This was a cute and fun read! I actually want to do a Reno on a house now after reading this lol.
After reading so many historical fiction novels, this was a pleasant surprise.

Grumpy and sunshine, enemies to lovers goodness!
Grace and Noah have some amazing chemistry, and are basically thrown together not only as neighbors, but end up working on a project.
Through a lot of misunderstandings, miscommunications, and hands down, some of the worst parental figures I’ve read in awhile, these two are able to find their footing with each other, and in their personal career aspirations.
This book is chock full of wonderful one liners and meaningful advice. Each one made me pause and reread.
This is a closed door romance, but has a lot of wonderful build up tension and banter.

Could this book BE any cuter?! (Cue Chandler Bing voice-because I know Sophie is a Friends addict like myself 🥰- but I digress).
Seriously though, I loved Noah and Grace. After being dealt a bad hand for family, Grace is slowly finding her way in life while remaining strong and independent. Noah knows what he wants and how he’s going get it, but also beginning to realize there’s more to life than making deals. These two mismatched neighbors are in it for a battle of the wills and it’s completely enjoyable to watch unfold 🥰

Oh my goodness.
I loved this book so much.
First of all, thank you for the publisher, St. Martin’s Griffin for an ARC of the book via NetGalley!
Second of all, this book was so heartwarming and it absolutely pulled on my heartstrings. I really enjoyed the story line and there were so many memorable quotes as well as just “”life advice”” that I am very fond of.
The only issue I had with the book was the texting dialogues were a bit hard to read, BUT I am assuming it will be fixed by the time the book is set to be published!

I requested to read and review this book for free from St. Martin Publishing Company. This book took place in sunny California. This book has so many emotions trars, angry, betrayal and love. This book can be read as a stand alone or can be read second. Noah had it all until he wanted to create his own path. Grace is full of life, bad times don't get her down. She keeps getting up and putting one foot in front of the other. And their friends and family that help them and tell you the way it is!! This book is for a mature reader and can be read anywhere.

Reading the description of this book, I was so excited to get my hands on it. Who doesn't love a good enemies-to-lovers trope? While I really loved the banter between our main characters in this book, it fell apart for me toward the middle. The main characters fell in love too quickly; they had the chemistry, but with this type of romance, I expected a bit more resistance.
Still a very enjoyable read!

I thought this was super cute!!
It was a little less sunshine/grump than I expected, as I found them both equally crabby haha. But I thought Grace and Noah's relationship was so sweet & I really enjoyed watching them come together. All of the side characters were extremely lovable too - even crabby old Morty.
I gave this book 4 stars on my goodreads! I'm definitely going to check out this authors other book as well.

Honestly, I DNF'd this book at 28%. It was just SO typical and boring. Cute girl with dogs tumbles literally head over heels for the hot surfer, only to discover he's her mean and grumpy neighbor. It's been done a million times, and this one is not very good. Not a fan!

Fussy neighbor indeed! More like ridiculous, hunkalicious sexy man with an insane desire to buy Grace's beloved grandparents' beach cottage. Grace and Noah battle it out in Ms. Sullivan's new novel, HOW TO LOVE YOUR NEIGHBOR.
The story stars Grace Travis, a pretty girl and interior design student, who inherits a cozy cottage from her grandparents. She loves its location by the beach and its ties to family, which means a lot to her. Only thing ruining it is the grouchy, dishy neighbor, Noah Jansen, who is harassing her about selling it. The nerve of him!
Noah, a handsome real estate developer, is making a name for himself by purchasing a fixer upper. His father is giving him grief, using his power to upset Noah. But, Noah wants to break away from his dad by striking out on his own. This is his personal project and Noah is determined to put his own stamp on the house. He just wants some extra land to put in a pool, but the obstinate pretty lady next door won't sell. He hopes he can sway her with his charm. One thing he didn't count on is his immense attraction to her. She is one beautiful lady!
When a famous magazine wants to photograph Noah's home makeover there is a stipulation. They want Grace who is an interior designer to work with him on the project. How is he going to get Grace to work with him, when they are constantly bickering? Is this a deal breaker or will they find themselves falling hard for each other?
HOW TO LOVE YOUR NEIGHBOR is a humorous, addictive romantic comedy that has sass, suspense and chemistry. Grace is a talented designer with flair. She moves into a lovely cottage next door to a pushy, arrogant man who secretly makes her heart flutter. Noah is fixing up his house and intends to buy Grace's place so he can expand. Thus, a battle of the sexes with passionate romance is thrown in. Ms. Sullivan's story has it all, subplots, quirky characters, love and a few surprises along the way. I loved the blooming romance between Noah and Grace, which didn't come easy. There are many road blocks and hiccups along the way, especially with family members. All in all, I loved the story! HOW TO LOVE YOUR NEIGHBOR is a rambunctious romp, but tootin' fun!

I am rather fond of this book and it is definitely one I would recommend to my friends! It gives me “Beach Read” vibes in the best kind of way!
These are some of my favorite types of stories, with the neighbor situation but also being very focused on the environment and where they’re living as well, like in “It Happened One Summer” as well.
I really loved seeing the progress between the characters, especially in relation to Tammy. I see absolutely no cons in this book it was great!

