This book surprised me in the best way. I thought I was getting a quiet, slow-burn small-town mystery… and then it took a dark, unexpected turn that left my jaw on the floor.
What I liked:
We follow the FMC Olivia, who’s a lonely mail carrier trying to start over in a picture-perfect neighborhood. But something’s off. Her new neighbors seem too perfect —and Olivia starts to notice things others pretend not to. A slurring mom, a little girl who’s always alone, and a husband who watches Olivia a little too closely. Then a dead body shows up… and everything unravels.
This book is layered with clues and subtle red flags, and I thought I had it figured out—until that ending completely shocked me. I genuinely didn’t see it coming!
⚠️ Heads-up: there are a few awkward spicy scenes and some use of God’s name in vain. Definitely check the trigger warnings before jumping in.
Perfect for fans of small-town secrets, murder mysteries, and psychological thrillers with an emotional edge. I’ll definitely be watching for more from Jordan Cannon!

The story follows Olivia, a mail carrier trying to rebuild her life in a seemingly idyllic town. But beneath the white fences and friendly smiles, something sinister simmers.
Her neighbors, the Berkleys, appear perfect,but Olivia notices some cracks. Tess slurs her words before noon, their daughter roams the neighborhood, and the charming husband seems a little too interested in Olivia. When a body turns up, secrets unravel fast, and Olivia’s own past might be darker than anyone suspects
I enjoyed it but the end wasn’t my favorite. The first 90% was unhinged and complete chaos and I loved it.

This is one of the best fiction box I’ve read this year! I was glued to the book and so intrigued from the very first page. The first chapter made my heart beat fast and I knew it’s going to be a good book. I couldn’t piece the story together for a while and towards the end, I guess what happened and I was correct, but nonetheless it was an amazing thriller. It kept me intrigued and I couldn’t put the book down. It’s not a typical storyline for me, so even that stood out for me from the other books I’ve read. Olivia is a mailwoman in a small town. She went to medical school, but she needs a break before continuing into her career. She cares highly about her neighbor’s daughter who doesn’t seem to get a lot of love from her parents. Olivia has a secret and as she was revealing some details from her past here and there throughout the book, I didn’t feel it was that bad. However, this is a more twisted story and everything unravels towards the end. Definitely a 5 star read!

Olivia starts a new job as a mail carrier in a picture perfect small town. She's living in a small cottage that's seen better days, but her next door neighbors are uber rich. The Berkley's are wealth, but have their own slew of secrets and problems that Olivia slowly learns as she is hired to garden for them. Slowly over time more and more secrets come out and rock this small town.
This book was tense and did keep me on the edge of my seat, but the twists and turns were insane and the end left me with a very sour taste in my mouth.
Tropes:
* Small Town
* Neighbors
* Murder Mystery
* Twists and Turns
* Wealthy Family with Secrets
2 stars

Olivia is new to town and under so much scrutiny being the new lady and new mailwoman, especially in such a small town where it’s unheard of. She befriends her neighbor and her daughter, until she realizes that her neighbors who seem so perfect are in fact not very perfect at all. Also, what happened to Olivia’s sister? Where did she go? Everything you think, is not as it seems. The plots thickens and twist in such a way that’ll have you slack jawed!

I really enjoyed the ending! I didn’t anticipate this at all and the entire read was very bingeable and fast paced!

Lots of twists and turns here. I couldn't figure this one out right away. There's a lot going on with this book that kept me reading late into the night. The characters are all unlikeable and it's hard to tell who is craziest among them. The ending was quite a surprise. I enjoyed this story and highly recommend to anyone who likes this genre. You won't be disappointed.
Thank you Net Galley for allowing me to read this ARC in exchange for my honest opinion.

First of all thank you for approving my request!
I thoroughly enjoyed this book! The authors writing style had me hooked throughout this book.
I didn't want it to end, a book I really couldn't put down.

Fast paced and full of tension I finished this book in one sitting, I couldn't put it down. I was kept guessing all the way through and the twist at the end blew my mind. I loved it

Thank you to the publisher for sending me this ARC on NetGalley!
4.25 stars! If you're in the market for a thriller guaranteed to give you constant whiplash, this would definitely be a great book for you. This thriller had the most chaotic plot lines that made me (borderline) incapable of putting this book down! I believe this is the author's debut thriller novel, and I would be very interested in reading more books by them! This book is twisty and will leave you guessing until the very end. I would definitely recommend this book for people who enjoy novels similar to those written by Lisa Jewell, Freida McFadden, or Shari Lapena.

Thank you to Netgalley and the publisher for allowing me to read this advanced copy. My first book by this author and it won't be the last! What an amazing thriller that had me turning the pages after my bedtime. What a twist!

I quite enjoyed this book, it didn’t have many twists and if like me you enjoy a good psychological thriller and have read plenty , this book will have no surprises with the ending. It’s an enjoyable read though with interesting characters

Thank you to Netgalley and the author for this ARC read!! Omg this book totally had me thinking something different each time I thought I had it figured out! Olivia is definitely very cleaver and crazy!! I never would have thought she could have mastered all that she did! Pinning the murder on Ethan and drugging Tess to finalize her plan with Gracie! I will definitely be thinking about this book all the time! A movie of this would be so good or a series!! Definitely a new favorite author if all the books are this good!!

What a great book! I really enjoyed Olivia’s character and thought the author did a great job developing the story. An easy 5*s from me!

This was a good read, but that was mainly down to the parallel of Olivia’s life and that of her neighbours.
This probably would be most suitable for those who haven’t read a lot of mystery and won’t guess everything that happens. A quick beach read though.

It was okay; it kept me intrigued until the end. How everything will conclude, I think, if you read a lot of psychological books, you will guess right away. There weren't any surprises, just too many horrible people and mental illness issues. However, I still liked some parts of the story that made you want to turn the pages just to follow how the main character planned everything and got away with it.

This was a quick read for me. A page turner for sure. Being lost in the daily routine, Olivia is so relatable to so many ways. Such a likable character that really draws you in. Then you have the Berkley's. Full of mystery, dark secrets, and manipulation, you just find yourself wanting to know more about them while not being fond of them at the same time. What secrets are the Berkley's hiding though? Filled with twists and turns, you HAVE to read this book to find out! I gave this read 5 STARS!!
Thank you NetGalley for the eArc!

My first book by Jordan Cannon, and probably not the last.
Olivia moves in next door to Tess and Ethan. Working as a mail woman, Olivia gets a good sense of her new small town. Once she begins helping Tess and Ethan with their daughter, things start to get strange.
They appeared to be the perfect family and perfect neighbors, but you don't really know what happens behind closed doors. Olivia gets tangled in the web of chaos. Can she get out before it gets worse?
So many twists and turns executed perfectly that I have to highly recommend this book!!!

Such a great book! And a quick read for me because I literally could not put it down! So many twists and turns! I was dying to get to the next page so I could read what would happen next! I don’t want to go into details and ruin the book! So you just have to read it for yourself! I will be reading more from this author!

The Perfect Neighbors by Jordan Cannon is a gripping psychological thriller that keeps readers on the edge of their seats from beginning to end.
Cannon expertly builds suspense throughout the story, layering in twists and turns that leave readers questioning the characters’ true intentions. The pacing is fast, with a well-structured plot that maintains tension, making it hard to put the book down once you start.
