I absolutely dreaded coming to the end where I had to unpack my suitcase and get back to reality returning to Wales, although thankfully the weather is nice here for a change so I have loved reading this in the sun picturing myself in Sandpiper Shore. This book is an absolutely compelling and addictive heart lifting read that kept me turning the pages until late at night. I loved discovering the pasts and histories of the characters and the village and I was absolutely swept away in the story line. The village came to life around me and I cannot wait to return in the next book in this absolutely stunning series. This book really has gone absolutely everything you could ask for and much much more for a gorgeous escape to Cornwall and Sandpiper Shore. This book really was a stunning read that had me hoping and wishing that Jo's dreams came true, spitting my tea out while I laughed so much with some of the absolutely hilarious things Jo and Seamus came out with, rooting for Jo and Seamus and much more. I can honestly say that at times I was laughing out loud at so many of the things the characters came out with and I ended up spitting out my tea on so many occasions I gave up attempting to drink while reading it at all!!! This book is exactly what the doctor ordered and it's made me feel so much happier and lighter so thank you so much Kim!!! If you are looking for a feel good book that will transport you to a gorgeous place filled with amazing characters then this book is truly the book for you! This book is escapism at its best and is a perfect way to disappear into an amazing world for a while. It is one of those books that I just could not put down and drive everyone mad by walking around reading it every chance I got and ended up devouring it in one sitting!! You really do want to clear your schedules before reading a single word as I genuinely got NOTHING done as there was NO CHANCE I could put this book down at all! This book would make an absolutely gorgeous movie which I would absolutely love to see!!
An absolutely gorgeous, page turning and addictive addition to a stunning series!! Don't even peek into this book until you've cleared your schedules as you won't be able to put it down!!
I was completely invested in the characters, along with the storyline, who were all absolutely fantastic with their own individual unique personalities, flaws, strengths, weaknesses and quirks. Every one of the characters had a part to play and they were all completely unforgettable. I absolutely loved meeting all of the new characters that have already become like friends that I am missing and cannot wait to meet again. I absolutely loved Jo and i really felt for her. Anyone who is a Mum will really relate to how hard it is just to be you and do something for you, always putting others before yourself. Jo really is such an amazing woman and I not just wanted but needed her to find her happy ever after. I absolutely loved her friendship with Seamus, especially the absolutely brilliant banter that I found myself laughing at constantly! I was gutted when I came to the end, especially when I realised there is nothing for the next book in this series on Amazon, as I felt like I was leaving amazing people and friends and feel quite sad about that. However, I am happy in the knowledge that this book is just the first book in this stunning series and I just cannot wait to get stuck into more of these gorgeous books. I loved watching relationships and friendships change and develop and seeing how close knit many of them are. These are characters that Kim has done such an amazing job creating and the fact that she clearly cares about them just shines through the pages. Her amazing emotive and evocative writing skills brings them to life and you can see, feel and hear everything that each and every one of them are going through, seeing and doing. I was dubious about how I would feel about a new series with new characters after falling in love with the Driftwood Bay gang but these new amazing characters are just as fantastic and I am so pleased to add another group of amazing characters to my list of ones I cannot wait to meet time and time again! There are just so many wonderful characters that I could go on and on but this review is long enough!!! Between them all they made me laugh, swoon, smile, angry , joyous and much more!!! All of these characters work absolutely perfectly together to make this a stunning page turner and I cannot wait to return to Sandpiper Shore to meet them again!!
Congratulations Kim on yet absolutely gorgeous success and a stunning introduction to a beautiful new series!!! I'm definitely looking forward to my next holiday to Cornwall and cannot wait for the next book in this series!!! This is the exact reason you are in my favourite author club and here is to your next success 🥂 !!!
Overall this is a perfect, stunning, page turning beach or fireplace read with an amazing gang of characters that will sweep you away to the gorgeous village of Sandpiper Shore from the very first page to the end!

