Keri Beevis has done it again with her latest psychological thriller.
Nina is asked to house-sit for her brother and feed his cat. Needing some space to clear her mind she readily agrees. Whist sitting on the balcony she starts to watch the residents in the apartment building opposite, especially the man who lives in the penthouse. Then the woman she sees him with disappears………..
I was totally hooked from the very first page and with so many twists and turns there is no way of knowing how it’s going develop and eventually turn out. With a great storyline and characters this is an absolutely brilliant read. A bonus for me is that I know the areas in Norwich where this is set. Thanks to Boldwood Books and Netgalley for the ARC

I cannot even with this - SO freaking good!!!

This book gives Rear Window vibes and I am here for it!

Nina finds herself caught up in a neighborhood drama thanks to a pair of binoculars and some extra time on her hands. The surprises and twists kept coming - rapid fire!!

Holy 5 stars - this is a must read!!

Right from the cover, The House Sitter had me intrigued—it gave off strong Freida McFadden vibes, which immediately drew me in. The story wastes no time, diving straight into a series of mini twists and turns that kept me fully engrossed from the start.

Although the book is written in third person (not my personal favorite), I found myself adjusting as the plot unfolded. It didn’t take long before I was completely hooked. One thing that threw me slightly was how young the characters felt—whenever their actual ages were revealed, it took me a moment to reframe the image I had in my head. Still, this didn’t take away from the overall enjoyment.

One of the strongest points of this book was the unpredictability. I never saw the plot twists coming, which, for me, is essential in a good thriller. I love being surprised, and this book definitely delivered. The blend of thriller and romance added depth and balance—it kept the story intense but also added a lighter, more emotional element that I really appreciated.

There’s a wide cast of characters, many of whom seemed suspicious at different points. This made it impossible to guess the ending, and I loved the constant guessing game. It kept the pacing sharp and the tension high.

It’s been a while since I picked up a thriller because so many were starting to feel repetitive, but The House Sitter reignited my love for the genre. It felt fresh, gripping, and unpredictable—exactly what I’ve been missing.

This was my first book by Keri Beevis, but it definitely won’t be my last—I’ll be checking out more of her work for sure.

Thank you to Boldwood Books and NetGalley for this eARC.

In a thrilling game of cat and mouse, can Nina find out who is killing the women who keep going missing in her area? After spying on her neighbors while house sitting she thinks she knows all the answers…and is taken for quite the wild ride to get to the bottom of everything.

Loved the characters and the story line, I truly did NOT see the ending coming and that made it even better.

Highly recommend for psychological thriller fans, little to no gore and a little romance thrown in.

I have never read anything by Keri Beevis before but after this I will definitely be checking out some of her other books. The House Sitter is an engaging thriller about a woman who is house sitting for her brother and starts suspecting one of the neighbors of foul play.

This book was pretty suspenseful throughout and I was pleased with the way it ended. Most of the characters weren’t very likable but thankfully our main character Nina and her brother’s best friend Zac provide us some characters to root for.

There are a couple of chapters in first person. I will say I thought this was a slightly weird choice since there were so few chapters like this and the rest was in third person.

Overall would definitely recommend checking this out!

WOWZA! Keri Beevis has a killer book on her hands! I mean this book is so bloody good! The House Sitter is a gripping page turner which had my mouth hanging open in shock after one holy-crap-I-did-not-see-that-coming reveal!!! I was on the edge of my seat, patting myself on the back because I thought I had everything all figured out and the Keri Beevis left me speechless and in awe. I did not see that reveal coming at all!!! That is how you do it! Talk about being completely and utterly shocked and loving every second of it. I always get excited when I see Keri Beevis has a new book coming out and she delivered with The House Sitter!