Enjoyable and sweet but not very memorable for me personally! It was an interesting concept but I wasn't as much of a fan. It felt a bit choppy and didn't flow well, but it was still a light and easy read!
Thank you to NetGalley and St. Martin's Press for an advance copy of this book in exchange for an honest review!

This romantic comedy story captured my attention from the very beginning with the good storyline and wonderfully created characters which made this book a very enjoyable read!

Absolutely loved this book.
I requested this book without realizing that it was a sequel to Ten Rules for Faking It--which to be honest, I couldn't get into. When the book arrived, I almost didn't read it but I'm SO GLAD I did. The characters are engaging, and I love their interactions. Grace sucked me in from page 1.
I might even go back and give the first book another shot, because I loved this one so much. Definitely a great entry point to the series.

What a fun book to read…. Grace and Noah each have their own reasons for wanting to be left alone… there is so much chemistry there and there is such a fine line between live and hate!
I Absolutely enjoyed this book and I look forward to reading more by this author!

This is definitely a fluffy, cute romance. It reminds me a bit of an early 2000s rom-com with it's cast of sweet and sassy characters. Gracie and Noah start out as enemies-to-lovers who definitely flirt every chance they get (don't we all flirt with our grumpy next-door neighbor?). They soon morph into this tense will-they-won't-they employee/employer friendship and finally they take the plunge into a romantic relationship.
The biggest issue that I had was the drama in this book (mainly the hero and heroine's relationship with their terrible parents) didn't really get resolved. Noah's relationship and tension with his dad never got mentioned again after the potential lawsuit was brought up. What did get resolved between Gracie and her mom was very rushed and tacked on at the end. There wasn't much time for growth from those experiences for our main characters. The scenes with Gracie's mother just felt silly and overdone at times. It added unnecessary drama when there was already plenty of other things to work through. 'At times it was a bit predictable, but it's still a fun weekend read if you are looking for a romantic distraction from reality!
Thanks to Netgalley and the publisher for allowing me to read an e-ARC. Thoughts and opinions are my own.

3.5 stars
This was a cute, fun read and I enjoyed it! I am a big fan of enemies to lovers and really enjoyed the home improvement side of this story. I was also interested in Grace's family history and struggles and enjoyed that aspect of the story. I really appreciated the low angst and light hearted nature of the book. I found that I had a little bit of a hard time feeling the chemistry between the main characters, but it was still a fun and sweet. book to read!

This is such a sweet romance. I really enjoyed reading it and getting to know the characters as the story progressed. It was well written and rolled along really nicely. I enjoyed the storyline and although it was a little predictable and I felt the ending fizzled out a little, that didn't detract from my enjoyment of the book as a whole.
Grace is an aspiring interior designer who is just moving into the house she has inherited from her grandparents. Noah is just moving into the house next door and has plans to get his hands on Grace's property. Things don't work out quite how either of them intended. I loved Grace and the way her character developed at the same time her relationship with her new neighbour did. She really grew as did Noah. I liked her a lot and her friends too. Noah was lovely, he needed a shake occasionally but to be honest they both did really. It all made for an interesting read though.
This book is a really good read and one I would recommend. I loved the house design side of the story too. Although they managed to do a hell of a lot in a very short period of time; I don't know anyone who can paint a room, add the furniture and decorations all in the space of a few hours. It may have been a little unrealistic at times but a fun read nonetheless.

Interior design student, Grace, decides she finally wants to move into the house her grandparents left her. She is determined to make the space her own and find a connection to the family she never met. However, her handsome millionaire neighbor, Noah, wants to buy her house so he can put in a pool. The two are at odds for a few weeks, until Noah finally relents. He tells her that he wants her to help him renovate his home and then he will stop asking to buy her house. While working together, the two find out that they have a lot more in common than they thought.
This was an adorable sunshine meets grump/ enemies to lovers romance. I expected them to stay enemies for longer, but I actually enjoyed how quickly they became friends. Sometimes I find enemies to lovers books exhausting with all that hate. This book was such a breath of fresh air! I loved the design aspects and the imagery was incredible. It had me wishing I could live in a house by the beach! I really liked both Grace and Noah’s characters. They were very unproblematic and great communicators, which is rare for most couples in contemporary romances. I thoroughly enjoyed this novel and recommend it to anyone who loves a quick, sweet love story!

Thank you NetGalley for an advanced copy of HOW TO LOVE YOUR NEIGHBOR by Sophie Sullivan. Honestly, this book was not for me at all. I only got through it by super-skimming the whole second half. Basically, I didn't feel any chemistry between the two romantic leads at all so in a romance, that killed the whole book for me. I didn't necessarily hate the writing in general—I actually liked the female lead all by herself, and I thought her background and family story was interesting, but that was a pretty small portion of the book. I found the male lead annoying and wasn't very convinced of his ability to change or be someone who was good for the female lead. I know the whole billionaire romance craze means there are plenty of people out there who will feel differently, but this romance just didn't do it for me.

This one was a fun romance but it dragged a bit in the middle. I’d still highly recommend it though.