After really enjoying all the books in Kim Nash's Cornish Cove series, there was no way I was going to miss her latest book, which is the first in a new series. We are still in Cornwall, but this time it is in a village called Sandpiper Shore.
When Jo Jenkins inherits a cottage by the sea from her ex-husband's aunt, she is most surprised, especially seeing as she hasn't seen Aunt June for many years. Jo's divorce from Michael has left her battered and bruised in more ways than one. Her two daughters don't mean to take her their dad's side, but they expect her to just be around to be at their beck and call like she was as a stay at home mum. She was cleaned out financially but somehow he was still able to keep their expensive holiday home in Spain where he now lives with Jo's ex-best friend, Claudia.. Jo also feels like she doesn't have many true friends any more.
With her beloved mum's encouragement, Jo decides that she will do the unthinkable. She is going to move into the cottage in Cornwall, sight unseen. She does second guess herself a bit when she arrives. It is not the picture perfect cottage that she fell desperately in love with all those years ago. It is falling apart, it is full of stuff that she will need to sort through, and the outbuildings all need a lot of work too. What it does still have is an amazing beachfront location and a ton of potential.
The sheer amount of work and money needed to do it is overwhelming though. Fortunately, Jo meets handyman Seamus, apparently the hottest single man in the village, who is willing to help out with ideas and costing estimates, and more if she will let him. Jo also meets two woman who she instantly bonds with, Emma and Michelle, and soon she is building a new life for herself, much to Michael's disgust.
The part of this book that really resonated with me was the conversations about what it means to be lonely, and how hard it is to get out of that space. Whilst I have my lovely husband, I do find myself struggling with friendships and some family members at the moment. Everyone is so busy so it feels like unless I organise something then I won't see people and I feel invisible, which is how Jo felt with her family too. I admire how Jo, along with her new friends, proactively did something to make new friends, and also to reach out to other lonely people in the community as well.
There were a couple of things in this book which had me stop and pause. One was a twist that was a bit too coincidental, and a bit of miscommunication but otherwise this was a good read,. I also am not sure I get the cottage. I get that it is bigger on the inside than it looks on the outside. It is also described as being in a resort but having outbuildings large enough to convert into accommodation. Maybe my idea of what a resort is is a bit different to how they are in Cornwall. Oh well, it's a minor thing. Regardless, I look forward to reading the next books in the series!

The Cornish Cottage by the Sea shows how the strength of women can help with loss and loneliness. Whether you have lost a spouse to death or divorce, there is a void that needs to be filled. This is especially true if you have grown children with busy lives. This book provides inspiration to anyone who is lonely.. It shows that it is possible to have happiness, new friendships and maybe even a new romance. You just have to be brave enough to try new things and have new adventures. Jo takes the biggest risk of all by moving to the cottage that was left to her by her husband's aunt. She was shocked at its condition since she last saw it five years ago. With the help of Seamus and others, she was able to rehab the cottage and the rentals on the property. Keeping busy and making new friends helped her to get over the betrayal of her husband and best friend. Making this move was great for her in many ways and there is a special unexpected life changing surprise. I loved this book and read it in one day. I highly recommend it and I will be looking forward to more books by Kim Nash.

Jo’s at a crossroads in her life when – rather out-of-the-blue – she inherits a dilapidated cottage at Sandpiper Shore on the Cornish coast. She always loved staying there with the family when they visited her husband’s Aunty June – and she can hardly believe she might be able to make it her home. She’s now divorced (aargh, that ex-husband…), her two girls have their own lives, her mother has made it clear she’s happy to live her own life too – so why not?
But, on arrival, she wonders if she might have made the wrong decision – the cottage is more rundown than she expected, she doesn’t have the money to do the major work needed, and she feels very alone. But she’s determined to make her new start work – finding new friends who help provide the solutions, as well as supporting her when her old life starts to rear its head and cause difficulties. And they’re also there for her when her new life brings some wholly unexpected – and rather major – surprises.
The first in a new series, the friendships in this book are simply wonderful – it’s something the author always does ever so well. Seamus the handyman is a particularly lucky find for Jo – easy on the eye, a genuinely nice guy who’s happy to undertake the work at a pace she can afford (in exchange for a bit of dog-sitting), and who makes working side-by-side fun. A bit of romance too seems out of the question – and what a shame. But her other two new friends – the jeweller and the businesswoman – become important in her life too, despite her initial fears that she’s allowing people to get too close too quickly. And as for Jo herself – she’s so easy to empathise with, overcoming the sadnesses in her life, finding joy in the small things, ready to fight to have the future she wants and deserves.
There’s far more to the story – a few twists and turns, some misunderstandings, and one stunning big reveal – and it’s all so beautifully told, with the most perfect emotional touches, a few tears at times, and plenty of laughter. The family issues are so well handled – very real, particularly uncomfortable at times – and there’s a strong sense of community throughout the book, something I always so enjoy. Every single individual has their own story, and I’ll look forward to getting to know them better. Sandpiper Shore is so much more than just a backdrop – I’m going to enjoy it there. And yes, there is a particularly lovely slow-burn romance too, one that was all the more heartwarming and moving because of its gentle pace, and a particularly perfect ending.
The whole book was a total delight – engaging, heartwarming, one big cuddle from beginning to end, but not without its moments of drama, and with a story that proved to be even more of a page turner than I was expecting. One for everyone’s summer reading list – I really loved it.