Nina agreed to housesit for her brother after she ends her relationship. She looks forward to this time and staying in such a nice place. When the power goes out, she decides to sit on the balcony hoping for some cool air, as she looks across, she sees a man in a luxury penthouse and beautiful woman who joins him on his balcony. When Nina sees that the woman has been reported missing, she goes to the police, but the man in question has an iron clad alibi

Woohoo! This gripping book was so hard to put down. I love every single page. I loved the tension, the dread, the drama, the mystery surrounding the woman's disappearance, the unease, the suspense, and the characters. Just when I thought how clever I was for figuring everything in this book out, Keri Beevis threw in another twist that left me reeling. What a thrill ride of a book.

Wonderfully written, well thought out, shocking, thrilling, and hard to put down!

Nosy Nina has some good instincts but jumps to conclusions a little too quickly. It almost gets her killed!

The missing women do lead her, and us, to decide that an arrogant, entitled man is clearly to blame. He should take responsibility to some degree as it is down to his actions and manipulation that results in the unravelling of the perpetrator.

Nina's relationship leads her to house sit and for the most part it gives her something else to focus on as she gets her life back on track. I found it interesting that her mum and friends questioned why she ended her relationship when she's a grown woman entitled to make her own decisions. It was a little obvious where things would later lead but doesn't distract from the story.

I did like the way this keeps you intrigued. I did feel sorry for Leonard who's clearly a lonely guy.

Ever since I picked up my first Keri Beevis book, "Nowhere to Hide", I've been a huge fan! This book did not disappoint and had me interested from the start. The twist took me by surprise! I liked the way the characters were written-Nina made a great main character.

In this story Nina house sits for her brother and when looking outside with binoculars, she witnesses a man and a woman getting very hot and steamy without them realizing she is watching them. Later that woman goes missing. I was hooked on the mystery in this book! Totally recommend this one for all the thriller lovers out there!

OMG this was a page turner with so much intrigue & suspense. I was wrong all the way through this book as to who the perpetrator was but loved the not knowing. The characters in this book were very relatable & I liked all but one. The twist towards the end was incredible & I wouldn’t have guessed how this ended even three quarters of the way through the book, you got me Keri…… maybe I’ll get the next one.
If you like thrilling suspending stories get this book

Having read, and enjoyed Keri’s full back catalogue, I was keen to get my hands on her latest offering, and it did not disappoint. As with all Keri’s books this tale has suspense, tension, more than a smattering of romance and red herrings galore. There is a host of characters and whilst not all are likable, they are well-written and each of them adds something to the plot, with cantankerous Leonard being my favourite. The story starts off strong and the key themes of obsession, perception and trust are fully explored. From the strong start, I did feel that the pace faltered a little towards the middle, coupled with a little too much romance for my taste, so I was pleased when the suspense picked back up as we headed for the end. An ending which, whilst is nicely wrapped up, contains of a satisfying twist.

The House Sitter

Pub Date: May 22, 2025
Publisher: Boldwood Books Ltd

I have been a fan of Beevis’s books and as always she gives the reader a fun psychological thriller with twists.
This one involves a woman house sitting for her brother. He lives in a high rise, and when she gets bored she grabs binoculars and witnesses a steamy scene. She needs to look away, but she continues, hoping she does NOT get caught.
Soon she finds out the women on the balcony is missing. She knows who she was with, but will the man come forward? She decides to tell the police, BUT finds out he has an alibi. Her gut is telling her this man is involved with the disappearance.
She starts her own investigation, which is very dangerous! A cat and mouse thriller. She might not have been the only one watching neighbors that fateful night.
Thank you Boldwood for the advanced e-ARC

Keri Beevis is absolutely one of my favorite authors and I’m always, always super excited to find out she’s coming out with a new book. So when I was invited to read her new ARC, THE HOUSE SITTER, I could not wait to start it. Her stories engage readers in wonderfully unexpected ways, which makes reading anything from her something to really look forward to–at least for me.

The synopsis sounded fantastic, giving me Hitchcockian REAR WINDOW vibes for sure. I could all but imagine Jimmy Stewart and Grace Kelly spying with binoculars right along with our protagonist, Nina. Haha!! And spying will inevitably end badly, because Nina admittedly sees something she shouldn't have, ultimately leading her down a dangerous road where she begins to question whom she can and cannot trust.

We are introduced to some colorful characters in the form of neighbors and acquaintances, some seemingly quite harmless, others less so, each appearing to harbor secrets that could be his/her undoing. But the fun is in the guesswork involved in determining who are the bad guys and who are the good guys as you, the reader, progress through the story.

The character development is so good, but I’d expect nothing less from Keri Beevis–she has the knack of creating protagonists and antagonists who are easy to love and hate, respectively, making it a foregone conclusion that you’ll be invested in the story from the very beginning to the final chapter. The twist at the end is wonderfully twisty I must say, and whether you see it coming or not, the journey to get there is an incredibly satisfying one.

I want to thank NetGalley, Keri Beevis, and Boldwood Books for gifting me the ARC of THE HOUSE SITTER! Reading this book before publication was a privilege. And I appreciate you trusting me with an honest review!

Wow, this was not what I expected, it was an intense psychological thriller with a great twist. Didn’t see that coming. Nina has just moved into her brothers flat to look after the cat, while the electric went out in the flat, she finds the binoculars and starts spying. She watches the neighbour Julian having sex on the bal only, when the girl goes missing the next day, she wants to find out the truth. It’s a creepy, read in one sitting book. I really enjoyed it, great plot line and the characters were brilliant for this story. A 5 star read. Thanks to Netgalley and the publishers for a copy.

What a fantastic thriller – I love a nosey neighbour moment, and this is a great example of how that can go horribly wrong.

Loved the characters, the underlying love story, the twists and turns and the ending was nicely wrapped up. I thought Nina was a great character, very brave and clever. Fast paced, well written, highly recommend.

What an intense and crazy ride that was! I love everything Keri Beevis writes, but I think this one is her best yet!

Nina is temporarily staying in her brother's flat, when she inadvertently notices something she wasn't planning to see, but her morbid curiosity prevents her from looking away. When the woman she was watching is reported missing, Nina knows who the last person to see her was, as she was also watching him. But she wasn't the only one!

There are some very dark and disturbing characters in this gripping tale and the character development is so well done. Having lived in an apartment block, I fully relate to how nosy other residents can be, but this lot surpassed any of my own experiences!

As it became darker and more twisted, I couldn't fathom how it was going to work out, so when the absolutely massive twist hit, I was stunned! Never, ever would I have predicted that one! Amazing!

5 ⭐️ Thanks to Netgalley, Keri Beevis and Boldwood for an ARC in return for an honest review.

This book takes you on a wild ride, filled with multiple perspectives and a cast of intriguing characters that constantly kept me guessing. However, I did find it a bit frustrating at times—it would have been helpful if it was clearer whose POV we were following.

The pacing is lightning-fast, though a few sections felt overly long and unnecessarily detailed. Still, the ending was satisfying, and the plot remained unpredictable throughout. I was always making guesses about the ending—and just as quickly changing them a few chapters later.

A. Romantic Chemistry & Development
⭐⭐⭐: Believable connection; romance grows alongside the mystery.

B. Suspense & Mystery Plot
⭐⭐⭐⭐⭐: Tight, clever plotting with real tension and surprises.

C. Balance Between Romance and Suspense
⭐⭐⭐: Mostly well-balanced; both plots support each other.

D. Character Depth & Motivations
⭐⭐⭐⭐: Deeply developed characters whose fears, passions, and desires drive the plot.

E. Emotional and Adrenaline Payoff
⭐⭐⭐: Good blend of heart-pounding tension and emotional connection.

F. Writing Style and Pacing
⭐⭐⭐⭐⭐: Gripping writing with tight pacing that enhances both the romance and the mystery.

G. Setting & Atmosphere
⭐⭐⭐⭐⭐: Vivid setting that strengthens the suspense and emotional atmosphere.

Overall, it's an exciting and twisty read that could have been even stronger with clearer structure around the shifting viewpoints.