A sweet, but very predictable story. A great summer read with a happy ending for everyone. I wish the author would have included a more detailed ending, particularly information on the ex's lawsuit!

Now, here is an author, that just takes my breath away. Every book I have read by Kim, I don't want her book to finish, she always writes from her heart and with so much love and all her books are uplifting and you feel good when you are reading them. So, The Cornish Cottage by the Sea by Kim Nash was no different, this book was Just Excellent from start to finish. It was a beautiful book and I loved everything about it.
The characters were excellent and I really felt for Jo Jenkins the main character, she is divorced and her two daughters are all grown up. Jo has always put other first and she knows it’s time to put herself first. But how?
Jo gets a big surprise when she inherits a beautiful beachside cottage in Cornwall, she grabs the chance to start over, leave everything behind and start a new part of her life.
When Jo gets to Cornwall, she finds a crumbling old cottage that needs a lot of love and attention but then, so does Jo. Jo becomes friends with several people in Cornwall and everyone plays their part - there's a kind-hearted jeweller, a no-nonsense businesswoman, and a local Jack of all trades with a past of his own.
Jo begins to rebuild more than just bricks and mortar.
WoW. . . . . . . . . .
I highly recommend all of Kim's books. They are a brilliant read especially for you great day off relaxing or holiday read. They will make you smile and very uplifting.
Big thank you to NetGalley and Boldwood Books for an ARC.

A new release from Kim always makes my heart do a little happy dance!
The Cornish Cottage by the Sea is a heartwarming story of starting over and second chances.
It's set in the idyllic sounding Sandpiper Shore. Who doesn't want to live in a cottage by the sea, how perfect would that be?
Main character Jo was so lovely and I so wanted her to find her happy. If anyone was deserving of it, she was. There was a great cast of side characters too and their friendships were what we all aspire to have.
Written with warmth and happiness at heart, with a smudge of romance it's the perfect opener to the new series.
A thoroughly enjoyable and comforting read.

lt is always a comfort to snuggle down and escape to the kind of places Kim describes in her books. “The Cornish Cottage by the Sea” takes us to Sandpiper Shore, which is one of those places. Where everyone pitches in and meaningful friendships help people through thick and thin.
Jo is in her early 50’s, recently divorced with grown up very successful, independent daughters. She is given the shock of her life when she receives a surprise inheritance. Her Aunty - in - laws Cottage by the sea. Ratting around in a large house with no job and nothing to keep her occupied she decides to take the leap, move away and live in the house of her dreams. Of course, all is not going to go smoothly, the setting is stunning, the period house beautiful but the expense to ensure the roof doesn’t leak, the electrics are safe and the paint isn’t peeling off is astronomical. Cue the kind (and very handsome) electrician Jo’s new best friend, who helps her see the wood for the trees. Alongside other newfound friends Jo begins to flourish. The house improvements bring them all together bringing joy & happiness to lonely hearts and creating what look to become lifelong friendships.
Hidden and unspoken feelings that many may have experienced are encapsulated so well in the narrative which offers hope and understanding. It is refreshing to read about more mature ladies that are spreading their wings and moving on with life, rather than just bright young things dipping their toes in life. I was thoroughly immersed in life at Sandpiper Shore with Jo and friends and I look forward to visiting again in the future.

Blurb
For Jo Jenkins, life has always been about putting others first. But with her children grown and her ex-husband as rotten as ever, she knows it’s time to put herself at the heart of the story. So, when she inherits a beautiful beachside cottage in Cornwall, she grabs the chance to start over.
The crumbling old cottage needs a little love, but so does Jo. And with the help of her new friends – a kind-hearted jeweller, a no-nonsense businesswoman, and a local Jack of all trades with a past of his own – Jo begins to rebuild more than just bricks and mortar.
But tucked away inside the cottage is a secret that could change everything. As the waves roll in and the sea air clears her mind, Jo must decide if she’s ready to let go of the past. Will she finally learn to embrace the life she truly deserves?
My Opinion
I enjoy reading Kim’s books so I am always on the lookout for new releases. I was delighted when I saw that The Cornish Cottage by the Sea was the first book in a new series – and what a great introduction it was. A comforting read.
